As of October 2021 this company has fail to complete all preexisting repairs on rental property. I have paid this company at this point over 6,000 in retal fees. The company continues to say they can't afford any repairs the home and has withdrawn from making repairs. The home has mold as well as well as standing rotten water in the kitchen, rotten broken porch steps, no lights in bedroom, no closet hangers, ac ducks issues hole in floor etc. This business continues to not make no efforts to fixing property that I'm paying over 1400 a month for with these type of living conditions. My family Heath is at risks. I have also tried to compromise by asking the agency to possibly give us another property they have in better condition they have also failed to do so. They have denied any financial resources we have attempted to gain some type of way out of this situation for my family. Please I do t believe this is ethical professional business behavior and I'd like help getting repairs made in this home stop this agency from withholding maintenance or a property relocation at this companies expense they have other properties in better condition and are withholding them from us.

      02/02/2022

Business Response /* (1000, 5, 2022/01/20) */ Contact Name and Title: ***** ****** Contact Phone: ************ Contact Email: ********************** Tenants have not paid this month's rent, and refuse to communicate with our office to resolve this matter amicably. They were provided with an opportunity to view the property, prior to signing the lease in October. We made accommodations for them to move in quickly, since they needed to be out of their previous rental ASAP. Many repairs have been completed, at their request, since their move-in, including: -surface mold removal by professional company (could have easily been cleaned by tenants or our repairman) -bathroom exhaust fans replaced -rotted deck boards replaced -replacement of bathroom faucets -HVAC inspected and serviced (no issues found) -door locks repaired -garage door sensors repaired / garage door checked The tenants are still not satisfied with the cosmetic condition of the home, and have now refused to communicate with us to coordinate any other repairs or advise when the past due rent will be paid. They requested the option to end their lease early, and we worked it out with the property owner to allow them to move out with no early move-out penalties. They have not updated us on where they are at with the move-out process, or if they've found another rental. Due to the late payment, and inability to communicate with us, we would not be able to qualify them for another property with our company. It is not our obligation to find them another property. The home that they are renting is in safe, habitable condition, and the homeowner is not willing to continue spending money to remodel the house for them. Our position at Seymour Homes Realty has been and will always be to communicate effectively with tenants and do our very best to work out a solution for all parties. We have exhausted all efforts to communicate with them, and unfortunately, the eviction process will begin due to the unpaid rent and failure to communicate. We stand ready to assist the tenants and come to an amicable agreement if they will communicate. Consumer Response /* (3000, 10, 2022/01/24) */ Upon move in the company written as well as verbally agreed to maintenance several pre exciting problems with the property due to the lack of property up keep. Over a course of 4 months this agencies has failed to make repairs in a timely matter. No one's asking for a property remolded and it's sarcastic statements like this that displays the lack of professionalism. I've simply been in a home for 4 months and each and every month PRIOR to Jan they have received $1495.00 of my hard earned money on time. So let truly be honest here I asked if we COULD possibly weighed our options to terminate lease early ONLY after going through months of repairs request and lack of urgency from the agency. The master closet dosnt have anything to hang or store clothes on you can see where someone previously attempted to make or rig something together obviously failed. Imagine your clothing or items remaining in a box for 4 months after you've moved. Clearly there's no empathy there. The dish washer is in operable. I originally advised them of the first month of move in is beyond filed order water smelling u the entire kitchen. They have just now as of four days ago made attempts to get a work order for repairs. It should have never gotten to the point of rotten water. Bathroom fan replaced but literally hanging out the ceiling dry way broken around fan never put light back in over shower to see just put a fan in and it wasn't done right , due the ceiling wouldn't be breaking around fan. These are issues that a agency's are know for charging at the end of a move out so yes I'd like it done correctly. Mold weather or not it's severity is mold and it's extremely troubling that you stated we the tenants could have cleaned it or allow a repair man in who isn't certified in mold to repair. The mold wasn't even addressed or taking seriously until I called and schedule to have it examined then ur agency took over from there. Why say something like that I mean really clean it ourselves wow, I'm floored. The kitchen cabinets door remains off shower heads remaining corrosion and leaking causing water damage not fixed not even inquired about. Bathroom sinks faucet was replaced because it was clearly Corroded. I mean really the pictures shows that. You act as if we aren't supposed to ask for repairs or maintenance. These are Nuisance repairs that I have been requesting since initial move in when you made open promises to get these things done we went back-and-forth so there was very much communication on my end and I have the emails to show it but at some point when there is a lack of empathy and professionalism from the business is frustrating to wake up every day and have the small minor things that you need to make a home functionable non-functionable. The HVAC was sprayed with a water hose I was present and watch the service guy who came out not sure if that was called treating it or not the issue at hand is the inside of the home some vents blow warm air and some vents blow cool air that is not proper. The garage sensors were never fixed a guy came out unscrewed him and screwed him back in to get them to line up and as far as the weatherstrip and bricks and stones that were removed from the garage door were never replaced so that the Garage door does not leak water when it storms but unfortunately according to several statements this is a remodel our person and not a maintenance request. Guest bedroom lights on the ceiling fan was replaced in one room the second guest room light does not work and still remains in operable where using a inconvenient lamp to see in that room at night. You have patched the porch leaving some rotted spots and some has been replace I'm not going to make it seem like you have not replaced some of the porch but it has not been all of the porch there was never any yard maintenance done there was never a pressure wash done but those are things that are in our lease that she will charge us for and it was never done in the beginning. Do you know as well as I know that we have communicated through email quite a bit and you have made several promises to maintenance the issues even the smallest of issues have yet to be done. I find it extremely pondering Upon asking to apply for another property that was available in better condition they were all miraculously leased and since you have done nothing to offer applicant to another property. You stated in your statement it's because of the late payment for January this question was asked one rent was up to current payment and was not late this question was asked over a month ago so that reasoning does not fitYou stated in your statement it's because of the late payment for January this question was asked one rent was up to current payment and was not late this question was asked over a month ago so that reasoning does not fit. I'm also very well aware that is not your job to help find another property but you stated on so different occasions how you and your company tries to help your clients and you've done so much to help us but that does not match your actions and I never stated it was your job to help us find another property under such Inconvenience. It's not about where or not you assume we happy with the home it's solely about a business being held accountable to make the maintenance repairs on home and not given the tenants excuses to why they won't do the repairs it's not right. Accusations of lack of communication definitely flawed I've communicated over the duration constantly with lack of response from your agency for days even weeks at a time. Recently giving up hope cause your business don't stand or operate on your statement. These request for maintenance shouldn't be ignored because someone feels there minor. I'm not unreasonable I'm fair and want to receive fair business treatment. If this was a family member or love one the issue would be considered differently. How wrong is it to want to hang my dressed work uniforms , shower, heat my home, operational lights in bedroom etc. We can't even replace or repair these issues ourselves if we wanted to being home that isn't owed by us it's gotta be approved and even such isn't fair that we repair a home that this agency is contracted to do such. This agency knows very well that rentals fee wouldn't and isn't issue hasn't been since move in. Business Response /* (4000, 12, 2022/01/24) */ I spoke with one of the tenants this morning and thought we were on the right road to resolving this matter amicably. I am unsure why tenant continues to submit complaints when we are actively working to schedule the repair issues and clearly discussed with the other tenant. I reviewed the list of outstanding repairs with the tenant: -dishwasher not working (SCHEDULED) -kitchen cabinet off hinge (pending assignment to vendor- will be addressed this week) -Master bedroom closet shelf repair (pending assignment to vendor- will be addressed this week) The tenant also mentioned pressure washing of the home, and I explained that pressure washing will be addressed once the weather warms up. This was already explained to the tenants at their move-in. These are the only repair requests given to me by the tenant today. The complaint from the tenant above outlines concerns that were not conveyed to me on my phone conversation earlier today. In reading the complaint, it is clear that the tenant will still be dissatisfied with the condition of the property, even after the above issues are addressed. *Regarding the dishwasher repair (which we have been trying to schedule with tenants since 01/18), please see attached email correspondence with tenants that went unanswered. Also, I tried reaching out to tenant on Thursday 01/20 (text) and did not receive a call back until today 01/24. As was explained this morning to the tenant, the eviction has been scheduled for 2/3 due to non-payment of rent. We regret that the tenants believe they can withhold rent payment due to these minor repairs (which we are actively trying to resolve). Our position is to address the above issues (dishwasher repair, cabinet hinge repair, closet shelf repair) no later than Friday 01/28. We will proceed with the eviction process as scheduled for 02/03. We will not be responding to any further complaints sent via this method until after the scheduled eviction. As always, the tenants are encouraged to reach out to us directly for an immediate response.
