      Mr. Hawkins is an unresponsive, dismissive and an unprofessional appraiser. We sent our appraisal order to Mr. Hawkins on March 28th, and after 45 days of excuses from Mr. Hawkins, we canceled our order as he had failed to produce an appraisal. During these 45 days, Mr. Hawkins did not arrive at the property on the scheduled date, instead came two days later without giving a reason for his absence; after the inspection Mr. Hawkins required 12 follow up emails to produce the "appraisal." Mr. Hawkins then responded with excuses as to why he had not delivered the appraisal, and after 23 days of these follow up emails the "appraisal" came in as a file type that we could not open, locked by a password that he could not provide. We then asked for the password and/or a PDF format of the file, which required another follow up email leading to Mr. Hawkins stating that he could not send the file because it was too big. After hearing that the file was too large, we offered to drive to his office to load the files on a USB drive ourselves. This offer was ignored by Mr. Hawkins and he went on to explain once again how the file sizes are too large. After 45 days Mr. Hawkins had yet to produce anything except excuses, we were losing time and money and canceled our order for the appraisal. Do not waste your time and money with this appraiser, this is the absolute worst experience we have ever had with an appraiser.

      1.  The information about inspecting the property is not correct.  The order came in and the owner gave me an contact number for a person to let me into the property due to tenants etc.   I contacted that person and actually had ask to see the property the previous week to inspect but the contact gave me a date and time to meet him to see the property due to he had the keys to the property etc. I saw the property on April 10th at the time he specified and I could not come back two days later etc, not sure where that came from due to he had to let me into the units. Note that this was just under 2 weeks from getting order

      2.  The contact who let me into the property, did not have any knowledge about rents on the property etc. Just could let me in.

      3. I contacted the client and they got me back a phone number for rents and there was back on in forth to get the right person for rents and they gave me rents etc first but not for each specific unit and then over a period of time got the rents for each unit and also the vacant unit was rented and the final send where rents and per units address and the new leased unit was 04/25.   At that point started working on gathering rents, sales, etc needed for the report.

      4.  Note there is a commercial appraisal not a single family report.  I cannot see where I can attached a pdf but just google typical turn time for commercial reports and it will say 3-4 weeks and in some cases will take longer.  I was not able to see the property till 04/10 and did not get all the detailed rent info for 1-2 weeks after that and again these are commercial reports and will take 7 to 10 days to complete.

      5. From the point I saw the property the report was done is a reasonable length of time for a commercial report.

      6. I had 3 people contacting me on this property ******* ****, *** ******* and per text the owner.  I did not know the relationships between these 3 people but when the appraisal got cancelled it was evident that much info was not passed between them.

      7. The borrower stated about needed a password to open a file but he did not know still while I had updated *** ******* that was a mistake send on a work file that was not an appraisal, they did not need a password etc and made here aware.

      8. After completing the report my main person contacting me was *** ******* and some text message with borrower.  I had sent the report and a few day later per *** ******* it appeared report did go through. At the same time period my mother had fallen in a empty spa pool in South Carolina and was severely injured.  I updated *** ******* that I could not get back to Statesville NC I had to be in SC and she stated she understood etc. She actually said she had recently lost her mother etc and get back and send it when available.,  I was updating this to her.  While in the hospital taking X-Ray for here legs they found cancer and I had to stay a couple more days before coming back.  Note this was only 7-8 days etc not a real long time period but I am sorry it happened to her and that it delayed me getting back home. for the borrower 

      9. I made the borrower aware and *** the day I was getting back which the Friday it got cancelled. I said I was going to resend but downsize the file due to there are larger files especially with multi-unit apartments and the borrower earlier in the day seemed to understand and the other thing I don;t get he/they did ask if they could come by and get a hard copy or put on flash drive and I didn't say know I texted back yet but why don't they let me try to downsize the file first and see if it sends this time and it would save them a trip. 

      10. The borrower earlier and *** has always been while needed the report etc understanding that it was going to handled one way or another on that Friday.  Then just right before the order was cancelled. kinda out of no where and I did not understand the timing at this late date. The first thing when I contacted here she apparently was unaware of when I saw the property got rents etc. She through out that report should have been done 3 weeks ago etc and I then emailed here the inspecton date on 04/10 and getting all the needed rents by 04/25 + - And then also relayed being in SC for the previous week or so.  I contacted the borrower and he was unaware of my medical emergency and delay on getting back and said I should have let someone know so I sent him the messaging between *** ******* and myself where she was the person I was on contact with during that period of time.

      11. I do not know on that Friday at such a late date in the appraisal and at least *** and borrower knew I would be back in office and I thought we were on same page etc that it got cancelled.  When I reached out It became apparent that the 3 people did not have all the same information.  ******* **** appeared unaware of the inspection, rent gathering dates and working up the report. So I detailed that to her, borrower was unaware of my delay getting back to office from South Carolina so I sent the updates that *** ******* had.  *** ******* I updated that I was very shortly be back in office and that borrower was aware of this.  I thought that when ******* **** saw the time period when inspections and rental data was obtained, the borrower saw that I had updated that final week + - delay in SC that I had made to *** ****** and that *** ****** was aware I had been in contact with the borrower several times Friday on my way back that they would say go on and resend or borrower could get a hardcopy or something but not cancel it because I that point it did not seem that would be in the best interest of anyone and especially the borrower.

      11. I reached out to ******* **** and actually all 3 though ******* **** was only response back that it was remained cancelled.  I found this to kinda of be a rash decision especially after I had taken time to give information that some of the 3 had not had to each and that it would remain cancelled.  "The borrower may not be aware"  but I found this to be such not in the best interest of anyone but especially the borrower that I voice and emailed twice that if you really are going to cancel the appraisal that from my standpoint it seemed so not in the best interest of the borrower that I offered twice to let them have the appraisal free so that the borrower would not  have to start an appraisal process over.  I got no response.  I said her that you've got a completed report here and I could get by without an appraisal fee but I just found the cancellation at that late date to be a decision that was not in best interest of anyone and especially the borrower and offered to let them have the appraisal free in order that they could move on.  I don't think if would be a leap to say very few appraisers would offer to let them have the appraisal free to move forward. 

      12.  Note sure if the borrower has history with commercial loans etc. but again 3-4 weeks + - is the typical turn time for commercial reports unless maybe offered as a rush appraisal assignment and even with the last week + - that I had to be in South Carolina this was still based on my inspection date within the general time frame for commercial appraisal reports turn time. I do very much realize that final week which I was in SC, that one of all 3 could be confused or frustrated to an extent  and the 3 had not relayed all the info to each other.  ******* **** on inspection and rental data dates,  the borrower on why  was not getting back to my office till the Friday from SC and *** ******* that I had been in contact with the borrower about one way or  another getting that report back to email or a hardcopy.  I thought after I had updated things to each that they would want it sent and still do not see how someone would think that was in anyone's best interest at that date and also not to accept I thought  over  and beyond offer to let them have the appraisal free so borrower could move forward.   Things seemed calm on that Friday all they way up before I was just getting back to office and something/someone appeared to dramatically  change the atmosphere out of nowhere from where it had been on Friday and I don't think it was in anyones best interest.

      I am currently working with this company through an appraisal management company. Due to the lack of urgency on Hawkins Appraisal Service our client closing has been delayed on her new construction home purchase. As of me leaving this review we still have yet to receive the appraisal report, which was due back to us on 12.17.2021. Our AMC has called and called and has been told he would send it over for about a week now. We have also sent over emails for Mr. Hawkins to send the appraisal to send over the pdf via email, and we have still not received anything. At this point I am not sure if we will ever get the report. I would not recommend this company to do any appraisal work for you.

      I believe this was submitted before all facts were in. I had since that time talked to him several times and he realized that there was not tax info or lot info on subject yet and we got al the info together so the loan could be done as is and not subject to. Since I have spoken with him since the appraisal this was before. We got the info, got the appraisal in same day, the requested a comp we got in same day and they were able to close without a final. Anyway I was curious hearing of a review but this appears before he and I communicated on several occasions and not before he called us he was not out client and was not part of our communication chain. I hope he feels better after our communication during the appraisal process Thanks
