Caviness Land has acknowledged the homeowner's concern with their coffer ceiling showing signs of tape separation, cracking and settling and an appointment has been made for Monday 4.25.22 to make repairs.
On 9.13.21 cracking at the coffer ceiling was first reported. It was investigated and determined to be normal settling. Normal settling is considered homeowner maintenance but as a one time courtesy, the painter agreed to touch up the cracks and paint.
Additional tape seams were reported on 2/18/22 as well as the homeowner's concern that this was a structural issue. The homeowner also mentioned to me that she never wanted the coffer ceiling and was displeased that we continued the build of this spec home with it, as planned.
Our framer confirmed that a coffer ceiling is not structural, it is an aesthetic feature. Our initial response was that a one time repair was made but the owner of the painting company agreed to rework the tape seams and touch up the paint. There was still a concern that the coffer ceiling was structural as the homeowner reported the framing company said it was. I asked the framing representative to call the homeowner and educate the homeowner on the coffer ceiling not being structural. He called me back and informed me that an argument ensued and the homeowner cursed at him. After asking her not to use this language and she continued, he disconnected the call. The homeowner believes that the framing rep told her the ceiling was structural and the framer rep states that was never said and that the framers would not be tearing down the coffer ceiling.
When this review was first received, I reached out to the homeowner and requested her specific concerns. She provided a picture of her coffer ceiling and her neighbors. I have since confirmed the appointment with the homeowner, painter, myself and a framing representative. The coffer ceiling settling will be repaired and any future settling is the responsibility of the homeowner. The Caviness Land Development team takes great pride in the homes we build and apologize for any dissatisfaction the homeowner has experienced.
