      I am reaching out to file a complaint with Fred Smith Company, regarding **** Smith Properties. In May 2021, I moved into a townhome rented by **** Smith Properties in *******, **. I moved out of my townhome on May 15,2024. The move out date was originally scheduled for May 14, 2024, and I sent an email to ************************* (Property Manager of **** Smith Properties) on May 14, 2024, requesting for additional day for $50. She replied back to the email and said it had been added to my account and I paid, which I have the receipt showing it was paid. For the last month I have been waiting for my deposit refund. I called and spoke with ************************* on June 19th and was informed that I will not get a deposit back and I owe money due to the townhome not being cleaned and everything was not moved out. On June 19, 2024, after I spoke with ******, I sent her an email showing the pictures I took on May 15th that are timestamped for that day. The townhome was cleaned on May 15th which was the additional day that I requested and was granted by *************************. I am due a refund of $500 and I dont agree with them not being honest, nor were they civil enough to understand where the miscommunication happened. Instead, they lie and try to cover for themselves and talk to me like I was stupid. **** Smith ******************* staff is keeping my $500 and charging me over $700. I have pictures of that. As of yet, I have not received my refund. I have pictures and emails of everything.

      I have lived within **** Smith Properties for the past 3 years. Each year, I transfered from Riverwood Apartments to ***** Creek townhomes. At the time of moving out Riverwood, I was only sent half of my security deposit. I inquired as to why and was told that that I only paid $600. I provided my receipts that I paid $1060 and I eventually received the correct amount. Upon moving out of ***** Creek Townhomes, I again left the home in pristine condition. Paid to have the home professionally cleaned. After waiting 30 days for my deposit, they only sent me $148 out of a $1365 deposit! They listed damages that were not true. The only damage that was done was that I had my tvs professionally mounted in the home and I was expecting that charge, which I was charged $60 for upon moving out of Riverwood Apartments. At ***** creek townhomes. They charged me $40 for drywall repair. They also charged me for ***** in the carpet, hardwood floor damage, cleaning, and many other fraudulent charges. I provided them with a video of the home after it was cleaned upon my moving out and they responded with the same charges. I cant believe that they are able to get away with stealing peoples money. It seems as if I am going to have to obtain a lawyer in order to get my $1304 back that I am rightfully owed.

      Hello, my name is *********************** and I'm making a formal, documented complaint against ****************** in *******, **. They can be located at ***************************************************************. *********************** is responsible for overseeing administrative and billing tasks within the rental office. Her email is ************************************** I signed my rental agreement for ********************************************************** in May of 2021. The lease agreement that I signed states that my security deposit is listed as $1225. The full amount of $1225 was due and paid in full when I went to the office to sign my lease. Per the rental agreement, all money had to be paid in full before I could acquire the keys to move into the property. Because the amount was paid in full, I was able to move-in. There was never a balance or issue with my account. Fast forward to May 2023, ****** informed me that my security deposit was only $500 upon move out. This is inaccurate and she knows this. Furthermore, when my spouse and I arrived at the rental office to show documentation (the signed and dated rental agreement) she became upset that I was able to produce the documentation, and aggressively told us to leave. She also called the police. We waited for them to come and of course we did not suffer repercussions because we did nothing wrong. She wants us to be trespassed and denied entry because she thinks it will keep her from having to face the fraudulent activity, she's participated in. It's very interesting that other complaints on this site (BBB) have had the SAME ISSUE as we have. I've also attached the legally binding lease agreement because I want it on record that I've filed a formal complaint with this agency. ***Also, just as the other complaints have stated, they never answer the phone or call back. They are very unprofessional and unworthy to work with the general public. Thank you BBB. You are just one of the many agencies I have filed with. Thank you.

      I signed a contract for a year long commitment to the company for a golf membership. My girlfriend and I separated and she moved out of the house leaving me with the full lease payment. I could no longer afford the monthly payment for the membership. I filled out and sent in a form to cancel the membership and was told at the desk that because of my extenuating circumstances that I should be able to cancel the membership and contract agreement. Then after not using the facility for 2 months they began charging me again. I called the office at least 10 times to try to get in contact with someone who could help leaving voicemail messages. Then I disputed the charges through my bank and cancelled payment though my bank. Finally, after they did not receive the payment they finally contacted me saying I missed the payment. I told them I could no longer afford the membership and I sent in the form to cancel the membership. They told me that it was a year long membership and that I couldnt cancel the contract. I told them my extenuating circumstances and that I could not afford the monthly membership payment. They lady I talked to said she would like through the contract to either discuss early termination or a settlement amount. I was told they would get back to me with more information but they never called or emailed me back. I tried calling them multiple times after that and left voicemail messages but they still did not give me any responses. The company is now trying to *** me for the rest of the membership amount including interests and other fees but I still cannot afford it or discuss any options.

      in June or July of 2022 I made a phone call after receiving a bill from Fred Smith company for recreation and pool privileges’. I stated that we pre paid for the entire year and was informed that it had now moved month to month and I requested cancellation as we only use the pool and not the gym or golf courses and that we pay by the year and only use two to three months worth of the full year we have to pay and that I would do it again next year. I was informed I needed to email a request for cancellation and did so ten minutes after ending the phone conversation with an employee at *********. If phone calls are recorded then there should be a phone conversation at lions gate with whoever the employee was at that time at the desk. I since received a letter stating that I owe for the last 6 months. This was supposed to have been canceled

      Bought a pool membership at ****** in June from Fred Smith Co, in which I BELIEVED was just for the summer, as was explained to me in depth by the front desk rep, Ms ****** She explained that it could be used for the gym, golf, pool, etc at all the different locations. My fiance & I discussed with her how excited we were to be able to have this for the summer, & that we couldnt believe what a nice deal we were getting. We filled out the "contract" & he was also added as an addtl customer on my account, & she conveyed to us we would be able to pay the family rate, no problem. We also asked her when would they cease debiting the monthly rate from my debit card. She said just give 30 days notice, & there will be no problem. I even asked her how long the pool stays open in the summers so I would know what month to cancel. She mentioned that ****** usually closes earlier around the end of August, but that the other clubs usually stay open through Labor Day or a week or two later. She SPECIFICALLY said to me, as long as you cancel on Sept 1, you will not be charged for October and your contract will be cancelled. Later, of course I found out from ******* ******* the club manager that NONE of this was correct. He called me due to my fiance being on the contract & told me and that he wasnt eligible to be on the contract since we are not married & that I could cancel my membership due to this. I really wanted to be in the pool this summer, so he refunded me the family rate & charged me the individual rate. Months later I find out that the "contract" was for 12 months! Of course, taking for granted that the office at ****** would know their rules, policies. I was naive & didnt read the contract in detail which stated it was for 12 months. I BLINDLY believed all the words that came out of Ms ******* mouth regarding the membership. Spk to ******* & of course too bad, too sad. basically. They dont care about misrepresentation! Very disappointed in the whole experience!

      I broke my lease and have been waiting on my bill since the end of September, 2021. I was told that they have 30 days to issue a bill for the lease break and I still have not received it. I have called them and emailed them countless times and I can't get a hold of anyone. I fear that they are going to send it to collections and hurt my credit which I've been working on very hard .

      Inquired about a townhouse rental available in *********** townhomes and submitted a application on October 8, 2021 and paid a $50 application fee. On October 12, 2021 I received a email from ******************* ( Assistant Property Manager) to send over 2 forms of ID and my pay stubs. From there I received notification I was approved and paid a deposit in the amount of $1,280.00 at the ********* location. 1-2 weeks later called repeatedly to the following phone numbers and left countless voicemails listed on all of their websites: ************* ************ ************ Had not received any thing in writing. Finally made contact with a person name *** who confirmed I was in the system with a move in date of Dec 15th, who was able to send me a welcome letter and my lease agreement the week of Nov 5th. On Monday November 15, 2021 at 5 pm I was notified by a ********** ( 30 days away from my move in date) that there was a disconnect on their part with the transition of offices and staff and that I could not move in the townhouse and that they did not have anymore available. I had already given my current leasing office my notice to vacant and my current apartment had already been rented out. Short story no where to go......... I have called multiple numbers again, as of now I want my deposit back as well as my application fee and the cancelation fee of my new furniture having to be returned and held. Absolutely the worst customer service. I even left a message for ********* who is the VP of the public division. No return call.

      I'm trying to get my security deposit back from Fred Smith Company. It's been over 30 days and I have not received my security deposit back. I recently moved out of *********** Subdivisions in ********** NC owned by Fred Smith Company on 9/30/2021. I was told by ******** that it would be 30 days for my security deposit to be returned. It's over 30 days and I still don't have my security deposit as if today. I went by their office to see what was going on it's another management company that took over Fred Smith Properties. I told them about my security deposit and they checked and said Fred Smith Company is responsible for the security deposit to be returned. I have called and left messages at Fred Smith Company for ************ in which no one returned any of my calls or emails. I have been calling since the middle of October. The amount of the deposit owed back to me is $1,090.00 which I put down in 11/1/2019. The number for ************ is ********** and I guess her email address is ********************************* and I guess the mailing address is Fred Smith Company ************************************. I'm tired of these people ignoring my calls and emails. I work to hard for my money and they are not going to keep this money. I followed all the correct protocols when I left and there is no outstanding balances of any kind owed to them. They're not professional at all and don't care when it's your money you're trying to get back. Will not ever do business with them again. Never.

I went to the office and picked it up. What needs to be done to close the complaint? Thank you.
