    Agent (********) had a listing and was not reachable for over a week. When I finally got her on the phone she was rude and condescending but agreed to let me see the property which was very close to my sons school. We were excited because the photos and location were phenomenal. She told us we could see it at 11 am Saturday morning. We arrived 5 minutes early and waited for agent for 30 minutes. We called her and she was once again rude and said she had a showing prior. There were four people in total waiting for her to see the home. She finally arrived 15 min later. We entered the home to doors hanging on the frame, bathroom mirrors etched with a razor, hardwood floors were filthy and missing pieces, the home was unsafe and unsanitary to say the least. The listing stated new paint throughout, new hardwood, bathroom renovationsnone of which were present and in fact she let us know it would be weeks or months before it would pass occupancy. We paid $60 EACH M, $120 in total to apply for this home u see the impression she was trustworthy and this turned out the be fraud. I would like a refund and an apology from her. This is a repulsive way to do business and is the furthest thing from professional.

    Ms. *** and her co-signer both completed the preapproval application ($60 each) before even speaking with our listing agent **** ******) and was not required or requested to do so. This application clearly states that all application fees are non-refundable. This listing was had just been renovated before Ms. *** toured the premises and was nothing like she described in her complaint.

    Management company kept my $1000 deposit because I repaired nail holes. I was also told to have carpets professionally cleaned, I was under the impression this coat would be returned. I have lost $1300 for leaving a place nicer than I found it.

    As evidenced by the pictures Mr. ******** submitted in his complaint, there were numerous nail holes, on multiple walls, all of which he patched. The patching was not sanded and due to the amount and various locations of the patching, all the walls in the unit required sanding and painting. Select Leasing & Management typically charges a per wall fee for repairs and painting,which would have been even more expensive for Mr. ********* In this case Select Leasing & Management elected only to retain his security deposit to help cover the cost.


    The lease agreement does require the tenant to have carpets professionally cleaned and provide receipt, but nowhere on the lease is there a provision for reimbursement to the tenant for the carpet cleaning.


    We would also like to note that the director of Select Leasing & Management reached out to Mr. ******** to review this matter multiple times, and he has never responded.

    I have reviewed the business' response and am rejecting it because:

    Regarding not being able to get a hold of me.  Incorrect.  *** ***** responded to my voicemail.  He called one time.  This was after my email response from ****** ******.

    No one else called or emailed me.

    And at this point, Im up the corporate greed river without a paddle.  I signed a lease.  So without getting a lawyer I have nothing I can do but share my terrible experience with everyone I can.   Im a single dad working two jobs trying to impress on my son that life is fair.  It certainly is not.  

    Flipping apartments at a high volume, includes basics, like painting.  I was instructed to fix nail holes, many from prior tenants, which I did.  Im not a ********* or a *******.  

    Now the carpet cleaning.  I was lead to believe that to get my deposit back, I needed to arrange professional carpet cleaning.  These instructions were in the email with about a million specifications required for moving out.  

    Who is expected to clean the carpet of their apartment upon leaving an apartment?  Is this a normal practice?  No its not.

    For me to be satisfied and close out this complaint, which means I will keep my comments to myself in regards to this whole experience:  I  am requesting $500 back from my deposit and the full cost I spent on cleaning the carpet.  I submitted that invoice.

    Select Leasing & Management has very clear move-out instructions, and they are the same for every tenant. We stand by our decision to retain Mr. ********** security deposit.

    Below is the exact text of the move-out email sent to Mr. ******** on July 15, 2024:

    Regarding Nail Holes: "If you repair holes, please be advised that it could result in a charge due to the quality or condition of the repair".

    Regarding Carpet Cleaning: " PROFESSIONALLY clean carpets. Submit paid receipt from a professional carpet cleaning company. If a receipt is not provided and/or the carpets are not cleaned to expectation, we will order the carpet cleaning and the cost will be deducted from your security deposit."

    Hello, we received your move out request and we thank you for your residency at 1776 *************** - 1776-300. A Select Leasing & Management team member will contact you the week of your move out date to schedule a time to meet on, or before, your requested move out date. We only perform inspections during work hours ( M-F 8:30AM-4PM )  for your move-out inspection.

    It is mandatory for you to drop off your keys by 4:00 pm on the date of your move out. A member of Select leasing and Management will conduct a thorough walk through inspection, photos will be shared with you once we have this completed. It can take up to 30 days for the return of your disposition.
     
    If you have a monthly auto-payment set up thru your online portal please remember to make adjustments as needed. 

    Move Out Cleaning Checklist
    It is the tenants responsibility, under the term of the lease, to return the leased property in a good and clean condition. The condition of the property is evaluated; but not limited to, the following checklist. Returning a tenants security deposit is the goal; therefore, it is suggested to utilize the following checklist as a tool to assist you with a successful move-out inspection.

    ALL ROOMS
    Remove all personal belongings and debris from the property; to include, the house, the basement, attic, deck, storage unit, storage shed, garage, side(s) of house, parking space, and yard.
    Clean all surfaces of dirt, stains, and marks.
    Sweep, mop, vacuum all floors (remove gunk build up in all corners of every room - don't forget all closets)
    Clean walls, doors, and baseboards.
    Remove hand marks, smudges, and dirt; remove cobwebs, crayon marks, scuff marks, grease, food particles and other substances.
    Replace missing or broken door stops.
    Remove dust and cobwebs from ceilings, all air vents, and return air vent.
    Clean all electrical outlets switch plate covers, thermostat, and security pad covers.
    Remove any child safety outlet plugs.
    Clean all light fixtures and ceiling fan blades, top and bottom, and exposed bulbs.
    Replace burned-out light bulbs with the correct size and wattage.
    Remove nails and repair holes (Note: If you repair holes, please be advised that it could result in a charge due to the quality or condition of the repair. A reasonable number of small nail holes are acceptable.)
    Clean all windows, windowsills, and tracks from the inside.
    Clean window blinds and/or other coverings.
    Repair/ replace damaged/ missing screens and/or screen doors.
    Clean sliding patio door tracks.
    Clean out closets.
    Clean closet doors and tracks.
    Wipe down all shelving.
    PROFESSIONALLY clean carpets. Submit paid receipt from a professional carpet cleaning company. If a receipt is not provided and/or the carpets are not cleaned to expectation, we will order the carpet cleaning and the cost will be deducted from your security deposit.
    Turn the Air conditioner off (if applicable). In the winter months, please leave the heat on at 50 degrees.
    Replace batteries in smoke alarms and carbon monoxide detectors.
    Replace the furnace filter with a new filter.
    Replace all burned-out light bulbs.
    BATHROOMS
    Clean all fixtures of mildew, soap scum, and lime deposits. Clean vanity top and basin.
    Clean bathtub, shower, and enclosures.
    Clean toilet inside and out
    Clean all sink/tub stoppers and strainers.
    Clean mirror.
    Clean medicine cabinet.
    Clean towel bars and toilet paper holder of any dirt, dust, or hair spray build-up.
    Clean down cabinets, linen closets, and drawers, inside and out.
    Clean all bathroom light fixtures.
    Clean exhaust fan.
    Clean heater.
    KITCHEN
    Clean countertops, sinks, fixtures, faucets, appliances, and floor, including back-splash and edges.
    Clean range, oven, and vent hood.
    Clean stovetop and oven (top, sides, and front). Inside of oven and boiler. Broiler pan, elements, stove knobs, and hinges. If necessary, replace burner drip pans. Clean top of the stove and then lift top to clean underneath. Some stovetops will not lift.
    Clean cabinets and drawers inside and out.
    Remove any child safety cabinet and drawer latches.
    Clean inside and outside of dishwasher, including trim and remove any lime build-up.
    Clean microwave inside, outside, underside (if applicable).
    Clean and empty refrigerator and freezer.
    Clean inside, outside, and on top of the refrigerator.
    Move and clean the floor underneath, and replace the refrigerator in its spot.
    Do not unplug the refrigerator, it should be left on at the lowest setting.
    Empty ice cube container and turn ice-maker to the off position. 
    BASEMENT AND EXTERIOR ( if applicable)
    Clean all exterior door surfaces inside and outside. Include porch and patio doors.
    Mow and edge lawn, trim ******.
    Remove pet waste, trash, and debris from the yard.
    Clean out the garage completely.
    Clean and sweep basement, garage, porch, and patio. If necessary, wash down.
    Remove oil and grease deposits from garage floor and driveway.
    Overhead garage door tracks and panels need to be free of dirt, grass, and cobwebs.
    Wipe off shelves in the garage and utility area.
    If applicable, debris removed from the parking space.
    Remove all items from the storage shed/ units.
    Clean washer and dryer connections box. Make sure faucets are completely turned off.
    If applicable, pool/spas need to be cleaned and chemically treated.
    Decks and patios free of debris.
    Move receptacles to the curb for pickup. **DO NOT LEAVE DEBRIS NEXT TO OR OUTSIDE OF TRASH RECEPTACLES**
    PETS ( if applicable)
    Animal smells should be removed.
    Miscellaneous Reminders
    It is your responsibility to notify the utility companies of your last day at the property. ** DO NOT TURN OFF UTILITIES. Please only stop service.**
    Provide your Select Leasing & Management representative your forwarding address.
    Please follow the above instructions carefully. If the house does not meet the prerequisites after the move-out walk-through, applicable charges will be deducted from your security deposit, with no exceptions. Tenants are not permitted back on the property after turning in keys. Upon leaving, please make sure to fully secure the property by locking all windows and doors.

    I moved into my unit on 07/29 and was supposed to be issued a garage door opener when I paid my move-in fees. I was not issued an opener at that time and was told I would find it in a kitchen cabinet inside of the unit instead. However, it was nowhere to be found. I then reported that I received no garage door opener and that one was not left for me and was told they would look into getting me one but that they couldn't tell me when that might be. On 07/31 I still hadn't heard anything about the garage door opener so I called again. The same agent gave me the same answer, but was more abrasive this time. Since it is written in the lease that off-street parking is included, and considering I will be charged for a new garage door opener at move-out if I don't turn one in, I believe Select Leasing & Management should need to provide me with some professional estimate as to when I might get another opener.

    The property managers used coercive eviction to force me out of my apartment with unfit living conditions by refusing to repair the electrical issues in our building. They are wrongfully keeping our security deposit and saying we broke the lease when they told us we had no other choice but to move given the conditions. I want my $695 deposit back and all cleaning fees waived. They also stated on the move out sheet- that I did not sign- that the outlets were in compliance when he did not test them personally (I am in the photos so there is evidence I was present for them all) and so the property manager has lied on several occasions- including guaranteeing my deposit.

    The tenants at **** ****** placed a work order on 8/18/2022 at which time was dispatched to ******** ********* to service their refrigerator. (work order attached) The tenant was not happy that ******** *********  was not able to get to their home to inspect the refrigerator that very day. She then submitted another work order which we sent a maintenance man to inspect the unit on 8/19/2022 in which case he diagnosed the issue to be that there was too much plug into the outlets which was causing the breaker to trip. The tenant listed three options and it was explained to her that we working on a resolution to the refrigerator problem. (work order attached) She stated that this was unacceptable and wanted everything fixed that day. We explained that she had the option to move out but she would forfeit her security deposit as it clearly states in the lease. (Lease attached) The inspection is also attached which shows the numerous broken blinds, the carpet was not cleaned, smoke alarms were not properly working. The tenant forfeited their security deposit for breaking the lease and additionally has a charge to clean the unit. They were not charged for any of the other items.(Inspection report attached). (Security Deposition Letter is attached). 

    The lease states on page 8 section 4.6 Early Lease Termination by tenant - If at any time, the tenant moves out before the lease expires, all rent and other charges allowed by this lease will be owed to the Landlord. This encompasses all legal fees, court costs, sheriff's fees, storage fees, and any other expenses incurred by the Landlord and the costs to repair any damages made by the Tenant, or the Tenants' guests. The tenant will also be charged an early termination fee of 2 times the amount of monthly rent and forfeit their entire deposit, whether tenant(s) go to court, or not as liquidated damages
