This is the 3rd home I have purchased in 5 years. Both of my last experiences with another lender were amazing. This experience was by far the most stressful and frustrating process. Early on I was told I had to get a latter from my employer that I could not provide. Within the first few DAYS I had let the clerks know I could not provide what they were asking and asked what I could supply in its place. After WEEKS of not asking for anything additional I thought the process was complete. Ten days before the closing of my new home I was told that I hadnt submitted the document and if I didnt provide it the next day then I would not be able to close. I was LIVID. After a STRESSFUL day I was able to submit enough of random info I found in my works policy to get around the letter. THEN ONE DAY before closing at 11:04 am I was called by the ***** company to be informed I needed to submit ANOTHER document to my new mortgage company or I wouldnt be closing on my new home. This was the FIRST time this document had EVER been requested of me. Luckily, I am well known for being on top of any request of me and submitted it within a few minutes because my realtor was amazing and could get that doc for me. Flat Branch in ******, ** is by far the WORST experience I have ever had with a lending office. They were more trouble than help from start to finish. I will not only never refer you but I will make it very well known to never use your company. I am just glad I am done dealing with your office.

Do Not Trust anything **** or ****** will tell you. I was referred to them by a real estate agent I won't name here but I already had an approved loan and told them that. They said they had "alternatives" they could pursue and asked for my social security number. I asked specifically if they were going to do a hard inquiry and was told NO. I now have (2) hard inquiries from this company on my credit report and they refuse to admit they lied, and they refuse to contact the credit companies and admit their error. I can see now why they are not BB accredited. They are dishonest desperate people!!!!

I applied for a home loan with Flat Branch Home Loans (FBHL) on March 11, 2023, but we had found a much better rate & started working with another company. Unfortunately the home had severe structural issues that were discovered during the inspection. We decided not to pursue the loan with either company & cancelled the contract with the seller. FBHL was immediately notified and an appraisal was never conducted. Once notified, the lender, *****************************, sent us a nasty email, basically scolding us for seeking the best rate possible. Yes, even in the current market with extremely high interest rates she expects us to accept her *********** even though they were much higher. Fast forward to today, August 22, 2023, **** decides to notify us that we owe them $175 for the appraisal on that home. If you are ready to accept high rates, expensive ************ from the lenders, I recommend FBHL. If you are looking for competitive rates, try ******** Mortgage or, if youre qualified, Veterans United. Both were much better to work with & great rates, with no hassle. Our realtor even told us that ********************* with Veterans United was the best shes ever worked with!!

This place is a joke. I'm not sure how it has almost 5 stars on ******* They must pay for reviews. I applied for a **** loan and got approved. Went through the entire process. I could never get my loan officer on the phone, ever. I talked to her twice the entire month in a half. She would only communicate through text and sometimes email. The closing date was extended because she didn't set up the appraisal until 4 days before closing. Then 2 days before the extended closing date I was notified by text that I was actually denied for the **** loan and needed to switch to a FHA loan, or sell my only vehicle. Switching to an FHA loan I would need to come up with an extra $6500 down that I didn't need for the **** loan. And selling my vehicle would leave me without one. This was all based off my debt to income ratio being too high when my student loan payments resume September 30th. She blamed me on the short notice saying the documents were just provided to them. I have proof that I had sent those documents 2 1/2 weeks prior. Now they slap me with a $500 appraisal bill that once again, she NEVER notified me that I would need to pay or how much it would be. Run far far away from this company

My mortgage guy, *** is of no use. Spoke to him once about a month ago and haven't heard from him since. Meanwhile I'm working with another girl who says that *** is still my agent? WHAT??!! The only reason I even decided to go with FBHL is because I liked the FIRST guy I spoke with, he seems like he was ready to pull up his sleeves and get to work for me.. imagine how my heart sank when he said he will find a loan officer for me to work with! Think I'm going to check out another bank now just so I don't have to deal with tom!... Hey flat Branch just in case you're not aware *** doesn't do anything but send generic emails when I was promised personalized service.

**** ***** from flat branch helped me as a first home buyer understand the details of my mortgage. Flat branch had the most competitive rates and it felt like they cared about me as a person. Would recommend!

Extreme harassment. Super disrespectful when I told them to stop contacting me. Their loan officer ***** **** was so disrespectful to me. Id give less if I could.
