      This morning I went out and found a green sticker on my car threatening to have my car booted or towed within 24 hours if I did not show a sticker on my license plate even though my license plate is registered and insured as it is every year.I sent two pictures one of each of my vehicles license plates proving that the decals were in fact on those vehicles.I just came home from the grocery store and found another sticker on my pickup truck on the passenger side this time which was not there earlier today when I was doing things in my truck so I know that they put it on in retaliation of my standing up for myself and not putting up with this place is management because it's constant around here with them treating the tenants like garbage and taking very little if any care to any of this property.This is a retaliatory move by one or more than one person in the office here on this property since that warning sticker was not on my truck this morning and showed up this afternoon which has sent me right over the side.

      We are unable to respond to this as there is no property location mentioned nor a name of the resident submitting the review. We do monitor our property locations for unregistered vehicles or broken down vehicles this is explained in detail in the lease agreement that is signed at move in.

      Rented at this place for 9 years they came in and threatened me because I hadnt signed a new lease. This was before my year to year lease which was up in October. They made me sign a new lease or pay a month to month fee which was $300 more a month. After the threats, we signed and then then they charged me in arrears. Ha! After being told that wouldnt happen. We got out of there ASAP, Which everyone else I know is too. I left October 28th and was sent to collections on November 13th. A complete joke. I have pictures showing how they allowed the bird p*** in the breezeway to stay there for **************** How they lied about my new lease. I would never lease from them again.

      We have reviewed the account and the original lease expired 10-2-2022 the renewal request was not made until 6-30-2023, the staff got approval to waive all previous MTM charges. As for the account being turned over to the collection agency this is standard procedures, it however does not reflect on the credit report for 30 days. The lease agreement was signed and therefore they are responsible for the lease performance fees.

      Highly disappointed! Maintenance is a joke. Property is very run down and the maintenance men will even tell you they are short staffed, underpaid and told to not fix things just put a bandage on them to save $. Pay a monthly pest control and they come once every 6 months.

      We checked on this account and did not have any open service request so the manager reached out to ************** to see if there was anything she needed addressed. She did mention her frustration with car break-ins from a few months back, **** was going door to door which we try to prevent that but often times we are not aware of it. The pest treatment program was explained and her unit was treated last Tuesday. I think we have resolved any concerns she may have had. As always thank you for your time and assistance with this matter.

      Southwood Realty has made ************* go downhill. I have been living here for 5 years. Moved to a bigger place and was unhappily notified of changes on the day of move in. I have yet to get details of charges other than in an email. No documentation to support anything has been given. Managers are very confusing and do not provide any details. I am not getting a professional experience at all with these people. Think twice of moving here if you have to deal with anyone in that office and just anyone with Southwood. Shame to make people move after their lease since the apartment is nice and was super clean at move in but to deal with people that cannot provide professional detailed information is a big game changer.

      We ended our lease at *********************** and were told we had to pay $794.30 due to the carpet being damaged which we went ahead and paid IN PERSON to the office. Now they are telling us the money orders got lost in the mail THEY sent out to corporate and are threatening to send us to collections over money we paid them that THEY lost... I would appreciate it if someone could please look into this as it's absolutely ridiculous that we would even be liable for this payment at this point. We've tried calling the number of the person threatening to send us to collections multiple times now and left multiple voice mails and got no response. The office at the arbors keeps telling us they are working on it but it's been over a week now and we've yet to move one step closer to being done with this issue. This should no longer have ANYTHING to do with us since we paid the money IN PERSON with two money orders. What was done with those money orders after we paid has absolutely NOTHING to do with us.

      We have contacted the property and they admit to taking the payment and mailing it to the corporate office. This item seems to have been lost in the mail system. We are actively working with the post office to locate the item but we are at their mercy. Since we do have acknowledgment from the office staff of the payment we are placing the account on hold. The money orders have yet to be cashed as in the event we cannot locate the original money orders we may need the copies to secure a reissuance of the money orders.       I have been living at ************************* which was previously **************** in ******, ******** since 2020. I had a great experience until Southwood Realty took over and the lease changed to new people. The guy that sleeps in the room directly above the master bedroom makes banging noises that wakes us up in the middle of the night and keeps us from being able to fall asleep (EVEN WITH A SOUND MACHINE, FAN, AND EARPLUGS ON). We have had to sleep in our guest bedroom many times. We go to bed in our master bedroom around 10, and are woken up and have to move the guest bedroom in the middle of the night. My husband is in medical school and cannot afford to lose sleep because of his consistent tests and quizzes. This is unacceptable, especially after the fact that I have made at least 5 e-mail noise complaints specifically about this issue, emphasizing that it is occurring after quiet hours. I have gone into the office before as well, they always say they will call the guy but the noise continues. Ive record the noise on my phone whenever it happens and have repeatedly sent them to the property manager. The property manager said she had a meeting with them but the noise keeps happening. We met with the property manager afterwards with more video evidence and she refused to do anything. While we understand there is normal apartment noise this happens DURING QUIET HOURS. The manager told my husband and I that their lease is up in June and that we move out in May. She implied that we would just have to wait it out. We want to end our lease early without any fees and get our security deposit back since we have to move as soon as possible since we cant sleep. It has gone on for months and the property manager is obviously either unable or unwilling to do anything about the noise during quiet hours. I continue to be dismissed over and over again and we see no other option but to move at this point.

      One of the most awful companies you can rent from, they call them "luxury" apartments with bullet holes in the window's from mass shootings, half the ** units aren't working or old and outdated and missing speed bumps just to save money wile people fly around corners and when you call Southwood they refuse to take any concerns seriously, and now instead of reaching out to local ************** or any local rescues LIKE I DID for solutions for the community cats the management they hired says it's better to starve them out EX**TLY WHAT THE RESCUES SAID NOT TO DO!

      We are not aware of any issues at this property but will look into these allocations and we do request that tenants do not feed stray animals on the property to help discourage an overpopulation of feral cats. We do have a pet policy in place at all properties for the safety of our tenants.

      We left the apartment in January 1st of 2022 with a balance of zero and now we're getting a hit on our credit for almost $3,000 after we learned that their previous management at the ************ Apartments in ***** was caught stealing rent money and has since vanished from the job.. although we are not the only ones to have had our rent money stolen at the Trotters Run Apartments someone came by to show us the legal paperwork of where **** stole about $4,000 from him. Southwood Realty claims that ************** stay plus only paid them $11,000 and I have receipts for up to $17,000 from ************** state Plus

      All ** Stay Plus payments are direct deposited into an account there is virtually no way funds can be stolen. We have checked and the amount paid by SC Stay was $11,830.00 which has been posted to the account correctly.

      I rented an apartment from The Commons At ********* which is owned by Southwood Realty. Southwood Realty issued me a refund check that had my name and another persons name on it. I notified the property manager of the issue and he acknowledge the mistake. Then he informed me that the error was odd and he would escalate it so a new refund check could be issued. six emails and several attempted phone call later. I am still waiting on a corrected refund check. Today I was finally able to speak to someone from the corporate office and the representative refused to give me her name. After some conversation, the corporate rep stated that the issue may have come because I technically didn't rent from them that they had only purchased the property on the same month that I moved out and that's why they're were the company to issued the refund check. She then told me that I needed to contact the property and have them to correct the issue. When I explained that the property informed me to contact "corporate" she told me that the property had to fix it because they had my file which could prove the error on the check. I've been given the run around trying to get my refund.

      I live at Avalon "Luxury" apartments in ********** **. I was told when looking at demo apatment that I could update to a premier 2 bedroom. Which included hardwood floors, ************.... when my actual apartment was available It was carpeted! When I complained the woman said I could only get hardwood on a 1st floor apartment. The 2nd and 3rd floor apts have to be carpet due to being a noise insulator. LIE! I know people here now that have hardwood in upper levels. Still paying $1668 a month though! Service requests are a joke. ALWAYS takes weeks to fix. I called about my toilet running and it took 3 weeks and I just got my 1st water bill of $178 for July!!! Say what??? It's more than my *****************! No one cleans up after their dogs, never gas in the grills and people that don't live here are always in the pool area. The slideshow and pics when looking to rent here show tanning beds(can't use), a fire pit(non existent)! I was definitely misled on what this units was supposed to be, yet still paying that premier price! I needed a place to live being a sold my house and moved here from out of state, but at what cost? I am a very humble reasonable person, but I'm being charged over $500 more than my mortgage was to have ..again " LUXURY" living, and it's anything but. It's sad because I like this community and my neighbors.

      We spoke with the Regional and the property manager for this property. It is our understanding that ************** was notified of the carpet as it was the only premier floor plan available and her daughter came to view the unit prior to ************** moving in the unit. The service order for the toilet in the unit was delayed due to being short staffed and other items taking a priority. We do acknowledge that the water bill is higher than should be and the regional will be giving her a concession on her account for this overage. The property should be in contact with **************.
