      -New roof installed 2020 -During installation, representative said we don't need to replace the ice Melter strip in valley of roof above garage because they would install adequate ice and water shield -Winter arrived, Feb ************************************************************************************************************************************ several spots of garage ceiling -Jan and Feb 2021, called talked with contractor and said it would be taken care of -emailed video and photo of dripping water and ice dam -didn't hear back from representative after that -via phone, notified manager said they would do something -this spring, the brick veneer on that garage in that same spot begin to peel and fall off of the garage -With the previous roof the brick was in great shape -May 2023 we paid another contractor to remove all brick and replace with vinyl siding $20,000 -May 2023 filled out website form on contractors website didn't hear back -May and June 2023, sent emails to owner, and customer service, didn't hear back Garage still needs repair, and problem is not solved.

      As per our contract we do not guarantee against ice dams. Ice dams are considered a act of God and need maintenence at times depending on how big the get and areas affected.

      Simply roofing a house does not prevent ice dams and a heat tape does not stop ice dams from forming. Channels can be made by tapes but will also incase in ice as the tapes only 

      have a warm feel to them and are not hot if you will. The issue of bricks coming off a wall is not something that happens with only one year of leak and given the pictures a small one at that.

      This issue has probably been happening from time to time over years and finally given way. 

      Heat tape may help at times but by no means with the size of ice in picture would remedy this problem . Regular maintenece of snow removal from this area is probably needed depending on weather conditions.

      My shingle were replaced, old ones stripped off and new ones put on, let November 2021. It was cold and winter set in. In the spring I noticed damage that was done to the siding and soffit areas. I took pictures and sent them to my salesman. After several attempts to contact him we finally made contact and a repair crew came to my house. I believe this was in April or May of 2022 (West Michigan roofing has it on there books that the repair was completed that day), however, no repairs were done and the crew said that the repairs needed specially cut parts and they would have to come back. No one has returned and I called the office and talked directly with **** ************ on Oct 27 he was able to see the pictures of the damage I sent, must be in my file. He was going to talk to the team at their scheduling meeting and find out why this hasn't been fixed yet. I have called him back several times only to get the company voice mail and I have left a message every time but have received no response.

      Better Business Bureau:

      I have reviewed the response made by the business in reference to complaint ID ********, and find that this resolution is satisfactory to me.

      However, the resolution is just talk until it is actually fixed!  

      BBB, you should offer another acceptance category for the consumer other than accept or reject.

      From the beginning the company was hard to work with. Company Installed a Roof last December and told us they needed to come back in Spring of 2022 to do some work that needed warmer weather. We called in Spring of 2022, said they would come back and do some of the work. My husband then informed me of more work and they will not return our calls. We have paid In full for this work And want it completed.
