      I entered into a contract with Launch Homebuyers on 9/26/2023 for them to purchase my house for $128,000. The house I was selling was in Sioux City, IA and I lived in Bellevue, NE so setting up a time when I could let them in the house for a walkthrough was challenging but we set a time for 10/7/2023. I drove the hour and a half to be there for the employee to walk through, however no one showed up. I tried calling the only contact number I had with ******** and it went straight to voicemail. I tried calling the number on their website, but it also went to ********* voicemail. I tried emailing the company and even sent a message to their ******** but got no reply. I waited a couple hours and left. They called on the way back to schedule another time for them to inspect the house. That occured on 10/10/2023. I heard nothing from the company and any attempts I made to reach out were ignored. On 10/22/2023 I contacted the email address of ******* (the owner) which was under his signature line on my contract. He apologized and said there was a financial meeting the next morning about it and he would have ******* call me. I waited until the end of the morning on the 23rd and I hadn't heard anything so I reached back out. I was told ******* would be calling me soon. He then called me and said they were rescinding their offer on my house. The contract was written in such a way that they can void it whenever they want. I didn't even get the $100 earnest money that was on the contract and I was out a month of mortgage payments, a month of work that could have been done on the house and a month of the house being on the market before winter which is a hard time to sell a house. Their business practices caused me immense hardship.

      I have included the contract we signed, the notice they sent me about terminating the contracts the emails with ******* (the owner) who admits to poor communication and a text sent to me yesterday after I posted an honest ****** review of them trying to offer me $200 to take the review down.

      Hello! We were not aware of this BBB negative review made back in March, however we did receive a similar negative review from **** on ******* This contract was canceled back in October 2023, and the terms of our contract allow us to cancel for various reasons. We are in the business of closing transactions, not canceling, so we do all we can to close quickly, or communicate with the client when we need to cancel. At the time of cancelation, **** and ***** *sellers) seemed understanding although disappointed. Fast forward a few months - at the time we received the google 1 star review, I reached out to **** and offered to give her for her complaint that the $100 EMD was never given and double it to $200 for any frustrations that were caused. She declined this. It is not our standard practice to forfeit an EMD when a transaction cancels, however, our reputation is very important to us and my attempts to apologize and make good on this were not accepted. I feel that there was nothing else I could do resolve this with her.

      When I signed the original contract it was supposed to close in August 28th I was supposed to get it in advance of $***** I have the contract was breached the verbal agreement was breached three times they had ******* ***** ***** took over my water bill that people in my house and then put it back in my name I was only supposed to pay 6 months of the taxes that would do they were supposed to pay the other half I was having a legal issue with the water company over my bill they let them in my house to get a fight on meter reading and I can't get my bill from ******* ***** ******* and for 4 months I have been calling them asking them for a receipt an itemized statement of what my money went for I wasn't supposed to pay for my attorney they were supposed to pay for it they took my money and then will not respond back to me and finally 2 months later or a month later gave me back some money for my attorney I feel I was raped they won't tell me what day it closed but it was in January but all my father's possessions were thrown out in December before the house even closed ** *** *** ***** *** ****** ***** *** ** ******* *** *** ****** *** **** ***** *** ***** *** ** ******** they took everything from me and left me with nothing before the house was sold and the contract wasn't signed right I was told because I signed I I signed with the name was on the title not with my ID was when it was notarized I was told that my husband had to sign off on the house also even though we weren't together then they told me that they didn't need him to sign off then when I signed I don't know Under Pressure cuz everything just so stressful and now that my husband died and I have to do probate for him and the house they still won't contact me back because he didn't sign off on the house by the time I got some money from the sale of the house I had lost my deposit on my new house it took from July to January and I lost everything

      Hi thanks for following up regarding this matter. We have reached out to Linda numerous times to resolve this matter with no response.

      The timing of the closing was held up several times due to many unforseen liens that title had to clear up before they could give clear title. The money that was referenced was handled accordingly by a title company however there was an amount held back until a final lien was cleared. Once the lien cleared her money was released.

      We feel we did everything in our control to fulfill our end of the agreement.

      Unfortunately there are more hoops to jump in a real estate transaction that involves multiple liens and in this case it did delay the closing.

      We take our reputation and word of doing what we say very seriously and have done everything we can to make peace with this situation.
