Additional Information for Guaranteed Apartment Approval

On August 29, 2023, BBB requested background information, including ownership and the company's physical location. Requests were sent by mail and to [email protected]. To date, the company has failed to fully respond to BBB requests.

Mail to the following addresses was undeliverable: 900 Wilshire Dr. #202 Troy, MI 48084 and 13854 Lakeside Circle #402 Sterling Heights, MI 48313. Both addresses are virtual office spaces.  The business' response included an incomplete address, also a virtual office space: 41000 Woodward Ave Troy, MI 48084.

According to information in BBB files and the company's website, consumers will pay a $100 pre-qualification fee, and $559 up-front processing fee to apply for assistance in securing a rental property. In addition to rent and security deposit paid to the rental property manager, consumers pay a non-refundable deposit equal to one month rent, and monthly fees that may include $200 risk insurance, $10 cashier's check, $35 USPS overnight shipping (to send check to property manager), $150 monthly service fee, and/or $150 monthly administration fee, and $1,000-$1,500 yearly lease renewal fee.

Monthly fees and rent are paid to Guaranteed Apartment Approval/Corporate Solutions. It's unclear whether consumers receive a lease in their own name as they are instructed not to contact the property manager without permission from Alanda Smith.

Consumers with outstanding concerns are encouraged to file a complaint for BBB records and may also wish to contact your state's Attorney General.
