      Company is charging unreasonable fees against security deposit. Example- $135 for cleaning an already clean house and $175 for standard nail holes and lightbulbs. The light bulbs were not burned out when I walked out the door.

      At move in the tenant was provided all cleaning requirements for our company and had an opportunity to provide us feedback of any property deficiencies and cleaning failures; the tenant did not complain or document at move in of any deficiencies with the property. The tenant did not attend the entire move out inspection yet created a negative Facebook post and google review before inspector even completed the move out inspection. The final inspection was shared with her.

      The tenant feels that the vendor invoices are too high and "she left the home in better shape then she received it in"; in fact she did not as documented in our detailed inspection report with photos.  There were multiple failed cleaning items in multiple areas, burnt out light bulbs, and she also did not comply with getting carpets cleaned by a truck mounted unit as stated in the lease.  Everything was documented and the full report was provided to the tenant to include vendor invoices.

      Tenant came in to the office and not only did the manager, but rest of the staff, listened to the tenant be very condescending, accusatory, and unprofessional with lots of foul language. Tenant admitted she had not even reviewed the inspection report or looked at the photos. Tenant was informed in the meeting that we do not have any type of markup on vendor prices, they are independent. Although we don’t make an habit of asking vendors to adjust their rightful compensations, we did ask the vendors if they would adjust their charges downward, and they did. Unfortunately the total amount they reduced to did not match the “50% or more back or she would see us in court” demand that she made.  One vendor lowered their price from $174.62 to $124.62 and a second vendor lowered  theirs from $200 to $135.00

      Our office heard the tenant out, even took a step to reach out to the vendors when it wasn't necessary, there are no further intents on our end.
