      I have a rental home located in Greensboro, NC and have been with the same property management company for 12 years. The name of that company was Rent-A-Home. In the last year, the company failed to act in my best interest, failed to take care of the property, failed to document the tenant’s damage to the house after the tenant was asked to move out for numerous late payments, failed to capture any of the security deposit, failed to complete repairs on the house in a timely matter, and lastly after I hired another property management company and hired another contractor to complete the work, I have found that the vendors that they used did not complete the work that I paid them for. The items are the electrical, the touch-up paint, and the chimney inspection. I reached out to Rent-A-Home and they decline to reimburse me. I have attached the email correspondence between me and the company. I also have attached documentation for my contractor and my new property management company that verifies that Rent-A-Home vendors did not complete the work that I previously paid for. I have attached the invoices for the electricians, the chimney inspection, and the cost of touch up painting by my contractor that I had to pay for. The name of my contractor is ******** **** and my new property manager is ****** ******. I have attached documentation from my contractor and property manager that collaborates my complaint. Finally I have attached invoice from Rent-A-Home vendors, *** ********, Inc and **** ****** ******* *******, LLS. The work of the vendors hired by Rent-A-Home did not complete the work. Because of this fact, I had to pay additional money to have the work completed. I am asking reimbursement for the following charges: Electrical: $631.16 Painting: $453.69 Chimney Inspection: $245.00 Thank you. *****

      Please see the response below which was communicated to the owner (***** *******) as well on August 9th.  As a result of the owner's claim and our investigation we determined that no reimbursement was applicable to the owner.

       

      Hi *****,

      I spoke with our electrician, and his scope of work was different than your attached invoice. Our electrician did not touch any wires and even noted that the residence has an outdated electrical system and the majority of the circuits consisted of 2 wires opposed to the modern 3. I am not an electrician, but that could be the root of your electrical problem at ******* At the time that management ended, all lights were working and there were no signs of any electrical issues. If your vendor believed that the cause of the issue was due to *** ********, *** should have been contacted and if it was in fact his error, I am sure he would repair as needed at no additional charge. *** Electric's work order said "Please change all plugs and switches to white". We trust our vendor, who is a licensed electrician, and do not feel that you are due any money back from the work that was completed. Additionally, as management was transferred almost 3 weeks ago and your electrical invoice is dated 8/5, there is no telling who has gone into the property and what has been done. Breakers could have been flipped, ect. 

      The painters did go back out after the initial paint job to touch up cabinets on the back porch, kitchen cabinets, and areas around the windows that needed touch up. Again, we do not feel that you are due any money back as the vendor did complete the job they were assigned to do. You are clearly having additional work completed at the property and we all know that dents and dings can be caused by vendors while completing additional work. We do have pictures from the last time anyone from RAH or a vendor that RAH sent out went into the property if you would like to see those. 

      We are researching the chimney, but have not spoken to the vendor yet. I would like to personally speak with the chimney inspector before discussing that bill. The inspection does say that the chimney was in good condition at the time of inspection. I will be in touch.

      ELECTRICAL.  Per the attached work order (#*****) and in accordance with the owners instructions, the electrical contractor was engaged to "change all plugs and switches to white".  No further guidance was given by the owner and the contractor noted in his comments that there were additional electrical issues that would need to be addressed but was beyond the scope of what he was engaged to do.  The additional electrical repairs requesting reimbursement by the owner of $631.16 are not applicable as the electrical contractor we engaged was given specific and limited instructions in the work order.

      CHIMNEY.  In speaking to the chimney contractor (**** ****), he mentioned he has inspected this specific fireplace numerous times over the last 40 years.  He added that during the construction of the home/fireplace a brick was offset for whatever reason but does not impede the functionality of the fireplace.  He added that he completed a light sweep of the soot within the chimney flue and certified in his invoice that "fireplace and chimney appear to be in good condition".  He stated he would glad to discuss his findings with the owner upon her request.

      PAINT TOUCH UP.  The painting contractor did return after the windows were installed to touch up the trim that around the windows and also touched up paint on the back porch, and the kitchen cabinets.  Attached are a few before/after pictures of the areas in question.

      In conclusion, the owner claims "the vendors hired by Rent A Home did not complete the work I was charged for".  Our response is that the vendors did complete the work that we and thus, they were engaged to complete by the owner as the additional information/documentation affirms.
