We closed on our home December 15th 2023. ****** sold us the home. In the property disclosure, he stated that the roof is 6 months old, and he placed brand new shingles on it as well. A roofing company came and inspected (after closing) and the roof is actually very old, and done very incorrectly. We have since discovered leaks. One of the leaks, in our son's bedroom, was agreed upon to be fixed in negotiations. However, it has not been fixed, and December 20th started leaking again. January 2nd, we hired an Electrician and found out the entire house was against all electrical codes, and we were very close to a house fire due to several points in the house. The Property disclosure states: "Was the residence built in conformity to approved building codes?" Mr. ****** checked yes. Our inspector at *********** Inspections noted the roof was not in great shape and may leak, but we assumed since it was "new" that we had awhile to get the spots fixed. Now we need an entire new roof. Our inspector also caught the open grounds in a couple of areas, but couldn't foresee the depth of the issue behind the walls where splicing was done. Had the electrical been properly inspected by ******, and truly up to code, we would not have had to pay $7,100.00 out of pocket to have the whole house rewired. The breaker box for the inner portion of the house was also located in our son's bathroom, which is not up to code.
