We hired Mr *********************** ************************************************************************, to replace some wooden railings and picket fencing, *********************, the Project Manager, gave us an original estimate of $1500-1700. We later requested that he also include the staining and sealing which he estimated would cost about $500 extra. When the project was completed we received a **** for $3500! When we protested, **************** submitted a second **** for $2400 but the **** did not list specific charges for labor and materials. I requested a cost breakdown and found vast discrepancies between his figures and mine. I priced all the materials needed on the Lowes website and came up with a cost of $507 - thats $388 less than **************** final figure of $895. ****************** stated that his figure was higher because, As most contractors do, all of our materials are marked up a certain percentage to cover franchise fees **************** listed labor costs at $1416 and explained that Our hourly rate is $108/hr and there is a built in charge of $60 for very day, but never explained what the additional $60 per day was for. We thought that a rate of $108 per hour for unskilled labor was extremely high especially since we had another contractor who did similar work in another area charged an hourly rate of $50. We eventually settled on a final price of $2400 on the project. We can only surmise that either **************** lacks the expertise to develop a realistic job estimate or was lowballing the project from the beginning. I would not recommend hiring Mr. ********************** for any project!

We are sorry that you are not pleased with the services provided. Our hourly rate is based on the skill level of our technician and not on the job they are performing at any given time. Upon researching this particular job, it was determined the only additional charge was for material that was not included in the initial estimate ($1,775) due to the customer requesting other repairs that was not in the original estimate scope. No additional labor was charged to the customer even though the customer demanded that the staining be completed in a manner that is not within the normal requirement to stain an exterior fence product.
