      - Fire inspection violations - Cat urine soaked carpeting dragged through hallway and stairs - Dangerous tools left in the grass on a Firday by the maintenance man - Paint cans left open in 100 degree hot sun not put away - Roaches in the building over a year, had tp get code enforcement involved - Unit had 1000's of roaches, had to be gutted, owners allowed back in plumbing not working, not unit condemned - Furniture with human feces carried through hallway & stairs - Cable cords across sidewalk - Former and current residents lawsuits against property & management co. - Construction material, broken mirrors left on patios - Broken parking barriers with metal bars sticking out (rebars) Just a handful of my complaints against ******** ****** ******.

      ******** ******* is a 246 unit condominium association that is responsible for maintaining the exterior of the buildings, common hallways and common grounds of the community.  Owners are responsible for the inside of their units.  The Association does not have keys and cannot access the units without the owner's permission.  The Association is managed by a 6 member Board of Directors.  My company manages the community and take care of the day to day activity of the Association within the guidelines set by the Board and the governing documents of the Association.

      In regards to *** ******'s complaints:

      -Fire Inspection Violations - The fire department inspects the buildings once a year.  They have completed the inspection for this year and the Association's maintenance staff addressed any concerns from those inspections.  

      -Cat Urine Soaked Carpeting Dragged on Hallway Stairs - several units owners moved and/or replaced carpet the weekend this happened.  The carpet and hallway have been cleaned since this incident.

      -Tools left out by maintenance man - tools were removed by the maintenance staff.

      -Paint cans left open by maintenance man - covers put on paint cans and/or cans removed.

      -Roaches in Building - *** ****** and others in the building continuously accused owner in unit #*** of causing the issue with the roaches.  The Association worked with this owner and sprayed the building regularly when this was reported.  It was later found that the cause of the problem was in #***.  When the root of the problem was determined, the Association gutted the unit, treated, etc and charged all the repairs back to the unit owners.  The unit and buildings have been roach free since late 2020/early 2021. 

      -Cable cords across sidewalks - ******* ************** has been contacted about cable cords.  

      -Construction Material Left on Patio - one unit was doing some remodeling work.  The owners put some construction items on the patio.  The work has been completed and the construction items have been removed.

      -Broken parking curbs - the maintenance man is aware of this and is making arrangements to remove.

      -Former/Current residents have lawsuits against the property - There are two pending lawsuits and both have been turned over to the insurance company who is defending the Association.
