      I had the misfortune of having my realtor choose this home inspection company. The entire report is filled with disclaimers that they aren't responsible and hire a qualified professional for further investigation. The roof inspection was done from the ground via a zoom camera. Not my idea of a quality roof inspection. CAN YOU NOT AFFORD A LADDER ? One of the most important and expensive parts of the house and that's your inspection process for a roof inspection ?They couldn't get into the attic to check for leaks, water damage, insulation, air handler because there was an upright freezer on wheels that was in the way. Instead of moving it or calling the realtor to move it , it was easier to skip the inspection and add disclaimers. By the way, there is another access to the attic in the master bedroom closet and my 50 year old wife moves the freezer with ease to dust and vacuum.Fast foward to this hot summer. The house isn't staying cool during the day. I call an air conditioning company that informs me that this is the original unit to the house, 18 years old, and it is completely rusted and corroded inside. It has a freon leak and needs a brand new unit. None of that was in the report. If it was in the report I could've negotiated a better price for the house or got some type of concession.There were numerous other issues missed, like not even mentioning the whole house generator. Was it invisible ? I had to replace the battery and connectors because they were corroded. Again, not in the report.I contacted the owner ***** via email to give him a chance to review my concerns before posting this review. His answer was he didn't do the inspection himself, there are plenty of disclaimers that don't make them reponsible. I should have hire a qualified technician for each component of the house.So why did I hire a home inspection company ? Are they not qualified to do anything? I'm a very disappointed client. I hope this review is of help to others before hiring .

      Tell us why here...****, Every home inspection and report comes with its own set of limitations and disclaimers based on the condition of the home at the time of inspection.  The ** home inspection licensure rules and regulations were provided to you in your home inspection agreement.  Home inspectors are not required to walk a roof, especially a metal roof of a house raised on stilts like yours.  Home inspectors do not test or inspect generators.  All hatches and accesses must be made readily accessible for inspection.  At the time of inspection, you nor I own the home, moving freezers could damage the flooring and or dislodge the plug to spoil the food.  This is the reason the freezer was not moved and was stated in your report.  When we inspected the home 7 months ago, it was stated that the heating system didn't operate properly and needed a full evaluation by a qualified professional.  In our phone conversation your admittedly said you didn't fully read the report and was not aware.  If you followed through based on our findings and had a professional evaluate the system, your concerns would have been discovered pre-purchase.

      I was an out of state homebuyer. I paid my $300 inspection fee upfront with the reasonable expectation that a reputable home inspection would be done.                             

      I was wrong. They are not required to walk the roof. What about using a drone? No,just skip the inspection? There is a 2nd attic access in the house. Why didn't

      the inspector use that access? No, skip half the inspection instead. If the inspector used that 2nd attic access, he could've inspected the air handler,read the sticker on it 

      that showed the unit was 18 years old and original to the house. He also could've inspected the inside of the roof, insulation, etc. No, just save time and skip it. How am I 

      supposed to know that generators aren't inspected or tested? It wasn't even mentioned in the report that it existed. It's amazing how I am the paying customer and 

      somehow everything became my fault and responsibility. ***** even said in our phone conversation that he didn't do the inspection and wasn't responsible for his inspectors

      shortcomings. Very disappointed.

      Limitations for home inspectors in ** were stated in the home inspection agreement that you signed.  Also, the ** HILB Standards of Practice was included in that agreement.  If you had read the agreement and reviewed the Standards of Practice, you would have clearly seen and realized the limitations of a home inspection in **.

      That response says the company just doesn't care about it's customers. I hired a home inspection company to inspect my property and give my a report of problems with the house so I can negotiate a better price and have othe repairs fixed before moving in. This company is  just out for the money.There was no answer from them about the 2nd entrance to the attic.  If the inspector wasn't lazy, he would've used the 2nd entrance to the attic and all of this would've been avoided. I originally only wanted my $300 fee back, now I mad and want half the cost of my air conditioner paid by them for negligence $6450/2 =$3225. I hope other prospective customers read this and take heed before spending there hard earned money. Hire a better company!

      The company isn't taking responsibility for any of there short comings. They haven't responded to any of my concerns.

      I hired them and paid them my hard earned money, only to have everything turned against me. I'm the customer.

      I'm the victim. I want a resolution to my complaint.
