    I would give 0 stars if possible. We were under contract for 6+ months. Builder was not ordering with lead times. Builder and PM promised weekly updates for 6 months. And provided 1. The framing was the only thing completed when we went under contract. This was going to be a custom spec home as some items had already been picked out. However, we would find out about changes from their social media pages. They changed the exterior from white to black. They also changed the white quartz counter tops for black granite. They were constantly making changes both large and small. There was a severe lack of communication. I personally emailed the builder to express my concerns and frustrations and he essentially told me to deal with it because this was his project and they were going to do what they wanted. We ended up getting an attorney involved and they identified 3 areas where he was in breach of contract. We terminated the contract after 6+ months. I personally cannot recommend the Kamp group but felt that our experience in dealing with them was so poor that others should know what to expect.

    Below is a transcript of email sent to this buyer. The background for this transaction is as follows. The Kamp group purchased a lot to build a spec home. The selections of this home were made and decided by a third party design team; who engaged with this buyer (without that being a necessity) to try and include them to an extent in the process. The “marketing materials” that reflected the style of home it would be stated **selections subject to change based on restrictions and delays” Response to ****** **** on 7/20/22 “ ******, I’ve sat on this for a few days now to process and do my best to speak to each point/concern. We take pride in what we do. We take pride in the quality and execution of our work. Home building is a tedious and ever changing process. We know what it takes to get the job from dirt to Certificate of Occupancy. The reason we have the “spec Home” side of our business (as this home is) is because we want to be able to implement “our touch” on the home. When we do this - it showcases who we are as a builder and design team. When we are doing an on your lot build/custom home or renovation - we engage with the clients and implement their ideas/design choices. If the design/style sheets have been referred to; you will see where it says “Note: all selections shown are subject to change due to shipping restrictions/delays” —— while I can appreciate you wanting to know what is going on behind the scenes; this is not that style of project. I respect that this is going to be your home - however, we still have to do what is best for the project, timeline, and overall finish of the home to ensure our vision comes to life. Since going under contract roughly March 1st - I have in my “sent” from myself or my team 30 emails to you all answering questions/dialogue around the home. In addition Beth and her team have met at the home, communicated, and shared their own dialogue around the project. We are roughly 20 weeks since time of contract and have record of exchanges that are more than double that. Also included in this communication would be site visits that justin has accommodated. I’m not sure if you’ve gone through a home building process before or not; but - in a normal instance (not an on your lot build) there are 2 visits during the process. One at “rough in” before drywall and the second at final walk through. We have given access to the home, we have accommodated visits and In fact- if we are referring to contract; the contract was violated when a site visit was made without permission which is essentially “trespassing” on the property. At that time - I could have terminated the contract. We understand the excitement surrounding a new home. We do this because we love to bring joy to people and help them achieve a home in which they can be proud of. I’m not sure how best to respond to the final note regarding being able to give us a strong recommendation. While that is certainly our goal in each transaction of our business; to obtain the ability for referrals; we also understand that some people cannot be satisfied. Right now, it seems as if you are not happy with the home, my team, and process. Thank you”
