      The date of the transaction is 6/30/2022. Minnick Management let the tenants know that if they clean the place prior to moving out to the point where it was spotless, they wouldn't charge a cleaning charge . I did just that and scrubbed the toilet on my knees, including the shower . Bleach ewas used and the carpet were cleaned . I spent about 8 hours deep cleaning the place to save my deposit. Me being prior military I understand what clean is . When I moved in there were dead moths inside the house and there were various maintenance problems . I would not like to be taken advantage of because this fraudelnt company chose to take advantage of a college student already paying $ **** a month for rent . This company not only raised rent by 400$ a month for us college students but are now scamming me out of my cleaning deposit . I told them this wasn't right , they explained that there manager left and things are chaotic within the company . She claimed it is hard being a cleaning lady and they stand behind charging me . I let them know this is wrong and will be contacting the BBB. I would like to be reimbursed for a 700$ cleaning fee or at least a portion . This is a scam, they may have planned to steal my security deposit from the beginning .

      The tenant was presented the required 24 Hour Notice to Clean Checklist (attached) upon move out.  They were also provided this checklist on 4.28.2023 after their submission of their 30 Day notice. After the 24 Hour Notice to Clean per period of cleaning had expired the property manager rechecked the unit and established that the unit was not cleaned per the cleaning checklist provided and hired a professional cleaner to get the unit to a rent ready condition. The tenant was notified and agreed that the unit was not cleaned perfectly. We are required to hire licensed and insured cleaners.  Move out cleans are deep cleaning and not the typical cleaning that most tenants do on the weekly basis.  This is industry standard. The noticing of clean was completed per ************* requirements for property managers.  Minnick Management wants to return security deposits in full, but can only do that if the unit is returned to the cleaning standard that makes the unit rent ready.  The tenant unfortunately did not clean per the 24hour notice to Clean that was provided to them. As for the rent, this unit was rented on the within the spectrum of rentals for a 3 bedroom unit in *******. Housing is in high demand in ******* and we price per the market.  The tenant signed the lease agreeing to the rental rate, so in turn agreeing on the rental cost.

      I am rejecting this response because it was spotless as seen in the attachments that were provided . The company is simply saying it wasn't clean. Minnick Management never got a response from any of the tenants saying it was,n't cleaned properly. They also stated that the cleaners are per hour as we can see in the photos provided, it was clean . The clean should not amount to the excessive amount of 700$ . I called Minnick Management and they said it was per hour anyways . The agreed rent amount and security deposit was agreed on but, not taking advantage of tenants and taking majority of the security deposit for cleaning when it was cleaned properly. I would appreciate if this company , didn't make false claims . That's why on ****** reviews customers are saying the same thing. Shame on this company, I moved out of this house cleaner then it was when I moved in.  When I moved in there were dead insects and dust in the household .

      Hello, I am making a complaint about Minnick management company and the way they have conducted business with me. I have asked for a landlord review for them for 3 days to hand over to ***************************** in ********. They are a rental property company. So my question is why they would have 3 days off and only be in the office for 6 hours a day 4 days a week when they have renters 24/7. They have also failed to send any past bills into collections, no notices of charges over the past 2 years. And wanted us to pay them over a **** dollars for damages to a past apartment. Which I'm fine with paying, but why did they never send that bill to collections or notify us for over 2 years? Seems like they are running a shitshow instead of a business.

      I would like them to give me a better review for other rental companies in the future, furthermore, if more then **** dollars was never sent to collections and they demand others pay it, what's the point?

      Thank you for the chance to respond to this tenant.  I have attached the move out letter (invoice) for damages on this rental property that was sent certified mail per state law.  There are no state requirements to further notify the tenant of a debt owned.  We are also not required to send debts to collections.  In instances like this, instead of paying a debt collection company 40-50%, we were able to collect 100% of the debt owed by the tenant.  Regarding the hours comment.  Our staff is in the office M-F 9am-4pm.  Our phone system rings through from ***** and 2-4pm.  This allows for staff to respond to emails and go to properties. Though we have posted friday hours of being closed.  This is a day where voicemails are still checked and responded to as staff is in the office, but allows our staff to work on projects that require no interruptions.   Our renters also have access to **** emergency maintenance hotline at all times.  As this tenant is not an expert on running a business or how one should run this is moot point.  We have a thriving company and our renters are happy.  It is simply not a valid complaint and this tenant is upset that their past rental choices came back to light and they had to pay.  Please let me know if you need any further questions.
