While you did not leave a name so I cannot pull your file directly. But Ill address these the best I can without there being any specific things for us to try to correct for you.
To say the new management company is not doing a good job or doesnt care is silly. When we took over less than 1 year ago, there was 135 open work orders behind. We are down to 14 open work orders with 2-3 day average repair time. That will continue to drop as we work the issues out that the last management company neglected. There has been 56 of the 180 apartments remodeled in the last 11 months, and I am confident the maintenance is not talking about how bad the company is. That doesnt even have any real basis for a response.
For the last 20 years the property has been a low income tax credit property. Requiring 70% of the tenants to be low income. Since we have taken over it was removed from the low income tax credit program and has started the 3 year move to market rents. This has lowered the amount of low income tenants to less than 50% in the first year. We cannot legally kick everyone out and do not intend to. But to expect us to be able to kick people out overnight is not reasonable.
Once we receive written complaints in tenants we send out written 30 day warnings, if the tenants continue causing issues and we get another written complaint we can begin the eviction process which can take up to 70 days depending on the court system. While we would love to be able to kick people out overnight, that isnt how the law is setup.
it took the last owner 20 years to run it down, it will take us more than 1 year to fix it all back up.

After the first response it showed us the tenant email so we were able to pull up the account. ****** has only submitted one written complaint and the complaint was handled with by written notice to defending tenant. No other written complaints were submitted after defendant received notice to quit.
***** is upset because of move out charges for having to send a cleaning company to clean the apartment. Understandable for him to be upset, but it is our job to pass those charges into the tenant as we give them a move out checklist to ensure they leave it ready for the next tenant to move in.
