I moved into my Celebrity Home in 2022 and almost immediately had grading issues causing SIGNIFICANT holes. We placed 2 work orders which were “remedied” by putting dirt on top of sold. Loose dirt at that. Since then my house has continued to have issues and ultimately resulting in a sink hole under our concrete pad and around the house. Contractors all agree this is a result of builder negligence in property compacting the dirt. I have reached out to Celebrity as we are outside of our Warranty by one year, however, this is a reasonable request to be remedied as it’s due to their negligence. Waiting for a response.

Often, utility trenches settle over time. Perhaps contacting utility companies may help resolve this issue. As you mentioned, our Warranty Dept "remedied" the situation nearly 2 years ago. (pursuant to warranty agreement). You are correct in that we (along with many other builders) do not compact the soil around the permitter of the basements for fear of collapsing drain tile below. There is absolutely no "negligence" involved here at all. Perhaps if the homeowner reviews their Homeowner's Manual and Warranty Information, they might discover a way to address their situation.

We recently moved into our new home at the end of 2022. We have had a ton of issues since then, including trying to get any help from celebrity corporate. Some house issues include: cracks in the poured concrete (refused to fix), nails popping out everywhere, constant fuse popping when run microwave and oven together, drywall/paint is terrible all around, random boards on side of house left out of place, wrong light fixture color and handrails (had to argue with them to fix it), carpet is subpar even upgraded (already uncomfortable to lay on), missing studs, no insulation above garage or in attic crawl space (that you have to do yourself), trash every outside after the building process (I mean everywhere), things shoved down the vents, piss filled gatorade bottles left in the basement, drafty windows not sealed/set properly, waterlines ran in an awkward way (not as advertised in their models), the whole floor shakes when you walk, cheap appliances (have had multiple work orders put in, twice on the dryer alone within first 3 months), unfinished deck (not sanded or sealed), still have no exterior paint, no sod/grass, no sprinkler system, have gotten multiple nails in tires during construction of other homes on our street, can't hear the doorbell ring upstairs, pour water pressure, garage door is already loud/squeaky, gaps in roofing, nails left all over roof, no sidewalks layed yet, paint splatters on floors and cabinets. There is a reason these houses go up so fast. They are not built to last. Way overpriced for what you get. No accountability from corporate. They threaten you not to watch the work being done on your house, they threaten you not to leave bad reviews, they try to get out of fixing anything. Their areas of new construction have signs saying video surveillance but there is none and their houses are constantly broken into (even by their own contractors who steal), no space between neighbors. The list goes on and on. Buyer beware. Run from these homes.

While it is difficult to respond to this review, because an address is not allowed to be submitted, we were able to hopefully guess who this homeowner is. Many of the unfinished items which are mentioned in the homeowners submission are items disclosed and discussed at time of purchase agreement and at time of closing. VERY COMMON to have some exterior items not complete at closing and "escrowed funds" held from builder until such agreed upon items are complete. Homeowner is accurate that we do not allow BUYERS through the jobsite while it is being constructed. Doing so is dangerous to them and a potential liability to our trades, vendors and to us. We would refer them to OSHA Safety Guidelines for further clarity. Homeowner is accurate that insulation is not placed above garage ON SOME OF OUR HOMES. If there is not living space above the garage area we place a vertical insulation barrier where living space is located. (per code) We do not threaten homeowners with posting "bad reviews". We do encourage them to be accurate and truthful when posting and not make slanderous comments. We have also promised the same. Again, discussed at time of purchase agreement. There are so many "misunderstandings" that this homeowner has listed it is impossible to address each one. If the homeowner is not satisfied with the work we have provided, (everything from a "loud garage door" to a low volume door bell) we encourage them to pursue arbitration so-as a third party could inform US that we need to make certain repairs OR not. Arbitration was the agreed upon method to remedy any concerns either party has regarding such issues.
