      Owner of company called me and was yelling at me telling me to stop playing his little games. He refused to to add or remove any one from our contract. Anything I tried to explain I was told I was lying and to stop playing games by the owner. Because I'm no longer at the property but the other tenant is I was told he was going to file for abandonment of the property and break my lease. And if I continue the lease he knows he won't be able to rent out the property right away so after the lease is over I will be responsible to continue to make payments until a new tenant is found. I will attach a summary of the conversation and emails.Rent is total $2300 and the deposit was $3450 for a year long lease.

      Back in 2023 ******** was a current tenant at ******************* with 2 other roommates.  Per our lease we do joint and several leasing. Come the end of the lease ******** wanted to stay at the **************** property, so we allowed her to stay and get a new lease in place on her own with her co-signer. 


      Over the past few months we have been experiencing complaints made against the property for noises, parking and other disturbances. After all the complaints we noticed a couple vehicles that were always at the property and unauthorized tenants living at the property. Please see the attached 3 day correct or quit notice. 


      Per our lease, " Tenant shall not assign this agreement or sublet any portion of the premises without prior written consent of the Lessor. Lessor may assign this lease in its discretion. If tenant fails to obtain prior consent from Lessor, then that failure shall be deemed a material breach of the Agreement and automatic termination. Tenant shall not allow short term rentals to third persons through VRBO (or similar short-term rental company). If a Tenant is released in writing by ****** and allowed to assign this Agreement to a new tenant, both the old tenant and the new tenant will each be charged a $100.00 administrative fee. If more than 50% of the initial tenants subject to the original Lease request an assignment, and its allowed by Lessor, all tenants are required to move out, a full checkout and check-in shall be conducted, and a new lease shall be executed."


      Upon inspection we discovered 2 unauthorized tenants, evidence of tobacco and marijuana smoking, carpet damage, and the thermostat had been turned off during 10 degree weather.


      ********'s roommate, ****, had been in our office multiple times to discuss the lease violation and he stated that ******** had not been living at the property or paying rent. Per the attached email she states, "**** then asked if I was living there and I stated I wasn't." 


      When asked, she stated that she had been paying the rent, but her roommate wanted to drop off a check. This statement is false, as he told us specifically that she had not been paying the rent and all online payments were 100% through him and paid online via a credit card. 
      (I can include ****'s contact info if needed).


      **** is now wanting to leave due to financial hardship and paying all the rent, so we had suggested a lease break option since ******** is not staying at the property.
