This apartment complex has been this center of all my hard ships this past year, When moving in I was told rent was 875 even had a flyer saying that but when I went to sign I was told about a 50 dollar non optional cable fee added to the rent. The biggest concern is how much I pay for my electric bill the windows are so bad on the unit that my ac can’t keep up with cooling the apartment when I called the complex they sent someone out and he said “yeah these windows are bad that’s just how it is” when it would hit 89 or higher in my apartment this past summer making my ac bill skyrocket. The roads in the complex are so bad I’ve lost two tires to my car and have severe damage to my rims one foot deep pot hole lies in my parking space Other then that they have not been helpful when it came to the pandemic I fell behind badly on rent and used the ***** program to help get rent paid during that time they sent me to court I had the passed due rent paid and months forward paid off with the ***** money yet now I am finding out that I have a eviction on my record from this apartment Ruining my chances at finding a new home in October. My girlfriend has shown me emails that the landlord **** has sent out containing our names and addresses showing we were using ****** along with other people living here it’s a huge volition and embarrassment to us and the others about our hard ships we never had issues paying rent (which was more monthly and bigger square footage) at our last place always on time and never had crazy bills We have gone through enough stress from this complex we don’t know what to do anymore

Cedar Lakes sincerely apologizes that this resident is going through a hardship.  We do our best to accommodate our residents within the parameters of the lease agreement while still maintaining great customer service.

To address some of the mentioned concerns in the complaint.  Attached is a copy of the ******** ******* filing where the case was dismissed by Parties.  There would be nothing to remove from their credit, they may want to contact the courts to see about removing from the court records.  But our case with this resident has been dismissed.

This resident moved in on October 29, 2021, with 2 people on this lease agreement that are responsible.  They did apply for ***** program to help with the rent.  We accepted this program until March of 2022.  We did send out a notice in April to this resident letting them know that we did not accept the ***** program any longer.  And that they would be responsible for paying the rent and fees.  If the rent is not paid in full by the 20th of the month their account would be subject to legal filings.  See attached.

It was mentioned about the air conditioning was not working well.  I pulled a work order report for this unit and there is only one work order for this resident’s home.  The work order was for their washer/dryer hooked up and that was resolved. We also do follow up calls on all work orders to make sure that the issues are resolved, and we have not heard from this resident.

They requested that they be let out of the lease agreement, attached is a copy of the non-renew letter sent to this resident.  We are exercising our right to non-renew this lease agreement due to payment history.  They are expected to move out on 10/28/2022.

I am not sure what there is to resolve.  If there is something further they would like to discuss we can set an appointment to discuss further.

We have heard this resident and understand their frustration. At this time we have had work done on the lawn (please see photos attached) and that further work is being done on the area around the retain wall which will be promptly followed by the rest of the lawn work with professional assistance we have booked.

The Property Manager and Assistant Property Manager brought their personal weed eaters today and handle the area the best they could.  See attached photos.
