This company refuses to do any repairs to the property. It's been nothing but lies and people avoiding responsibility. I was told that someone else was the owner of my property, when in fact the property has been bought under their llc. Just received notice that the property will be being sold. I've made complaints with the city and the home has failed inspection as well as being found not to be lead safe. Still nothing. I get the run around or just bold faced lies. Nothing about this situation is being handled professionally. At this point I don't even feel like they see me as a human. It's been 3 months!!

      Timeline of Tenant Interaction

March 2022 - Tenant walked property with employee from Propervest prior to move-in. Miss ****** expressed complete satisfaction and excitement about the home. We submitted to ******** City Hall for occupancy inspection, which we received passed interior and exterior inspection.

      Tenant moved in.

Immediately upon move-in, behind Propervest's back, the tenant illegally requested the city to come back out to complete another inspection. Tenant has connections with other municipality inspectors and officials, so the inspector for the city of Pine Lawn, as well as ******** completed an inspection, and gave us a new inspection list to complete within 30 days unless face condemnation. Tenants cannot submit inspection requests, pay inspection fees, etc. This is only allowed by the owner or authorized agent per every municipality's rules.

Propervest was presented with inspection list, we hired a contractor to start this work. The tenant began to miss scheduled appointments, not answer phone calls, deny speaking to anyone about any of her concerns, etc. Tenant received rent credit for the trouble with the inspection despite the fact it was not a fault on Propervest.

Contractors could no longer get inside, tenant denied them entry, said she did not want to have certain contractors in her home. April- The tenant then provided Propervest with a led report from the EPH stating that there are too many led issues to report each individual one, and began to claim that her child had severe led poisoning from the home despite only being there for one month- if that. Correspondence regarding this is in the PDF file.

Beginning of May- Propervest posted the notice on tenant's door explaining the concerns, best way to go about making sure the tenant and family are out of immediate danger, offering full money paid back. The tenant later on the phone with a rep from a different company stated she could have taken the notice down and pretended she never saw it.

Tenant continued to claim that we were not doing anything at all for her, ignoring her, etc. and went on to claim that the alleged led posioning had caused Miss ****** to have a miscarriage. The concern surrounding these claims has been expressed in every way possible- the tenant has been offered ALL money back, out of her lease, etc as long as she was out by May 31st. Tenant continued to refuse to leave the home.

End of May, tenant began to submit copious amounts of maintenance tickets with claims that did not make much sense such as an exploding furnace, all carbon monoxide alarms going off, etc, and still refused to leave the home.

June 10th- Tenant stated central air went out. We sent a contractor out with window A/C's so that they would have a temporary fix until we were able to get an HVAC tech out to fix the central air. She denied the window units.

Rest of June- we received no correspondence from tenant regarding when she would be out of the house.

To this point, the tenant has paid no rent, refuses to work with contractors, refuses to work with maintenance, refuses to speak to staff respectfully, refuses to leave the home that is allegedly un-liveable.

The tenant has been told multiple times that she absolutely needs to leave the house with her family if she is going to claim there is led causing her family health issues, carbon monoxide issues, AC issues, furnace issues. She has been told multiple times that we cannot remove the led that is allegedly causing problems while there is a family in the home. The scope of work she requested to be done at the time of the 2nd inspection- we freely agreed to complete- despite the inconvenience it would cause contractors as well as the tenant's family to complete the work while they were living there. When the tenant denied contractors entry, she denied that she ever saw them.

This tenant has been causing multiple issues for Propervest and staff since she moved in, and since we cannot get in the house to do the work, we cannot do the work she is wanting regarding the led while they are living there, she is not paying rent, she is not being cooperative. We are now filing for rent and possession, and will be following the eviction process from here.

I have had issues with Propervest Management Company after renting with them and posted a review here; however, I noticed that you have them listed as NOT accredited. They have a sign up stating they are BBB accredited in their office and that is part of the reason we had gotten the rental with them. They are fraudulent in their actions and your bureau is being falsely represented by them. With Covid they have had their office closed so this is based off of right before they closed.
