Initially signed a contract with True Homes in April 2022, and as a result of delays by the builder I had with the contract. True Homes management worked with me and resolved my concerns. As a result, I was able to close on my home on December 30, 2022, without any issues. Over the past 18 months I've only had a couple of concerns, and each time True Homes promptly and correctly addressed each concern with my full satisfaction. As a retired State Trooper for over 30 years, I have a habit of being straight forward and calling out the facts. As such, it's my opinion that True Homes, LLC Builder is both decent and honorable. Additionally, I've had 3 homes built and I truly believe True Homes produces a good product from the foundation to their finished product. Lastly, their customer service (after the sale) is also excellent (I have dealt with other ************************** which were not as good). We signed a purchase contract for a new construction home in ********* and attended our Design Studio appointment in ******. Due to the appointment length we had to take time off from work and find a babysitter. The Design Studio appointment was a disaster: the Design Studio consultant was amateurish. They constantly had to ask other staff members for clarification on our questions. They werent aware of the upgrade selections we made online over the preceding weeks, so we had to redo almost all the design process. Our appointment ended without all our features being finalized or us receiving a final price for our home.The design consultant assured us we would finish the following Monday via a virtual appointment. We cleared our work calendars to accommodate this appointment. Around lunchtime we received an email from the consultant stating our appointment was canceled due to unforeseen circumstances. We attempted to reach out by phone and email numerous times to voice our displeasure and request a new consultant. Staff ignored all calls; my wife finally got someone at the Design Studio to respond to an email, but instead of addressing our concerns, they copied the consultant on their response and told us to follow up with them. We tried contacting the Edgewater sales advisor, to no avail. When we got our realtor involved, he stated he left four messages between the consultant and sales advisor, and none were returned.We didnt hear anything from True Homes again for nearly two weeks. Fed up with the terrible communication and bad customer service, we terminated our purchase contract. Since we did not sign a custom features addendum and construction never started, we should be refunded our $1500 deposit. Our realtor was told verbally by True Homes that our contract would be terminated, and our deposit refunded. However, after the sales advisor called to make a failed final effort to salvage the deal, we were informed that our deposit would not be refunded.Review from Tom R

Quite possibly the worst builder in the country. When i tell you they will take every shortcut to save a ***** I kid you not. Guarantee 2 years after you build your house will slowly start to fall apart and cost you a pretty ***** to fix. Every nail will pop every seem will crack all the boards in the ceiling will start to push through your dishwasher and oven will stop working your plumbing will leak I can go on and on but why bother you get the hint stay away from these clowns!!!!!!!!!!!!!!!!!!True Homes, LLC Response

True Homes issues a warranty on all new homes. Customer closed on his home over six (6) years ago. As part of the warranty program: Customer has not reported that a dishwasher stopped working; Customer has not reported that an oven has stopped work; and, Customer has not reported a plumbing leak, Absent supporting documentation from Customer that Customer submitted any of these claims to **********************, and that the claims were not addressed, True Homes respectfully requests that the BBB and the Customer remove this review.Review from Jeanette A

Dont bother building with true homes. They only offer a one yr warranty on the house but say your roof is good for 10yrs but its actually a manufacture warranty. plumbing good for 5yrs but actually a manufacture warranty and 1 yr on the appliances manufacturer warranty same for the **** SYSTEM , theyll build you a beautiful home with the cheapest materials on the market and a lot of costly mistakes that they will find excuses to not take responsibility for. The builders are local subcontractors. Yes they subcontract the entire build barely supervised by any of the true homes staff. They just walk around with their IPads checking off boxes. The windows will not be caulked after instillation so prepare yourself to either do it yourself or hire someone to do it. They are definitely great at hiding all the in perfections and mistakes made from cabinets- paint. Oh yes and they only do one skim coat of paint. They do not skim coat the walls with plaster they just paint over the sheet rock paper so it wont show through at closing. They also do not install main electrical panel surge protectors to prevent damage from a lightning strikes . when you are at show room they will not remove a request for a stainless steel upgrade after you requested a specific upgrade that already comes with stainless steel in that package they will not take the initiative to remove one for the other. They will leave both on there. I can keep going on and on. I havent been in my home for 3 yrs yet the issues I and most of my neighbors have experienced should not happen this soon or this early for the age of the home. The only thing that does have a long warranty time is the concrete slab that your house sits on.True Homes, LLC Response

True Homes has provided this client with our express warranty that is documented in detail at each phase of our process (Sales, Construction, Warranty). There is a One Year Workmanship and Materials Warranty, ******************* Mechanical Warranty and a Ten Year Load Bearing Warranty. This is in addition to the numerous manufacturer warranties that are provided to the client. We have reviewed this client's home file and noted that any issues reported to True Homes has been resolved under our warranty program. Previous to the client posting this review, we were already working with her on an out of warranty plumbing claim and are committed to determining the cause of the issue regardless of the expired warranty. We would hope this client would update her review to include facts surrounding her warranty experience.Review from Jeff D

Please do not build or buy a True Homes product. The siding keeps falling off of my house every day that we have strong winds. I built this home 4 years ago and True homes did not come out to fix the siding the last time it happened, I paid out of my own pocket. These home are not well built and the electrical outlet in my dining room stopped working after 2 months in the house. My AC unit needed to be replaced after 2 years because a faulty one was installed initially. True Homes is a terrible product and once you close the deal they could care less. We are disappointed this client doesn't feel they have received a quality product, and we want to assist them as much as possible. We have contacted our siding installer and asked them to inspect the home to determine what could be causing the siding concerns. Additionally, we would request this client to contact our warranty department directly at ************************************** to submit any documentation they have to support their HVAC unit replacement. If the electrical outlet is still not functioning, we would like to take a look at it for you to determine the cause. They build homes too fast have had nothing but water problems only been in the house 7 years. I had pipe in dry wall bust, still knocking in the wall when flush toilet and I been told them about it they said ooh the pipes have to settle. I have a water spot in my wall near HVAC unit .and I feel heat . I called radio station that takes questions in homes and they said it is *** be a lose duck work and true homes have not been out to review . I have told them about this 3 times and the guy ************************* have not came back yet and every time he do come he finds a reason to blame me as a home owner for the problems Im having.. We understand this client is frustrated. True Homes has assisted this client multiple times and provided resolutions for her homeowner maintenance issues and out of warranty claims. True Homes is unable to resolve at our cost's issues caused by the client or by lack of maintenance. The True Homes Team in **************** ** area is horrible! I would not recommend True Homes company to my worst enemy! I had creaking issues with my flooring in my upstairs and requested they fix the issue. They refused saying it was nail pops. This was not the case! I paid for a home inspection and this is how this flooring issue also a code violation was discovered - They did not s**** down sub-flooring. This is why the entire upstairs creaks. I tried to fight this through the homeowners warranty, and of course the Arbitrator that they assigned took their side Very shady company!!! All they had to do was send a contractor out to s**** down sub-flooring but they refused. Do not buy from True Homes as you will regret it! This has been a nightmare for me so now I have to pay out of pocket for someone to fix the flooring! Karma will get this company one day!!!!!True Homes, LLC Response

True Homes strongly denies any allegation of wrongdoing. This clients claim was fully and fairly administered by a third-party and the final decision was that True Homes was not required to repair a floor squeak and other cosmetic requests in a home that was significantly out of warranty. Frankly, it is offensive to publish false allegations and True Homes will defend its business reputation vigorously from continued defamation.Review from William N.

True Homes warranty department is abysmal to put it nicely. The sales staff and builder were all nice and professional, but the real pain is the warranty department which you will notice as a trend if you look up complaints.We purchased a newly built property and closed on May 20th, 2023. We thankfully paid for our own inspector and was able to find a lot of missed quality control items that were rectified before closing. However, ONLY DAY 4 of being in our new home the entry way bathroom began to flood the entry way. Why you might ask? The waterline from the house to the city was damaged sometime during construction, so once we as the new buyers moved in we get the luxury of discovering an overlooked aspect of the build. Do things out of our control happen? Absolutely. I understand anything can happen regardless how much you try to do a good job. But if you engage in buying with True Homes you will hear it verbally and through documentation/email how "rigorous" the "True Home Standards" are before hand off. Also, the plumbing issue isn't the main gripe. It's the level of service you will receive from the warranty department. You will have to stay on them like a child to get updates and approximate date/time for contractors to come perform the repair work. You can also count on the fact that the warranty department will deploy contractors with zero context and instruction of what needs to be done. 4 groups of contractors have showed up to our home and only 1 of them had an actual work order form in their hand. Even with work they are contractually obligated to fulfill, a representative from the warranty group cannot be bothered to show up to make sure they know what to do and that it's done to a standard. This department validates what everyone knows about warranty departments, they really do wash their hands once the sale's complete. We love our home now that it's intact, but they are a stain in our memory of buying our first home.True Homes, LLC Response
