      I have contacted this company to many times to count. Through opening tickets and communication through emails and it's been months on certain issues and over a year on other issues. I am seeking the company be audited to see how horrible they are to their tenants. I want to stop these slumlords from hurting other people.

      We show no open work orders for the tenant, Last work order was February 2024 that was a screen door. The tenant stated it's hard to close. Attached work orders.

      So I opened the screened door request in Feburary and STILL has not been completed. I have no screen door on this property. Your maintenance guy has came and taken it off and never replaced it since FEBURARY. I have called and emailed multiple times on this and no corrective action has been taken to repair the door. Also, the carpet patching that your joke of a maintenance guy did lasted about a week until it all came back up.

      I rented a home in ********, *** ***** in April of 2019 and lived in the home for approximately 4 years moved out May 31st of 2023 when my lease was up. The house was past along by multiple landlords/property management companies while I lived there ultimately there came a point when they wanted to sale the house while I was living there so they invaded me with many people coming in and out to take pictures and it finally sold and CJ Real Estate took over management. When this company took over they didn't do any work for me but knew I wanted to move due to the crime in the area and they pleaded with me to stay knowing I was a good tenant and kept the place up. I moved out and sent pictures of a cleaned house that is listed online for sale in the shape I left it in which I stay up two days cleaning and removing my items and even clean the yard front and back but they refused to return my security deposit of $750, they came up with bogus charges stated I had to pay for blinds which I bought when I moved in because the blinds were old when I moved then they wanted me to pay for the walls to be prepared for painting when it was wear and tear because the walls were never painted when I moved in and the pictures on the listed real estates sites show they didn't paint, I cleaned the property but they claimed they had to pay, I have the photos of the day I moved out and sent the pictures but they still didn't want to return my deposit. I want a return of my security deposit because I kept that house very nice and it is not right to take advantage of good people that does not destroy property but treat it as their own. There are a lot of people that destroy rental homes but I did my very best to upkeep this property and if I was a bad tenant they wouldn't have pleaded for me to stay but in return got mad that I moved and didn't want to return my money, my rent was paid every month and I was no problem so please return my money you owe me. Also people beware of this company

      We show the tenant rented the property located at ****************************************** from 07/01/2022 to 05/31/2024. We took over as the management company 07/19/2022. The tenant had a lease with ****** Realty that we honored at the time of take over. Per the lease the owners and or property manager are allowed to show the property with notice, however we did not show this property during any sale while managing it, ****** may have but that is not our company. All parties including housing signed a termination notice for 05/31/2023. Tenant vacated and we did do an inspection, Attached is the damages to the unit as well as the breakdown of the charges. The tenant had damages to the property. We also went off the lease agreement. We will not be issuing a refund. Balance owed is still $80.41.

      I am rejecting this response because:

      I disagree with the response because I moved in the property 04/01/2019 and lived in the property for over 4 years which in that time frame there will be wear and tare, I never tore up or damaged anything in the home on *********************************************** also I want to add my house was never painted while I lived there and I have many witnesses to prove that I kept that house in amazing shape, clean and in good living conditions. This company is trying to hold my deposit with bogus charges they created to not refund my deposit, I will find my initial lease and upload it to prove their statement is wrong about my time living in the home. I demand my deposit and do not owe any balances. I was on a housing program and my lease ended and I decided to not renew my lease due to the crime in the area and the harassing treatment I received from CJ Realty when they didn't receive payments on time from the housing program which is a HUD program they sent emails and text constantly stating rent was due and I paid them every month online the portion I was set to pay. I want my deposit so that I can move on with my life, please return my $750.00

      As we stated the tenant had fees that were due and we are unable to return the deposit, We did an adjustment on the final statement already due to us taking over, If the tenants feels it was not painted or blinds were broken, or any damages were there prior to our take over they can reach out to that previous management company and address this with them. We are unable to return any funds further.

      June 2 we began receiving emails reminding us that our lease was expiring 8/31 and to fill out the paperwork to renew it. We started that process when on July 12th we received a notice taped to our front door that we would not be renewed and had until the end of August to vacate. State law requires a 60 day notice from either party on an annual lease, which they failed to provide. Because of this, we were forced to immediately find somewhere new to live, pay a deposit, and uproot our lives and our three children right before school starts.

      We placed a issue of non renewal for the lease that expired 8/31/2022 in July once we received notification from the homeowner. Notice was given to vacate by 8/31/2022. Tenant notified us that they vacated the home early and was ready for move out inspection on 8/17/2022

      Dear Dispute Resolution Department,

      I have attached here for you email correspondences with *** ***** from 08/04/2022 to 08/08/2022.  She claims and states she has spoken to an Attorney who states we are required to give a 60 day notice.  We have verified with our Attorney that only a 30 day notice compromising one complete calendar month is required when presenting a non-renewal of lease agreement to the tenant.   She has yet to give me her Attorneys contact information that she claims she got this information from.  We gave notice to the tenant 07/11/2022 and gave till 08/31/2022 to vacate.  *** ***** chose to vacate 08/17/2022 which was prior to 08/31/2022.  *** ***** lease agreement states she is responsible for rent through the ending date of the lease which is 08/31/2022.  We will discuss with the owner if they will agree to prorate the rent till the 17th when possession was returned early.  When an answer is received, I will contact *** ***** directly.  We also ask that *** ***** provide a forwarding address so that we may send a final account statement no later than 09/17/2022.
