      I reach out to Kensington Square apartment via online to complete an application and then I called them to verify what documents is needed and requirements. The inform me that they need last 3 paycheck stubs and one must be on the job for the last 6 months. I ask what if someone was self employed and have verifiable income before starting working. ***** ask what my current position and I inform that I work at a brokerage firm and she stated that if I am in real-estate, which is not its a Brokerage Firm dealing with the Stock Market, she stated that the self employment needs to match the current job, which don't make any sense. I then stated that we might as well cancel the application because if you all don't take into considerate that people are self employed or do rideshare where it brings in an extra 2000-4000 a month on top of Full time pay of 3500 a month. Everyone don't work full time jobs and still have great credit. I really do think she misunderstand what the overall company is looking for when it come income because her explanation didn't make sense and then she disconnect the call because she didn't like that fact I said I will dispute it since we never actually started the application process because you need additional documents. And I didn't like that fact that when I went on Apartment.com and sent a message that you all sign me up with an online account without my permission. I had to do a password reset and I never set up an account with you all or communicated with you all in the past about an apartment. I am request fee refund and call from corporate. What was explain to me over the phone I believe it should be also on your website going into detail what is needed to rent. I brought a 2022 car back in 2022 being self employed and they took my ride share information as verified income because I was bringing in 6000 a month doing rider share so I think you all need to update your income policy. Its 2024, everyone income is not a full time job.

      From day one people would always come into my unit (family and friends) and say it always smelled like gas. I never noticed because i worked from home so i was always here. One weekend my mom stayed to house sit and she called the fire department because she said it just smelled like gas. They came out and brought Spire. ***** gave me a tag telling my apartment my furnace was leaking and not holding pressure and overall just needed to be changed out. Well they didnt they came and changed some parts. This was in July. They changed the parts recently at the end of September when it started to get cold. Since then Ive had spire out to my house 3 time as well as the fire department because the furnace continues to go out and produce a smell of a fire. The complex just refuses to change the furnace! Im writing this review just for my own evidence. My home is unsafe! I am a single mother and i have two small children in my home. I work two jobs. Ive come home late nights after working both jobs with my kids and my house is 69 degrees because the furnace wont stay lit. When i call the emergency line no one shows up. So my kids and I are stuck to stay in a cold house and I have to turn my oven on and buy space heaters to stay warm. Theyd rather keep me in a dangerous situation than to just change the furnace! Spire already informed me the furnace was almost 100 years old. As well as the fire department! If anything happens to my kids and I Im sure itll be a result of something with this furnace! Theyve stopped answering my calls and have not came to fix my heat at all and will not responde to emergency calls at night when it gets extremely cold either. So Im basically just without heat! Please help!

      May 31 2023, roofers hired by leasing company caused cracks and nail holes in my ceiling from the loud banging they did; that has yet to be fixed as well as one of the roofers foot came through my ceiling causing a huge hole and head and neck injury to me. I was working at my desk from home when he came through the ceiling. I had to go to the hospital by ambulance and was proscribed pain meds and muscle relaxers for the swelling I experienced the following days. My head and neck still hurt on and off and I no longer feel safe in my home. I moved out into what was suppose to me into this renovated unit a month ago and there are several other issues I have already had the apartment including dips and cracks in my flooring and I recently just had a water leak from my my brand new kitchen sink that they took their time to fix as well. Not to mention the horrible condition of the building and the disgusting basement that is clearly unkept. I have asked for compensation in my password, my for the items that were damaged from the roof falling as well as the items that were thrown away by some of the roofing staff and to be relocated as it is me and my 5 yr old child that live in this apartment and neither company has yet to accommodate me. This incident has completely disrupted my life and has robbed me of my piece of mind. I have nightmares of the roof falling down on me and and I also run a business that has been disrupted as well. I also was forced to miss work for the rest of the day following the accident and the day after for the hole to at least be patched but not fixed. I paid a lot of money to rent and move into this renovated unit and I would like someone to rectify this. I would also like to add that I asked other renters in the top floor if they had any issue with their ceiling after the roofers left and they said no. Im the only one with cracks and holes in my ceiling which they tried to say was normal and it absolutely is not. I pay $1085 a month for this

      This complex does not like to fulfill maintenance requests. Instead, they like to give you the running around about why something may not be working instead of fixing the problem. I have complained about the A/C unit being over 10 degrees in my apartment for the last month and half and all they do in response is send someone to check the vents and that is it. If an issue is being submitted with documentation more than four times then it is an issue that needs replacing. Also, I moved into this complex in 11/29/22 and they closed my gas account without my knowledge and preceded to pay the bill "for me" until June 2022 when I received a call from the leasing office about the bill not being in my name. I provided the complex with my utility account information prior to moving in because that was a part of the process. Every time I asked them whose name was it on the account, they would ignore that question and just stated I would have to pay them back. However, I was receiving my own bill and paying it myself and have the receipts to proof. This complex obviously made a mistake and wants me to pay for it.

      To whom it may concern,

      I received a letter from the BBB regarding a current tenant ****** ***** residing at ****** ********* ****.  Ms. ***** reported issues with her AC which have been addressed in a timely manner.

      Maintenance

      6/23 reported an AC issue, maintenance came out the same day and her AC was reaching the set temperature.

      7/12 reported an AC issue. Maintenance responding withing 24 hours, AC was set at 70 and reading 70., pressure checked, and temp was good.

      7/20 reported an AC issue reaching temp however tenant felt as if low blowing pressure (100 degree+ week/day), Maintenance responded changed filter 7/20, changed condensing unit and furnace 7/21/2022.

      Other Issue- gas company

       

      6/22 Tenant provided us with a verification number for Spire gas upon moving into her unit 11/30/2021. We began receiving Spire invoices for this unit even after the tenant had moved into the apartment, we reached out to Ms. ***** regarding this matter. Ms. ***** stated that she had been also paying an invoice for Spire. We asked Ms. ***** to provide the proof of the payments to Spire, so we could then reach out to Spire to counter claim the charges.

      6/24 Ms. ***** reached out to Spire and was told her account was opened on 11/29/22 and then closed on 12/2, unknown to the office. We did explain that Ms. ***** is responsible for her utility charges and did offer to work with her regarding repayment.
