      We have been in the house a little over a year, now it time for an HOA to start, and for an one year warranty service. Contractor Appointed an ********** Vice ********** ********** *********** to the **** Ask for residence to file out form with concerns & repair issues. Our issues are that our yard holds water as if we have a private ponds in our yards, my back yard is almost three feet higher than the house, so all water is coming towards our house. Everyone knows water isn't suppose to drain toward the house. Plus he told us that our property would be level. After closing we learned that our property line included a total jungle of ************* that he has refuse to clean up unless getting paid extra. I also ask that an electrical lined be stubbed up in my back yard for a shed, he said we can do that, but again an extra fee. He is a licensed electrician, and we still have two switches in our house, that we or him knows what they are suppose to do. He is building an whole subdivision and that's different than building a rental or two properties. And he claims he is tired of people ******** about problems, maybe he is in over his head, and does not have the professionalism to deal with customers and problems of his own making. And then he is going to tell me that all my warranty issue is resolved as far as he is concerned. We are spending alot of money for these houses and he thinks whatever he says goes things don't work like that in the real world. We didn't get a final walk through the house, or even recieved a blueprint of the house or property. What kind of company does that? He is so money hungry that nothing will ever go right for him. So if anyone is thinking about using this contractor for anything, buyer beware.

      This does not even deserve a response. He thinks because he bought a 1.5 acre lot I should clear the entire lot and sod it. It doesnt work that way. We have done some of his small warranty items. He has been told I will fix the small holes in the yard. Fill with dirt.. we are not clearing the rest of his lot.. for free, nor running electricity to his shed for free. This man from day one has been one that the more you do for him and try to help him the more he expects he is the neighbor to the other homeowner that complained and the are on a roll. 

      Do not email me agin. I dont have time for this, I have told yall to remove me from your services. Do not call me or email Im done with the BBB.

      Builder insists on ** giving him a list of the things we need fixed but does not take care of making that happen. We have been on his list for months to get the issues addressed. The biggest issue we have is the drainage in our yard. We live in a cove & all the houses drain through our yard. The issue is the land is not properly sloped. It stops on the left side of our drainage pipe and has to take days, sometimes weeks if rains for days, to dry completely.Our large side bed holds ********** knew that before we moved in. He installed a small pipe under driveway for the front of the bed to drain but guy installing sod covered all that up with dirt. We had to install our own drainage system down bed, under sidewalk and through front yard to drainage pipe. We need to be credited for this install.We bought a lot that is about 1.6 acres. When we signed the contract for purchase price, he never said that he doesnt level entire lot. He let us know months into build it would be extra to level, he would only bushhog, which has not been completed either. The issue is that the yard was never leveled properly. We have sink holes as well. We have sod that has washed away and is dead due to it being over saturated when it rains. We are unable to easily cut the grass/weeds in our yard because it is not level. Septic tank has largest sink holes. We want our entire yard leveled and all sink holes filled.We had a leak from the washing machine when we first moved in; he immediately fixed the leak but has not had the contractors out to finish concrete work.The builder did send out the door guy to look at our doors but he said that he couldnt do anything with our doors not closing correctly due to their height. We want our exterior doors fixed so they will close & stop coming open on their own.Issue with almost all of our door knobs.Garage door panel damaged before move-in never replaced.Hot water master bath has no pressure.Few of the outlets do not work.Lights flicker.

      i have spoken with her, she wants things done on her schedule, this does not work this way. She has been a pain in the a** the whole process. I have other homes awaiting for 1 year warranty issues to be resolved . As the sub contractors are free and have time I will send them. They are sub contractors and do not work directly for me. They have their own schedule.. I have told her as well as everyone else we make the water drain away from the house we do not grade the entire 1.5 acres to make you happy. We dont do flower beds either. Everyone else in the entire subdivision has done their own or paid to have it done. Her issues will be addressed as the subs have the time to get there once they are caught up..  she cussed me and talked to me like I was her own kid, I will get the items fixed as the subs have time, as for the yard, if she had not been such a pain in the a** the whole process, I would have maybe helped her out a little, but thats on her. Some people you just cant work with . Shes one of them.  And the additional sod she still owes for and has not paid for.   I have never had complaints and if I continue to get stupid complaints like this from her I will not be responding and you can cancel my bbb accreditation. I dont have time for it.

      Once again, the builder reacts in an unprofessional manner,including insults. I have never cussed him out during our build, that was after we closed on the home and was an issue with the way he was treating one of his employees (my son). This is not the platform to address that issue.
      Yes, there are others waiting for their one (1) year warranty issues to be fixed; that is not my issue or even should concern me. Yes, there are some issues that can wait but the drainage issue cannot or the issue with our door to our back porch.
      Seven (7) interior doors are split where they installed the door knobs.
      All interior doors are cut for carpet not vinyl flooring,which made all the door too short and were not sanded before painting.
      Kitchen cabinet molding is all installed **************** on front and back porch are splitting and have several knot holes, which he should replace.
      Kitchen cabinet split down both sides where they installed the farmhouse sink.
      No caulk on fixtures in guest bath.
      No caulk on countertops in master bath.
      Promised he would send someone to power wash the front and back porch.
      These are all types of things we are going to have to live with and fix ourselves when we have the time and money. There are some things that we want fixed and do not want to wait until the one (1) year date,which he does not make happen anyway per all of our neighbors.
      I have attached more pictures of the drainage and how it is washing away the sod and making a bigger hole to hold standing water. We want the drainage addressed and sloped to where it drains down the path he started in our side yard. It is not sloped properly and is causing more damage to our yard. We want the side yard where the sod was laid to be leveled properly and new sod laid. When we try to cut the grass that is growing, it is impossible and is chopping up the sod that is trying to grow. There are too many ruts in the yard to cut it properly. In that area as well is where a lot of sod was washed away from a hard rain due to the unlevel yard. We want the front yard leveled and filled in where he dug to lay the electrical for NorthCentral.Once the front yard is level, we want new sod laid in the places that needed to be built up to make the yard level. We want the holes filled in where the septic tank is and new sod laid.
      Yes, we asked for extra sod and was told the amount that was due. We stood with the builder in the kitchen before we closed on the house and he said he would get us all the credits he owes us. He owes us a credit for the Floor & Dcor that was returned on his credit card and a credit for the butcher block we purchased out-of-pocket that his cleaning crew damaged. My husband asked him (after closing) to credit us for the sod that was washing away. He has never gotten with us on those credits. Nor has he replaced any of the sod.
      The home inspector let the builder know that the back door needs repairing. He did send his subcontractor to look at it and he said we needed to install a hook and latch at the top to help keep the door closed.That is absurd. The issue is the door frame and door are not level. It needs to be uninstalled, leveled out properly, and reinstalled. That will take time and money, which he and his subcontractor do not want to complete. We want this address as soon as possible so we can use our back door with no issues.
      The door locks, hot water pressure in master, the concrete work in garage from washing machine leak, the garage door panel, the outlets that do not work, and I guess, the lights flickering in the kitchen can wait. I do pray that the electrical does not start a fire.
      We have been in the home over five (5) months now & we think it is reasonable to get a few of these issues addressed.

      I am rejecting this response because: the issue has not been address/resolved and he sent a text after complaint trying to intimidate my husband & me to drop the complaint. We want our issues addressed in a timely manner, which are the drainage issue and our back door.
