We paid HIC to come out and do a home inspection within 48 hours of going under contract to buy a home. Due to the inspectors negligence, we found Mold, standing water, damage to joists and evidence of active termits well into the contract. We ended up paying for 2 termite inpections to find these issues and then had to cough up rent to stay in our old house long enough to find somewhere to live. All ai have asked for is a refund for the inspections since the neglicence caused us to lose over $700, on top of the $500 we paid. The inspector clearly never checked out the crawl space which is absolutely the most important part of an inspection on a 30+ year old house. When asking for a refund I get the run around, nobody returning my calls and then an email saying their inspections are guaranteed for 30 days (this occured august 3rd, so we are still in that period) and still no money back.Business response

I am rejecting this response because:The conclusion from the general inspection was that there were low moisture readings under the house and that it was being monitored and didnt seem to be a problem anymore. He said the french drain "fixed" the problem. He didnt mention a word about a Joist missing under the house which will affect the foundation. He said we should "seek further insepection" with a termite inspector due to evidence of Powder Beatles. He didnt breathe a word about a mold problem, standing water, drooping insulation or any water damage.
As a matter of fact, your inspector was very apologetic for not inspecting the entire crawl space and agreed that we should get a refund since there is a 90 day satisfaction guarantee.
Had he caught the problems (he did an inspection 2 days after we went under contract) we wouldnt have been more than 70% into our transaction on the house before deciding to terminate. We lost 2k due dilligence money, $200 for two separate Termite Inspections (one being an investigation for the moisture) and over $400 to rent somewhere for a week since we had to find another house at the last minute. If he would have given us a report that looked like the terminators report, and he should have been more thorough than the termite guy in my opinion, we would have terminated very early and been able to save that money.
If we had purchased this house in good faith based off of what your inspector told us in the report, it would have cost us over 30k for mold remediation, crawl space structural remediation and insualtion replacement.
This is unacceptable. We got better information from a Termite guy for $100 than from your guy for $500. I will ahout it from the rooftops how crooked you are.

I am rejecting this response because:I have attatched a bill for a second Termite ($95) Inspection that was required to get a full inspection of the crawlspace, as in someone who was willing to actually inspect the crawl space fully.
Also I have attatched screenshots of the "Crawl Space" part of the inspection. You will note there was no mention of the standing water near the chimney, the cut joist under the house or the extensive fungal growth that the Termite Inspector found.
Also I have sent the Closing Document on the sale of our house. I highlighted the amount that we had to pay ($400) to rent for a week due to the fact that we terminated the contract on ******* Short cut so late. Had the Inspector done a full inspection we could have terminated the contract August 3rd, instead we didnt find the issues that were a threat to our familys health until we terminated at the beginning of September.
Not to mention we "lost" 2k in Due Dilligence. We maybe could have gotten that back if we had terminated within a week of the contracts origination.
We also are still out the $500 for your companys useless inspection. I believe that is owed back to us just to smooth things over and make this right.
Like I said, I was only seeking the $500 back for the cost of the inspection that wasnt done properly.
Now you can see with the evidence that our losses added up to :
$400 to rent our previous home for a week
$95 for inspection
$2000 in Due Dilligence
$500 for the incomplete inspection
Totaling over $3000. Thanks for helping me to realize how much we actually lost in this whole debacle.
It only angers me further that this has happened to other people when hiring your inspectors.
I trust when provided the evidence that you will rectify the situation in the appropriate manner.

We could always just accept the refund for the bad inspection and move on. Im not afraid to seek legal counsel.
Or perhaps you could be thankful that we did find the problem and saved YOU tens of thousands of dollars. If we had moved in, HIC would have absolutely been sued for the repairs. So we saved YOU 40k, whats $500 refunded to us besides a "Thank You".

I am rejecting this response because:
The leaking had nothing to do with the shut off valve or the polybutylene plumbing supply line. We never touched the shut off valve. The fact is the home inspector missed the leak during the flush cycle of the toilet. I was told by your company representative to have a professional plumber to repair the problem. So I contacted *************************** to fix the problem. I was under the impression that your companys warranty or insurance would reimburse me for the cost of repairs.
If I accept your offer to settle, I would still be out $751.45 due to your inspectors oversight. If I make a mistake, I will own up to it, as your company should too. At this point, its about principle and responsibility.
