      On 11/16/2022 a home inspection was performed by Pillar To Post for the property at **** ***** ************ *********. There was two major issues that were missed. These issues were completely visible and if they were caught I would not have purchased the house. 1. Flooring and joist under the 1st floor master bath. -The inspector noticed that a tile was cracked by the toilet and shower but did not investigate the reason why. -Within a week after moving in the crack in the tile worsened and the of the bathroom was noticeably sagging. -The basement is completely unfinished -There was two floor joist under the master bath that were completely rotten. -A third 2 x 10 joist was almost completely cut through. Looked like the original plumping ran through it. It was also cut out so much that there is only 2 inches of joist remaining in the area under the shower. 2. Roof -The inspection report stated that the roof was 5 to 10 years old -The roof is over twenty years old -Shows signs of age, wearing out -The roof is visibly damaged in spots 3. Roof flashing -The front of the house looks like the flashing had been redone at some point -The rear second floor flashing is damaged and allowing water to seep in causing damage 4. Garage -Cinder block walls need mortar repair -Daylight shines through

      Client had reached out to us in December and our inspector went to the property to discuss their concerns.  The clients were supposed to send us estimates for repairs but we did not receive anything from them.

      I am rejecting this response because:
      I did receive an estimate for repairing the floor joist below the master bathroom.  The cost for the work was $1,775.00.  I have attached it with the response.  The roof, roof eaves, and flashing were not noticed until 3 weeks ago and not mentioned in December.  The roof and the eave issues were not noticed until the day before I had made the complaint.  I have not been on the roof until then and had to repair a piece of flashing that was came loose.  The roof and the eaves are going to be costly and something that I cannot repair myself.  I would have not purchased the house due to the roof, eaves, and flashing.  The other two items I can repair myself.  It's just the fact that I paid money for an inspection and items that were completely visible.  I hired them to do a job because I am out of town for work 70% of the time.  I am a traveling electrician.  I have been in the trade for 20 plus years.  I could have done a better job but hired them due to my work schedule.  There is also one more issue that was missed.  There was not one cold air return in this house.  I know that what is behind walls cannot be seen but the inspector did mention that all the registers were cut in the floor.  They did not verify that there were returns.  Another thing I have found out myself. I can fix everything except the roof, eaves, and flashing.  But all items have cost me money and time and should have been avoided.  I want other consumers to know to be very careful when hiring Pillar To Post.  I want some sort of resolution to fix the issues.  I will get an estimate for the roof, flashing, and visible rotten wood on the eaves and upload them as well.  One other thing that happened is Pillar To Post service manager came out and looked at the rotten joist back in December.  He had recommended how to fix the two joist.  Which it states in the contract that Pillar To Post should not do.  It was not the correct way and would have caused more damage to the tile floor above and would not pass a building inspection according to the contractor that I had over to give me and estimate.

      We are happy to provide a refund of the clients building inspection for $733.53. I will email **** a general release for him to sign.  Once that is signed and returned to our office, I can mail a check to him.

      We moved into our new home on 1.19.22 As you know in St. Louis it was SUPER cold this time of year. There was no heat in our new home. Come to find out the furnace was too small for the size of our house. What little air (not heat) that was coming out of the system kept shutting off due to it being clogged and coated coils. We also have a wood burning furnace. There was a bird nest in the flu creating a potential for fire and/or smoke damage AND rendering it unusable. We were FREEZING and everyone in the home had colds due to the temperature. We called a local heating company and they had to replace the whole system to provide heat for the home. The air conditioner was builders' grade and too was too small to cool the home. Air conditioner was replaced - providing a unit big enough to adequately cool the home. THIS INFORMATION WAS NOT NOTED ON THE INSPECTION. Bathtub and shower in the master bath suite leak into the basement. Flooring and drain are not constructed properly. This is not operable and we will have to tear out the whole shower pan to make sure the angle to the drain is actually done right additionally we will have to hire a plumber to redo the plumbing for the tub. If the plumbing was checked by the inspection, they would have noted leaking into the basement and a drain that does not drain properly. We have a gutter that is pulling away from the house due to the weight of the shingles sloughing off the roof. Shingles on the roof were subpar. Recall had been issued for the shingles due to the lack of quality and for being less than industry standard, however, prior owners failed to take advantage of the recall - leaving us with a roof that had to be replaced.

      This is ***** **** the operations manager here at Pillar to Post.

      I spoke with this Client and addressed her concerns. I explained the dishwasher was tested properly and appeared to be operating normally, the noise level was normal for the dishwasher in our inspector’s opinion as well as the inspector that went back out to the home to evaluate it further.
      The furnace was stated to be operational by both the building inspector and the Gas inspector and is reflected in their reports. They did however call out the furnace air filter missing, and we recommended having the furnace, evaporator coil and duct work to be checked and cleaned if necessary. We do have the limitation noted that we do not estimate weather or not a furnace or air conditioning system is sized appropriately.

      We have not heard from her about the wood furnace, roofing, and plumbing issues, so we could not address those.

      However the roofing issue was called out in the building inspection report, section 4.4.3 which stated to consult roofing contractor due to age and condition of shingles.

      The wood furnace is beyond our scope of inspection. We recommended in the building inspection report 12.2.1 to have a qualified contractor evaluate it.

      We did explain that the home was inspected per ASHI standards of practice and was performed properly.

      Thank you ***** for your response.
      The dishwasher does not do its primary function of cleaning dishes and was moldy inside. Just because a dishwasher turns on doesn't mean it completes the primary function. You stated that you dont test that part of the appliance. Not sure what the point in an inspection is if these items are not checked for working order.
      You stated that the heating system was working. It did blow air but the air was cold. We moved in January 19th. The whole house was frigid. Heating was not functioning from January 19th-22nd. We had to call for an emergency HVAC company for emergency assistance on Friday the 22nd. The outside temperature was very cold and because of the inside of the house was not heated. 
      In addition to the plumbing of the club foot leaking, the drain for the shower is not placed correctly. Water pools in the shower floor and overflows onto the bathroom floor and into the basement. 
      If these were documented in the inspection we would have ensured to negotiate that the sellers fix the items prior to us taking occupancy. 
      Not only did we pay for a service that which we don't feel was completed, we were not provided the knowledge that a home inspection is supposed to provide.
