I have many reasons for my negative feelings about Gaughan Companies. The reoccuring one is that Gaughan Companies is irresponsible with their spending and budgeting for CAM charges. Year after year they are nowhere near where the budgeted expenses were. The worst part is that there is no accountability. I can use the same vendors and spend half as much money. An employee once disclosed to me that this is an old boys club that just hires their friends and makes sure the invoices are on the high end so that their "property management" fee percentage is a lot of money. For 2023 they were 11% over budget, but still were able to take their 10% property management fees. No accountability, no consequences, no care about their tenants budgets. I am counting down to the end of our lease. I will never consider using Gaughan Companies ever again and regret not walking away when the red flags started- before our lease began and the shady broker (that no longer works for them) that promised things and when we asked for delivery we were told that verbal agreements are not honored. Overall I say please hear my warning... there are many great landlords/property management teams out there. I work with 3 others, who keep their budgets and honorable with their words.
