I first contacted **** ****** about completing a septic inspection last week (May 10th) by phone. He was generally arrogant and was not listening to my concerns about prolific vegetation over the lateral field that my wife and I were considering for purchase. He insisted I didn't need to be there when they completed the septic tank and lateral field inspection. I insisted there would be no inspection completed without me being present. He insisted they only work Monday-Thursday and he was only available Monday to complete the inspection. So I reminded him again I would be out of town Monday but would be available Wednesday or Thursday. He insisted he could only perform the inspection on Monday when I was out of town. The next morning, **** emailed to my wife that he was scheduled to perform the inspection the following Monday morning. So I emailed **** ****** explaining as I had communicated verbally, texted and now followed by email, he would not be paid for any inspection completed in my absence and that we had not been hired to perform any inspection because he was only available to complete the inspection when we were not in town to meet him. Via email response he agreed and suggested he removed us from his schedule. This morning (May 19th 2022), **** ****** sends my wife an invoice for payment ($378.60) that suggests the septic inspection went well and was in "satisfactory" working order. This contradicts the septic inspectors report from Wednesdays inspection that explained the lateral fields must be replaced. The septic was backing up with just 75 gallons of water run through the system and the state requirement is at least 200 gallons to complete the test. With the amount of nearby vegetation and large trees, its possible the septic tank may also require replacement. I have no evidence **** ****** even showed up to perform an inspection after being told he would not be paid for any inspection in my absence. Its clear to me his business is a fraud and a scam.

      Dear BBB,
For the most part, this was basically a misunderstanding. I had been dealing with ****** **** (***********************) and didn't connect BMG Inc,************************* as the other person buying the home. We sent the note stating we would show up on the inspection for Monday 16th, but didn't see the cancellation note until they pointed out they wouldn't pay the invoice. We had already voided the invoice before filing the complaint with the BBB. We had also called ***** ****** (Agent with ***** *******) upon arrival at the site to determine how long the home had been vacant. The septic tank had zero scum and no furniture inside the home and the lawn was over foot tall. (clear indications the home was vacant a long time)
Under the State of Missouri septic inspection rules, if a home is vacant more than 60 days, you can't perform a load test on the drain field. From the attached complaint from the BBB it's very obvious whom ever they hired to perform the septic inspection on there behalf doesn't have a license or at least doesn't follow the State rules for septic inspection process.
As far as the comment, "No evidence even showed up to perform an inspection & His business is a fraud and a scam" is completely a lie and all the attached evidence, makes it obvious we showed up and performed the inspection.
When I voided the invoice and made the comment "We don't do Crazy", I stand on that note. Sending a BBB complaint out after the invoice and report was voided.... is simply Crazy...
I have done little over 12,500 of these inspections in the past, I have installed little over 13,000 septic systems over the past 30 plus years, I have invented 2 distribution systems for septic system (used nation wide) and recently co-invented a septic treatment plant that is currently sold in 17 States, including Missouri. Basically, poop is my entire life. They are basing the opinion of the septic system on an inspector that most likely has never installed a septic system and been to a 3 day class to get his license. Good luck with that.

      Customer response

      Complaint: ********

I am rejecting this response because:

My initial complaint with the BBB clearly stated, we (the customer - **** & ****** ****) did not want any further contact with **** ****** or his business Onsite Inspections because the facts are self-evident. I also just verified **** ****** did not respond to the BBB complaint directly so this complaint for all future customers can be read and understand what type of lying fraudster business **** ****** runs.
Below is the email that indicates **** ****** threatened a mechanics lien on a property we don't even own after we provided several messages explaining the week before the inspection his business would not be paid for the inspection if they performed the inspection on Monday in my absence. This was followed by more lies that can easily be discredited and verified by checking the date and time stamps from each of his email response headers (via email and text message) included in my initial BBB complaint sent the morning we received the fraudulent invoice. An attorney or someone at the BBB needs to explain to **** ****** and all Onsite Inspections staff what "no further contact" means. In case he misunderstands, no further contact means no further harassing phone calls, emails, text messages, visits to the property, etc. or in other words no further contact for any reason or by any means in public or in private.
**** ******** next consultation needs to be with an attorney so he understands what "criminal trespassing and "no trespassing" means because we will file criminal trespassing charges (Missouri Statute 569.140 Trespass in the First Degree) against anyone that works with his business, is related to him, or if he himself shows up at our property to cause real property damage, stalk, badger and\or otherwise harass us with more lies or civil litigation about his fraudulent business practices or any other subject.
I have already contacted a real estate attorney in case **** ****** decides it prudent to file civil litigation or a mechanics lien against the property without grounds or standing for action. I will provide copies of the definition of trespass according to Missouri state law and do my best to explain that he and his people will be charged if they continue to trespass, harass and\or verbally\physically assault or threaten anyone that lives on County Lane 84 Reeds MO. The certified letter will be written to **** Monroe, all employees of Onsite Inspections and with several trail cameras and no trespass signs on display at the property. With the help of a good attorney, I hope **** ****** and his employees will come to understand the consequences of illegal "criminal" trespass at **** ****** **** ** ***** ******** specifically.
If **** has any further misunderstandings or lies to disclose to the public, he is welcome to contact the BBB and the Missouri Attorney General's office directly to explain what software was used and which vendor was hired to technically manipulate the date and time stamps in the headers of his emails and text messages to make the fictional story he offers below a reality.
I have blocked all further correspondence from **** ****** as spam and expect everyone else will have to do the same.

      ***** **** ****** ************************* Sent: Friday, May 20, 2022 6:37 AM *** ***** ****** * ************************* Subject: RE: County Lane 84 Septic & Well Report

      ******,

Never received any text or emails or phone calls from anyone.

Please send me copies of the emails and text that you sent.

If we made a mistake, will void the invoice.

I have multiple emails asking for my services.

Otherwise, will go ahead and file a mechanics lien against the house and wait to see what happens.

      Thanks,

      ****

      Sincerely,

      **** ****
