******** homes- Poor quality in construction and very poor warranty service. We definitely regret buying a home from ********. They have zero accountability for the house they built. Within 3 months of closing our home, our windows had water leakage. After raising service request in ***** they took their own time and came back saying there is no installation problem and gave some temporary fix. The vendor who installed the windows clearly said that there is manufacturing defect and many homes are having water leakage in windows. ********, Instead of giving a permanent fix are trying to wipe their hands by simply avoiding listening to our concerns. Why didnt you replace the windows and change the window seals that were totally damaged due to the water leakage when you clearly know their is a problem with them? We dont trust ******** or their warranty anymore and would definitely not recommend it anyone. After all, it is your hard earned money and dont waste it on a poor quality home. We also raised other issues that we saw in our home with site manager and even in **** service portal but they simply close the service tickets without addressing. Site manager hardly cares about our concerns/ issues. If you want peace of mind and dont want to waste your money dont buy Lombardo homes in stlouis.Lombardo Homes of St Louis, LLC

Thank you for bringing your concerns to our attention. We take all feedback seriously and strive to ensure that all warranty-related issues are addressed appropriately. We would like to provide an update on the matters raised in your complaint: We confirmed that Silverline has completed the necessary repairs to your windows. The parts that were allowing the window to leak were replaced or corrected. Following these repairs, Chic Lumber performed a water test to ensure the issue was resolved. The test confirmed that the leak has been successfully fixed. After this confirmation, we scheduled an appointment with you to repair the damage to the window sills. At this appointment, our attempts were rejected when we sent contractors there, at our expense, to complete these repairs under the coverage of our warranty. As per our contract with you, and applicable state laws, we have the right to attempt repairs when necessary. Both the windows and window sills were deemed repairable, and a full replacement was not required. If you wish to proceed with the window sills repairs, please submit a ticket to your BBSG portal and a service ticket will be sent out to the painter once again, but please note the window sills will not be replaced. You’ve also mentioned that you’ve have other issues in the service portal that were closed out without addressing. We are aware of two that you submitted like this: The first was for mulch washing out of a planted bed following a rain storm. Our warranty doesn’t cover landscape maintenance (mulch) or damage that results from the use of the home. The option to bury downspouts, or upgrade to rock in mulch beds is a selectable option during the construction process that was not chosen. It was suggested to you to either have a contractor bury the downspouts, or hire a landscaper to add rock to these mulch beds if you wish to address this issue now that you’ve closed on your home. The second issue that was closed out on the portal was about torn weather stripping on your garage. This was not identified on your Warranty Orientation Walk or Closing Walk nor was it reported as an issue until after the first five months of living in the home. According to the terms of your warranty, homeowners are responsible for maintaining and replacing weather stripping as needed unless identified prior to your closing date. Both of these issues were closed out because they’re not covered by the terms of our warranty, which is the standard practice for unwarranted claims. We value our customers and take all complaints seriously. We are committed to addressing all warrantable items within the guidelines outlined in our warranty manual. We are committed to upholding the standards established in the warranty guidelines, ensuring that both parties are fully informed and able to make their decision before entering into the contract. Lombardo Homes of St Louis is a company to be avoided at all cost. Their superintendents are incompetent at best. In less than 6 months after I closed on my home the 3 slabs of concrete in front of my garage and the sidewalk at my front porch cracked and dropped 6 inches. Three years later the entire floor of my three car garage had to be replaced because it cracked and dropped 4 inches. Seven years later the front apron slab of my driveway at the street had to be replaced. It had been cracking, spalling, and dropping just as the other concrete slabs. I have been talking to someone at Lombardo Homes and their so-called extended home warranty companies about the poor workmanship and substandard concrete since I moved into my house in 2013. I was very fortunate to meet a VP at Lombardos home office that was truly concerned. She was instrumental in getting the last slab replaced. It took months for their so-called warranty department to actually replace the slab. My basement floor has excessively wide cracks and it is starting to drop. I called her to see if she could direct me to someone to help in getting this 4th incident corrected. She assured me several times that Lombardos warranty manager would be in contact with me. He never once even attempted to contact me even though he assured her several times that he would speak to me. Lombardos attorney forced me into having an arbitration meeting with an arbitrator that has had a long term relationship with the law firm representing Lombardo. Obviously the arbitrator had no interest in understanding the issue or the cause of the problem. All he did was quote the **************** Warranty Booklet whereas it states basement floor will crack and only have a one year warranty. They claimed it was not a defined structural element therefore not covered. The driveway, the sidewalk, and the garage floor are not considered a defined structural element either, but replaced. We are sorry that ********************** disagreed with the outcome after living in the home 10+ years. We pride ourselves on servicing our customers and honoring the warranties provided at time of closings.
We disagree with his assessment of the claims and his description of the outcome. We also believe his perspective could benefit from more factual accuracy. We believe in our team, including the Superintendents, and we strive to give the customer the best experience. ********************** chose a different path and unfortunately for him he lost in arbitration.
Lombardo does not view this as a win, as we are just as frustrated that he chose this path. We believe we honored the warranties and, in some cases, went above and beyond as ********************** pointed out. Settlement can happen and we stand behind this for a period. Spalling (usually salt damage) and cracking are usually not warrantable because they are outside the control of the builder. There was no determination of settlement in the basement floor, which would be highly unlikely, and there was no evidence of the concrete being of poor quality. We wish him nothing but the best and would like to remind him that we were engaged to validate his claims.Review fromAllen F

**************** and feedback from sales manager and construction manager or manager was very poor in regard to not using moisture resistant drywall just outside of the bathtub. I brought it up before paint and the day they were painting. I noticed that still was not resolved, called and text for a third time to find out what they were going to do about it and they told me it was their standard not to put moisture resistant drywall next to the to the tub. Moisture resistant drywall was used behind the marble enclosure at the tub itself, but just outside within a half inch no moisture resistant drywallLombardo Homes of St Louis, LLC

We are disappointed to read this review as we discussed this issue with the customer and felt they were satisfied with our response and the rest of their home. We enjoyed building their home for them and hope they are otherwise satisfied with their beautiful home.
***************** Residential Code does not require water-resistant gypsumboard on bathroom walls, except at some tubs (ceramic tile) or showers (marble or other wall panels and ceramic tile), or as a backer for ceramic tile in other locations.
Lombardo Homes chooses to go above the code and use gypsum board complying with the **** standards for water-resistant gypsumboard at additional locations in bathrooms. This includes areas above marble tubs decks and walls adjacent to fiberglass tub/showers.Lombardo Homes takes additional steps beyond what is required to enable homeowners to control moisture within their home. We place commercial-grade dehumidifiers and air movers inside the home during the construction of the home to help remove moisture that is prevalent in any new home. We include programmable thermostats that measure humidity within the home and alert customers to take steps to control it within recommended ranges. Lombardo Homes installs roof and wall assemblies tailor-made for the St. Louis market to better counteract moisture, in addition to energy sealants and efficient doors and windows. We also include sub-slab water management, a sump pump in every home, and downspout extensions, all of which help the homeowner control moisture within their home. All of these standard features exceed the requirements of the building codes and are not standard with most builders.
We explained the use of water-resistant gypsumboard to the customer when they brought up their concern, and they seemed satisfied with our practices, as the issue did not come up again through the completion of the home. We want to assure them that their home was assembled to the standards we presented to them and exceeding the requirements established by local and international building codes.Review fromJeanne G

Poor quality work for the price they charge and warranty work makes you jump through hoops only for Lombardo to deny or ignore your issues. We have been denied access to the warranty website for nearly a year now and yet Lombardo does not answer our calls or emails which are the only ways to report warranty issues at this point.Lombardo Homes of St Louis, LLC

The customers closed on their new home on August 9th, 2021. They contacted us December 11th, 2023 regarding broken glass on a shower door, which is not covered under the customers agreement with us. The customer had access to the first-year warranty website during the period of their warranty, which expired on August 10, 2022, over one year before the shower glass was broken. The customer was never denied access to the warranty site during the period under which their home was covered by the warranty. They no longer have access because their coverage has expired. As stated above, breakage of glass, including shower glass is not covered under our agreement with the customer. The extent of coverage under our warranty, including the exclusion of items such as shower glass, was provided to the customer at the time of contract. To repeat, the warranty for the customer expired over one year before the issue occurred. The customer remains covered under the Structural warranty which extends for 10 years after closing. The customer had been attempting to contact an employee who no longer works at Lombardo through his email address, which is not presently monitored (we receive no notifications, but were able to track this after the customer informed us). An email from the customer was received by the service department on Monday, December 11th and we responded Tuesday the 12th. We have continued contact with them, and have stated that we will take no further action on these matters.The customer has been discourteous and uncivil toward our employees and out contractors throughout the construction and service of their home. Lombardo Homes of St. Louis, LLC is a company that you should not do business with. Quality is subpar at best. Concrete basement floors and foundation walls develop cracks substantial cracks that seep water all within 30 days of closing. Company was advised by soils manager that under ground contained expansive clays and that building was a substantial risk.1. Sod was incorrectly placed on the property.2. Different colored siding was put on home.3. Water faucets were incorrectly connected.4. Foundation trees were planted on rocks and subsequently died.5. Electrical fixtures were incorrectly wired.6..Patio concrete, driveway concrete and front entryway concrete has developed substantial cracks.7. Foundation has developed six vertical cracks that seep water.8. Basement floor has developed 8 large and long cracks that seep water.9. Up charging was experienced as was untruthful statements made by staff and quality control employees.10. Warranty is of little value, not even replacing a small ceramic light fixture.11. Threats and intimidation were experienced during the buying process.12. Quality control and customer service is very ****************. We believe that a measurement of a company should not be taken when a warranty claim arises, but measured how the company responds to those claims. Our warranty does a great job to identify what is warrantable and what is maintenance or expected performance of items within the home. We provide these warranties prior to the contract for full transparency. We take customer satisfaction very seriously and its discussed at all levels within the organization. Our Quality Control Manager and Division Construction Manager met this customer at their home 7/28/23 at 10:00 a.m. which is a few days before this post. The items listed on the BBB site were addressed and answered below on site with the customer. 1. Sod was incorrectly placed on the property. Sod was placed properly, when the adjacent lots are finished the sides will all be tied in together as likely there will be some repairs tying the two yards together ensuring proper drainage.2. Different colored siding was put on home.We looked at the siding with the customer 7/28. The concern was only visible from across the street and from a distance away from the home. We agreed to contact the manufacturer and see if it was within tolerance or something that they agree is incorrect.3. Water faucets were incorrectly connected.This was looked at and the customer thought that the kitchen faucet was installed backwards and did not see that the faucet has a blue and red dot signifying which direction to go for each. The faucet operated properly and went to the appropriate temperature based on the color coding on the faucet from the manufacturer. 4. Foundation trees were planted on rocks and subsequently died. We looked at this with the customer and the shrub on either side of the driveway had been pulled out. The rest of the landscape was observed and alive. Landscaping is not covered by warranty as it requires maintenance outside of our control. 5. Electrical fixtures were incorrectly wired. Upon our visit the only electric fixture that was shown to us and discussed was a keyless (pull-chain) fixture from the basement that had broken. It was not broken previous to closing, but we agreed to replace it for the customer. ******** concrete, driveway concrete and front entryway concrete has developed substantial cracks. The driveway and patio cracks that we observed were all less than 1/16 and too narrow to place a gauge. Exterior flatwork is not warrantied against hairline or shrinkage cracks. 7. Foundation has developed six vertical cracks that seep water. Customer showed us one shrinkage crack in the foundation that didnt display any signs of leaking and there was no displacement in the concrete. We agreed to treat the crack as if it had leaked anyways. 8. Basement floor has developed 8 large and long cracks that seep water. Customer showed us 2 cracks in the basement floor which were there by design (control joints). No cracks shown to us were warrantable in width of gap or displacement. Customer did have a picture of one crack emitting water one time and we agreed to seal them for him during our visit.9. Up charging was experienced as was untruthful statements made by staff and quality control employees. Every option purchased is reviewed and signed by the customer in advance. 10. Warranty is of little value, not even replacing a small ceramic light fixture. The fixture as discussed above wasnt broken at time of close, however we did agree to replace it. 11. Threats and intimidation were experienced during the buying process. We do not condone that type of business or behavior, if there was ever evidence of that sort of behavior from an employee it would be addressed immediately.12. Quality control and customer service is very disappointing. We can only speak to the items that were brought up by the customer during our meeting and feel that all items brought up were discussed and anything that did not meet our standards has a service order being written to address any concerns. 13. There are way too many quality issues present to list them all. You are well advised to take your business somewhere else.We gave the customer the platform to show us and discuss all concerns while on site. The concerns brought up to us that were within the scope of our warranty have had service orders issued, all other concerns that were brought up were explained why they did not fall within the scope of the warranty.Review fromDipesh A

Can you please atleast give me the name of the company who will be installing sod in my house that way I can work with them and have my irrigation system install in time. On time delivery and communication is awful with this builder. We closed on our home in February and we still don't have sod or our refrigerator. Our refrigerator should have been ordered March 2021. I think that builder either didn't order it or they gave it to another home. As for the sod, other homes built after us have received sod. We have called and gone to the sales office and we can't get any time-line on when we can expect completion. Lombardo Homes of St Louis is in agreement with the customer that we do owe them a refrigerator and sod. Due to the national supply shortages on appliances the refrigerator purchased is and has been on backorder. In effort to ****** the impact of not yet being able to supply the refrigerator that was purchased we did supply the customer with a temporary refrigerator at the time of closing. We fully intend to fulfill our contractual obligation and supply the purchased refrigerator as soon as it becomes available. In relation to the sod, we have had an unusually wet spring and sod fields tend to be in low lying areas that do not dry well. With the recent change in weather we are working closely with our sod company to get installations scheduled as quickly as possible. Yes Lombard supplied a temporary refrigerator at closing. It is dented and looks nasty. Yes it has been raining. But why did another home received sod and they moved in after us. The reason for the review is to let people know what to expect. Poor procurement services as well as Poor communication. As of today, I don't have a date when I will receive our refrigerator or sod.
