Buyer beware. I did some research on Stevens. They have operated under multiple entities in the past. I looked at the bylaws and covenants of the development before the original property management took it down off their website. Luckily we have copies. The developer was ****** ******* under some asphalt/paving LLC. ****** ******* happens to own Stevens as well. This neighborhood also came with an HOA which was handled by the property management company at first. We were promised there would be walking paths indicated in plans and small parks with fountains in the retention ponds. None of that happened. We asked if they could provide itemized expense reports and they could not come up with them as well. ****** *******/paving company also controlled the funds to the HOA at first for about 2 maybe 3 years and didn't have a board until we all had to vote to remove him from position. Conflict of interest? Also the roads are supposed to be 30 ft wide and are only 18. How did he get away with it? From what I remember he also signed off on the inspection with ********* County when developing the land. There are parking problems in this neighborhood. You can't even have friends over without blocking the road. People literally have to park on the sidewalks. The entire neighborhood was messed up from the beginning, my theory is that they wanted to squeeze as many 2 story homes while maintaining sq ft, hence why there are no single story plans. They probably realized when developing that if they made the roads 30 ft they would lose out on about 15 homes surrounding the retention pond. Nasty people working for this company. If you question them about the grading they'll have an excuse saying the slope is to code, which is not the case because every lawn floods in the neighborhood. You can walk outside 5 days after it rains and water will come up between your toes. Landscape is ruined. There is much more and I know this is poorly written but I don't have time. To whom it may concern, Good morning, Stevens fine homes needs a major change on their Brunswick and New Hanover county employees, but specially their supervision. I have promises in writing to fix issues in my brand new home, from their supervisor Mr. Buzzell and Mr. Woolard but instead of working in the issues they have decided to enter on an endless back and forth emails. I wish I had read a review on them before my purchase, to educate myself and to know what to do. Please do yourself a favor and do NOT do the closing on your new home without having them fix every single issue, because before closing they will be the nicest employees and they will put you in a rush list to fix everything within a week. Also wait until it rains to check the Grading problems on your front and back yard (They are famously for having this problem and will be a nightmare trying to make them fix it later on). Also do a inspection on the home before purchase, tell the inspector to focus their time on the roof (look in the corners for small 1 inch holes from the siding people); The a/c & heat pump (do a watt test on everything to check for bad connections), windows for leaks and I can't say this enough the grading on your property.Review from Joseph W

First and foremost, I find it interesting they are only showing 2 reviews on this home builder. I know for a fact there were many more, and that apparently they have been "white washed" to try to keep this company from looking bad. As for my one star, this is the worst customer service experience I've had in my life, housing or otherwise. Here are the facts: - Design center employees are outright dishonest. We had paperwork and long discussions about everything we wanted. When it came time to meet with the foreman, we were told they had no record of some items we asked for. Add to that they said it would be more expensive, even though the only thing accurate about his paperwork was the bottom line price. I demonstrated to both him and later to the design center that we had signed documents including the items we asked for, and instead of admitting their mistake, we were lied to and told no such thing happened and they didn't know where the signed paperwork came from. My mistake for continuing beyond this, because i should have backed out immediately. However, I got the foreman to help and they eventually gave in on what I was already promised. - Quality is laughable to say the least. My home was falling apart less than 3 months in. Drywall fasteners were coming out of the wall on every section of the home. Not just normal nail pops, but actually coming out of the wall. I'll touch more on this later. Another issue was the water pipes and meter. They installed the wrong equipment for the home, resulting in them having to dig up my yard and replace things. Then, when the repair was done incorrectly, they blamed me for the pipes breaking in the winter. Flooring quality was a joke as well. Broken tiles, poor laminate and carpet install. There's more, but you get the gist. - Warranty....what warranty? They were supposed to come out at certain intervals after the home was finished. Three times based on the paperwork I signed. They came out once, but it took a year of fighting to get them to come out. When they did, wow. The project manager took most of a day having to document all the issues. Then the repair guys were in my home for mutliple days for 10+ hours per day. Even then they wouldn't fix everything. When I fought to have them come back to fix things, they trashed my landscaping. And no, I don't mean just walked on it. I had mulch, plants, etc. strewn about my walkway and driveway because whoever came to do repairs while I was at work was apparently angry and chose to destroy my landscaping as retrobution. I finally reached out to their Vice President because I had enough of their garbage at this point. He said, and I quote "I do not have any interest or time to speak with customers about problems with their homes". Mind you, this is a small company, and they didn't have a ton of neighborhoods at the time. Even if they did, when a customer has had so many issues, anyone should take even five minutes to hear them out. He refused. - People. Their people, as you can realize from the comments above, are awful. Especially the "project managers". They aren't project managers at all. They were all buddies with the owner of the company and his son. All were 20-22 years old, with zero experience with anything, let alone housing. They would come into the home, and look dumbfounded by what I'd ask about. I even had one scream at me over the phone about the broken pipe issue, yelling at the top of his lungs that "you should have put more dirt on top of the yard if you didn't want your pipes to freeze!". Um, what?! How is it my responsibility to make sure YOU do your job right and put the pipes at a normal enough depth that they won't freeze?!? The design center people are dishonest. The executives don't know the first thing about customer service. And the owner himself, Mr. Stevens, does not respond to any communication. I only reached out to him after I sold my home, and only did so to try to have a professional and polite conversation with the man about the company that has his name on it. Zero response. - Mind you, throughout this whole process, I only lost my cool once. That was when the project manager was busy screaming at me about the pipes. Nobody can keep their cool in that instance. I absolutely admit to that. But when placed in a situation where someone is berating you and lying, any reasonable person has to stick up for themselves. In summary, stay away. Especially in this housing market. The price for their homes (Some $400k+) won't stay that way for long. Look at their older neighborhoods from 2010-2014. Notice how they are not increasing at the same rates as the newer prices they are trying to charge. Why? Because the homes are poorly built and do not carry with them the value that other homes in the area do. I should have walked away when I saw the dishonesty in the beginning. I own that as my mistake. But hopefully this review will keep others from making the same mistake.
