      Direct burial electric wire 220 volts . Isnt up to code 24 inches , Nore in conduit installed , because of this there is no water . You hooked up a temporary 220 running across my driveway for 3 months and counting . I hope it doesnt break and electrocute any of the pups in the neighborhood

      I have reached out to their warranty department and according to her my issue is not structural and is an easy fix that I can get someone to come out and fix easily. $1,600 for me isn't an easy fix when I have already spent thousands fixing things improperly done by this business or that I was flat out lied too about. I have attached a detailed description of my problem from a business that I had come out and look at the issue along with how much it would cost me to once again fix a problem caused by Eastwood's failure to do a job properly.

      On September 29, 2022, the following response was provided after numerous responses were provided regarding this complaint:

      "Estefani, good afternoon. The Eastwood Homes contract provides that every agreement, in order for it to be binding, must be in writing. There is nothing on any contract document stating 220 was required (the appliances conveyed at closing were not 220 based). Therefore no claim exists. With that said, as a courtesy, the amount it would have cost to add 220 was offered but never accepted. Therefore, this matter is now closed and no further rebuttals will be accepted."

      I am rejecting this response because: The response has nothing to do with the issue I am experiencing in regard to my floors. They responded to a previous issue from 2022 regarding an electrical issue and one issue has absolutely nothing to do with the other.

      It seems like Eastwood Homes cannot read or comprehend. This is a NEW complaint regarding my floors that were improperly installed by Eastwood Homes. I reached out their warranty department who told me it would be an easy fix and I need to get a floor person over to inspect. Which I called several floor companies who could not understand how the builder was saying that the problem that I am experiencing is not a structural problem. If they read the attachments that were attached from a FLOORING company, they would see that this is a very NEW complaint about my FLOORS DUE TO POOR WORKMANSHIIP FROM EASTWOODS HOMES. The company that cares that can't take a minute to read but they prefer to produce mediocre work and then NEVER own up to their shootie work. I HAVE NEVER SUBMITTED THIS COMPLAINT BEFORE SO I DON'T KNOW HOW IT CAN BE A DUPLICATE. I HAVE AGAIN ATTACHED THE VERY NEW DOCUMENT OF THE FINDINGS FROM THE FLOORING COMPANY OF THE VERY NEW AND NEVER BEFORE FILED COMPLAINED.

      I had a house built using Eastwood in 2016. Recently, weve had leaks inside the house. A new roof should last more than 8 years unless there is storm damage. I called my insurance company. State Farm-*************************** ************, and they inspected the roof and found nothing major due to weather. I called 3 roofing companies, and they all said the damage was caused by poor craftsmanship. ***********, ************** and Modern Roofing whose number is ************, ****************** is the contact. They all said that the hole in the plywood around the roof vent was cut too big, and over time, the shingles started to fall in around the pipe sticking out of the roof, because there is no support. The leak is in line with that theory, because the rain comes into the attic, down that pipe and out of the air return vent thats inline with that pipe that goes downstairs in the master bedroom. My partner and I have been calling the contact for our area, who is *****************************, and have not been able to reach her, and shes not returning our calls. Her number is ************. We have a 10 year warranty on all things structural and this includes the roof. I dont know what else to do, or who else to contact to get this issue resolved. I need help before its a bigger problem than what it is currently.

      This matter has been independently reviewed. Since this customer purchased this home over eight years ago, and no prior warranty work has occurred by Eastwood Homes to date, there is no coverage for the alleged roof issue. We note that a myriad of weather events over the years have occurred, and certain roof work (which is explained in the complaint) has also occurred. Accordingly, and given a roof repair of this nature is not structural in nature, any roofing matters are within the sole responsibility of the homeowner, or any subsequent homeowner. While this is undoubtedly not what the homeowner wants to hear, the ************** statute of repose also bars any such claims.

      Purchased home from Eastwood and was told on January 4, ************************************** the primary bathroom where the toilet is located. There are other homes similar to this ***** Model that have a vent and it's supposed to be part of the house plan. Requesting for them to fulfill the installation of the vent since we feel that we are being discriminated against and was mislead when it comes to what was supposed to be built. I have the email where they assured it would be installed. Or provide refund of what it would cost to install the vent. Thank you in advance.

      This Complaint was independently investigated and involved searching prior employee emails, which took additional time. Your patience is appreciated.

      The residence owned by **************** was started on May 13, 2022 as an inventory home. An inventory home differs from a "to be built" home in the Eastwood process because the home plans and construction options are set (whereas on a to be built home certain items, like vent locations, can be modified). Mr. ****************** the contract to purchase the inventory home on January 3, 2023. A representative with Eastwood did text **************** and indicate the vent in issue would be installed on or about January 4, 2023. 

      In between January 4 and January 19, 2023 two (2) representatives contacted **************** and let him know that the text message was mistaken and because this was an inventory home that no vent would be installed. To address the mistake by Eastwood Homes, **************** was offered a free refrigerator. The addendum dated January 19, 2023 has been provided to BBB and documents the refrigerator being provided at no cost to ***************** 

      **************** closed on February 3rd, 2023. The refrigerator concession was accepted by ****************. As a result no vent installation will occur.

      I closed on my house November 2021 and have been having problems with sitting water in the backyard since. I've addressed this with the Eastwood Homes company (builders) and they have come out on multiple occasions and have even re-graded the yard. I've suggested multiple times that a French Drain needs to be installed but they don't want to invest the money and continue to tell me that the ground will be soft due to it being a swell. You will be able to see in the pictures it's a muddy mess and attracts mosquitoes and other bugs from it being swampy. I want the company to come out and provide a permeant fix not continuing to blow me off and do band aid fixes. I've even received a quote myself for a French Drain that costs under $2700. I don't think it's fair that I should pay that though since this is covered under warranty and I've been addressing it since I moved in. Either they come install the French Drain or agree to pay for me to have it done.

      Upon receipt of this Complaint Eastwood Homes recognized this was not a Eastwood Homes issue, but rather a municipality issue. Accordingly Eastwood Homes scheduled a meeting between **************, her adjacent neighbors, and the Head County Inspector.  This occurred in person with everyone.

      After explaining the background of how the municipalitys engineer sets grades and run off, the Head Inspector informed ************** all work completed by Eastwood Homes and their trade partners was installed per code and in compliance with the approved county plans.  

      It was further communicated by the inspector to ************** and her neighbors that all homeowner complaints were related to improper individual and/or HOA maintenance. The inspector passed along suggestions as well as additional contacts at the county for the homeowners to use for future questions regarding HOA maintained communities.

      Based on the Head Inspectors determinations, Eastwood Homes has concluded that no further actions would be taken by Eastwood Homes or their trade partners regarding this matter.

      We originally filed a warranty issue with the company in October 2022 about a leaking window. The leaking issue was allegedly corrected. However, it was not corrected and continued to leak. We contacted the company in July 2023 regarding a continued substantial leak to the window where it poured water into the house. Eastwood homes failed to follow up and have vendors complete work, failed to follow up on work, failed to even temporarily remedy the situation. We had to continually reach out to the company for support and to have the issue addressed. The company continued to allow damage to occur to our house without addressing the issue. Eastwood Homes continued to blame vendors, which they have contracted with, for failing to complete work to satisfaction, and continued to not follow up on work and address the continued concern related to the leaking damage to the home. We have had to take numerous days off work to continually to try to meet with vendors and with Eastwood Home representatives over a now, 9 week time period to where vendors either did not show up, showed up in a time frame that was not agreed upon, or where work was not done satisfactory to remedy the issue.

      Eastwood Homes was going to hang the blinds and address a paint drip, but when ************** requested inconvenience money and threatened legal action the good faith offer was withdrawn. Currentry Eastwood Homes has no open work orders and no further work is scheduled to be accomplished.

      We signed a contract to purchase home through Eastwood. We requested a slight delay in closing & unfortnately as we were unaware we needed to be present in ************** (we are in **) until a few days before the scheduled closing. My wife had a medical ************** were unable to make the 10 hr drive. We asked repeatedly for Eastwood to allow us to do an Electronic sign closing & they said "we do not allow closing without being physically present" I asked for a rescheduling to the following week & instead Eastwood overnight a closing package to my home and it arrived after I left to go to work. We were told it needed to be TIME STAMPED and returned to the attorney by 5:00PM that same day or we were in breach of our contract. I left work at 3:30 and arrived home to try & sign & return. Unfortunately it was a gigantic package that needed to be signed in front of a NOTARY, the entire package needed to be scanned & emailed back as well and back to a ******************* stamped before 5:00PM! I contacted Eastwood & asked for a delay to the next morning. I have all the text exchanges & we were told no! I begged for some ************************ and was told no, and they pulled our contract. They kept our $20,000 ******* money! We paid for the appriasal, had everything in place & were 100% cleared to close!! I had our house packed, moving company scheduled for that weekend & were ready to go! I had to hire a mover to move me into Storage that cost me thousands of $, had to buy a ************* storage ********** family has no home! Incredibly enough Eastwood reached out 7 days later offering to close within 5 days with all my original paperwork BUT the price increased on the home another $5,000! We have offered 4x to close in the last 3 weeks just asking Eastwood just to honor our original price. They refused! They would close in 5 days because everything is set BUT at a higher price! Pay more but use everything we had in place? We would like our $20,000 back.

      After receipt of this Complaint a timeline was created which demonstrates the ******** family didnt comply with the contract, failed to close on the property and as a result the contract remedy of retaining their deposit for failure to adhere to the contract. 

      In summary, throughout the contract process, ***** and ************************* failed to comply with the terms of the contract.  They failed to timely complete required paperwork and failed to close the transaction.  This ultimately resulted in the sellers action to cancel the contract and retain the binder monies paid per the contract. Initial Contract paperwork sent out on 4/22/23.  Buyer was informed they had 24 hours to sign and send back.   ***** took nearly 48 hours to sign and send back. Initial contract negotiations generated a complex change order with multiple items that customer requested the seller change.  Change order paperwork was sent to buyer on 5/11/23 with a request to sign and send back ASAP.  Both the Builder and New Homes Specialist from Eastwood made multiple attempts to have the buyers sign their change order so that seller could order and install requested change items.  Once again buyers did not cooperate in a timely manner and took 15 days to sign and send back change order finally on 5/26/23.  This impacted sellers home completion schedule. During the time between 5/11/23 and 5/26/23 sellers Vice President of Sales discussed buyers lack of cooperation with the terms of the contract with buyers real estate agent *************************, and she was informed that continued failure to comply with the contract could result in termination of the contract and retention of ******* money deposits.In the month of May  - as home was approaching completion seller informed buyer of their walk thru and closing dates.  Buyer informed seller that they would not be present for their formal walk thru.  ****** requested a signed document from buyer indicating who they designated for their walk thru.  Again simply getting this paperwork took multiple attempts and then finally- buyer submitted the required paperwork on 6.12.23.   Buyer then designated a different person for the final walk thru and a new authorization was signed on 6.22.23, which was after the set closing date. On 5.15.23, Seller officially set the closing date through normal contact procedure for 6.13.23 .  This was communicated via a closing letter. After 2 weeks and several unreturned calls and emails, buyer requested seller change the date of the walk thru and the closing. Seller reluctantly agreed to change the walk thru and closing date to accommodate buyer.  On 6.8.23, Seller communicated via a revised closing letter a new closing date of 6.20.23. Sellers Director of Sales had a phone conversation with buyer to stating that if the closing did NOT occur on the newly agreed upon date of 6.20.23, then the contract would be cancelled. Multiple attempts were made by New Home Specialist, Director of Sales, buyers agent, loan ******** ******** and Eastwood Homes closing coordinator to get buyers to cooperate with the contract and close by June 20.Buyer failed to close on June 20 by their own accord.  Seller made one last attempt to assist buyer by coordinating a mail away closing package that was sent to sellers home address on 6.22.23 with specific instructions on how seller would agree to close utilizing the mail away closing package. Buyer again failed to cooperate with the contract and did not close and sign paperwork.Seller exercised their right to cancel the contract and retain the binder monies for failure to close on the property, per the Contract.

      We purchased a new home built by Eastwood Homes. We have lived in the home for almost a year and there are still things that were unfinished at closing that are still unfinished. We have attempted many many times to get them to come and finish the work but it still has not been done. Also, we pay into an HOA that is responsible for the gravel road that we live on. Eastwood homes is in full control of the **** The road is in terrible shape with giant potholes and Eastwood will not fix them. They have spent our HOA money several times on getting work done on it but each time the holes come back in the exact same places within a short time or as soon as we get rain. The holes are large enough where they are going to cause damage to vehicles.

      This complaint was reviewed and Eastwood Homes management contacted our customer directly. Prior to the complaint an on-site visit occurred and a list was compiled which has been addressing warranty concerns. The final painting step was scheduled for this week and the customer cancelled that work, which will be rescheduled. This warranty work process is going according to the normal process and should be resolved within the next couple weeks. 

      As to the gravel road, that will remain as that was the roadway all along.

      I am rejecting this response because:
      The work has been scheduled inside the house for the painting and drywall. The work was not canceled by me. The painters showed up and the drywall work had not been done yet. 
      The complaint about the road was not that it was unpaved. The problem is that the road has large sections where there are big potholes that need to be fixed. Over the course of the year we have lived here they have brought more stone and covered the holes but as soon as it rains the holes are back in the same places. The road needs to be repaired instead of just covered up.

      The electrical switches with dimmer options in master bedroom doesnt work with dimmer options

      The **wave switch controlling the master bedroom lights was replaced in June, 2022. The **wave may need to be reset, or the customer could be using the wrong type of light bulbs (cant use LED bulbs with the dimmer). If the dimmable switch is not used, or doesn't have the right LED bulbs, it wont dim the lights. It is recommended the customer use the correct bulbs and if necessary request their electrician to address since this is outside the warranty period.

      I Have a kitchen sink that is new from the builder and its covered under the builders warranty but they are refusing to fix it. Its a damaged sink that is so corrupted it rusts for no reason. They are unwilling to look at it , offer a replacement or even attempt to try to remove the abundance of rust.

      This is considered homeowner maintenance, not a warranty item. Stainless steel cleaner (barkeepers friend stainless steel cleaner) is recommended. The marking being complained of is from hard water minerals, so proper cleaning on a periodic basis is a homeowner responsibility.

      Your products are faulty. If hard water is to blame then those products should not have been Installed. If you know that hard water causes constant rust and stains in your decrepit sinks then you should have chosen a manageable option like porcelain.

      basic maintenance is not multiple times a day attempting to remove ever growing rust from daily use.  Thats an abuse on the homeowners.

      Your response is ridiculous. You cant put in items you know will decay from the internal environment then ask the homeowner to maintain it. The fact that it shouldnt be in there is on you. 

      this product is garbage.
