This is a horrible title company. My experience is part of a residential construction loan. We would turn in paid receipts with lien waivers. They would repeatedly lose lien waivers. They would not mail checks out in a timely manner. The last check mailed out bounced. It is difficult to get a hold of anyone. Everything is done through emails. Very unprofessional.

However,the experience *********************** referenced in the filed complaint was not with Resolutions Title Inc. All construction loan/funds are managed and disbursed by Disbursing Resolutions, L.L.C.  While Resolutions Title Inc. and Disbursing Resolutions, LLC work in sync together, they are separate companies,with distinct responsibilities and services.  For these reasons, we are requesting his published review on BBB is removed immediately as Resolutions Title Inc. had no association with his filing.

As required by the terms within the construction projects construction disbursing agreement, specific documentation (as in paid receipts, lien waivers, and invoices) is required to be provided to us for each disbursement.  *************** provided this documentation electronically, which is common, however the emails he sent were identified as a potential security threats ********* Exchange Server (these can be due to attachment size, number of attachments,senders IP address, or senders MX records history).  His emails were flagged and held in the servers quarantine vault, which they remained until we authorized for release.  When this happens, ********* does not notify us.  Often, it is not until we receive a phone call from a client asking if we received their email, that we determine the senders emails have been in the quarantine vault.  The documentation that **************** references in his complaint stating that documents were lost, is not a true statement.  His documentation was never lost and we are in receipt of any documentation that he has provided.

Additionally,his claim that a check bounced is another claim that is not true.  The check that we issued was issued on the account that we were using at the inception of ****************** project.  During his construction project this bank account was closed due to fraud.  One of the checks that was issued on this account for another project, was stolen from the recipients mailbox and fraudulently washed and changed to reflect a different payee.  We identified this issue and worked with the bank to close the account and move all projects funds to a new account.  We worked closely with the bank to make sure that any checks that had been issued on the closed account were cleared by transferring funds from the new account to cover. Unfortunately, the check that **************** is referring to as bounced, did not clear and was rejected because the account was closed.  This was an oversight by the bank and us.  We were diligent to try to eliminate this from happening.  It was unfortunate that it did.  Once we were made aware by **************** that the check was returned, we explained why and promptly notified all parties involved.   A new check on the new account was immediately issued to subcontractor and reimbursed for all associated bank fees.

All disbursement checks have always been sent out the same day as receipt of all funds and required supporting evidence/documentation, in accordance and agreed to within the terms of the construction disbursing agreement, and executed by *********************** on June 22,2023.
