      4/22/2024 Ward Realty manages this property. Per our contract any maintenance item, repair, replacement, addition or subtraction of anything needs to be approved by me. The tenant stated the thermostat was locked. It is not locked it is programmed to have heat come on at 71 degrees and have ** come on at 78. The tenant was still not happy, so it was changed to 73 to 78. They were still not happy, so **** brought them three portable heaters without notification to the Owner. the house was 79degrees with the heaters on and the ** on. The next day **** was called, and they stated that they would remove the heaters from the house. On the 23rd the same thing has happened. They did not remove the heaters from the home the house is at 79degrees. This is an unsafe condition and could cause a fire, the ** unit could fail, and the electric bill will be very high. They should never have brought in heaters without my approval, they should have removed them as they stated they would, even *********************** an Owner told me they would be removed, and they should pay for any damage as well as an increase electric bill for this stay.

      We rented a very expensive ocean front house from Ward Reality in October. It was advertised with a washer and dryer, a grill etc. upon arrival, the house smelled of strong mold. It was dirty, full of sand and dog hair. The grill was filthy and had no gas. The front load washing machine was wedged in a closet and we only could open it about five inches. When we barely got it open it was filled with black mold and unusable. The bathrooms were also dirty and the tub was filled with rust. The fridge would not make ice and quit working altogether the day before we left. We’ve rented all over the world and this was by far the worst and totally embarrassing as we had guests that also stayed with us. The house was named *******.

      We booked a vacation rental with Ward Realty a year ago for the week of 19/11-26/11/2022 and put a deposit of $1298.39 at the time of booking. Reservation#****** We also purchased the travel insurance that Ward Realty offers with their bookings. I lost my job on 9/9/2022 and canceled the vacation rental immediately to give Ward Realty enough time to re-rent the house to somebody else. We were told that we won't get our deposit back unless the house will be rented out during that week. When I filed a claim with the travel insurance I was told that my job loss is "not a covered event". I feel like I've been taking advantage of by Ward Realty Surf City, NC and the travel Insurance ********. I gave Ward Realty enough notice and feel scammed out of $1298.39.

      Ward Realty's records show that the property was re-rented on November 3, 2022 and we received payment then.  We normally wait a week for the money to clear. We refunded Ms. ****** $925.00, check #******* on November 9 2022.  We retained the non-refundable cancellation fee of $100 and the travel insurance fee of $160.64 and the associated NC sales taxes.
