I’m suppose to be moving out of Luxia Grand Prairie on my due date your company took over it your new property managers are lying about the whole lease contract trying to over charge me and make me pay extra of $2920 to stay an extra month that I don’t want too stay nor have to pay they won’t show me proof of anything when I told them I was never sent renewal papers they claim your company doesn’t give out the renewal contracts that’s the first time I hear that about any apartment complex!! They said they had proof they did when I asked for it it wasn’t my name or apartment number in that paper!!! They then told me to go searching for the old management team for answers and proof I said why I would go to rpm for that if you guys were suppose to give to me they said everyone else got it why not me I said i don’t know there’s no email or text message or any calls from the property manager they told me I have no choice but to get the proof from rpm who hasn’t been owners since march 2024 !! When I send an email out telling the manager I’m on my way she took off for the day and when I call she’s apparently not around!!! They said they have proof from rpm so why haven’t they showed me the proof!!! The asst manager stories don’t match the property manager stories the property manager says it’s her boss and who’s telling her that what to say!!! I’m tired of the back and forth stuff I’m not paying anything I shouldn’t have to pay for nor should be dealing with non sense excuses and lies they keep throwing at me they even try to say i didn’t pay rent I show them the proof they change the subject and says the payment is for something else!! they want to go by the contract with rpm who are no longer owners use what they want for advantage but wont accept the lease contract where it states they were suppose to send a renewal which they never did so i gave a 30day now there playing games!!Cushman & Wakefield/The Lund Company Response

I moved out of the Old Mill apartments in August 2022. My family encouraged me to move at the end of my lease due to the unlivable conditions (cockroach infestation that was never taken care of, building code violations, giant hole in my ceiling from shoddy maintenance jobs, multiple calls to police for noise complaints that Old Mill management wouldn't deal with). I am a college student so I moved from Old Mill into the university dorms. I recently tried to rent a new place and I learned that my credit score dropped by 200 points. When I looked up my credit report I saw that I was turned over to collections by Lund for $164.02. I was never contacted by email, or phone and nothing was sent to my forwarding (permanent) address. I contacted Lund multiple times and was continually told there was nothing they could do about it. I disputed the charge with the credit reporting agencies and only one of the three agencies overturned the $164.02 due to lack of documentation from Lund. I have been unable to get the other two agencies to overturn this charge. I contacted Lund again and they refused to provide me with a copy of the letter saying I owed money and/or the notice that I was being turned over to a collection agency. I am done with college and have to move in with my parents until my credit score returns to where it was. Hello Aden, We are sorry to hear that you had a poor experience while residing at one of our communities. In reviewing your account, it appears that the charges include final utilities which are billed in arrears and standard move out expenses as laid out in the lease. The final statement was mailed to the forwarding address provided at the time of notice. Unfortunately, once the account is turned over to collections, it is out of our hands and we encourage you to continue to work with the credit bureaus to dispute should you feel it necessary. We received a bill for $285 from a debt collector after we moved out and was given verbal confirmation we were all paid up. We also received a partial check in the mail that subtracted out the cleaning fees. We were never contacted or billed at the new address we provided them. The Lund Company is so poorly managed and the customer service is completely lacking. I’ll never rent from a property managed by the Lund Company again.Cushman & Wakefield/The Lund Company Response

My ex-wife and I signed a lease for one of Lund's properties back in August '21. We broke up and I moved out of the complex in January '22. About a month later, I signed a roommate release form to get my name off the lease and Lund apparently doesn't keep their paperwork. Additionally, in my divorce decree, our agreement says that my ex will handle the apartment payments going forward because she was still living there. In August '22, I even called the complex to oversee final payments. At this time I believed I was all settled. Ha! Fast forward to Christmas Day '22. I'm looking to buy a new house and I check my credit score and I was shocked to find that I had been slapped with a collection. My excellent credit score of 15 years was ruined, down 200 points. The next business day I went to the apartment office and waited until those ladies were done with their 3-HOUR LUNCH BREAK to see what I could do. Turns out my ex never paid the fee for losing her pool key fob. Frustrating, but okay. From the manager's office, I head straight to the bank and get a check to pay what was owed. They refused my money. They claimed I had to pay the collection agency. They claimed it was an automated system and there was nothing they could do. So I call corporate at the Regency office. They refuse to actually help me saying "I'll look into it". I called over 10 times and I had the same conversation each time. The only response I got was "I'll look into it." I finally got a hold of Jason (CEO) and he said he can't do anything. Guys, how am I supposed to pay for a bill that I'm unaware of? THEY failed to properly bill me. The apartment had my information. They knew I hadn't been living there for 8 months, they knew I was divorced (multiple phone calls) AND I moved to a different Lund property. They will never admit fault. Thank you for your review. We’ve investigated this situation for you. We have copies of your lease, notice to vacate, move-out statement, and bad debt letter with your name listed. We understand that you vacated the premises before the lease end date; however, we never received a fully executed copy of our roommate change addendum that would absolve you from any financial responsibility for the dwelling at Legacy Commons. We are aware that you went through a divorce, and the second party did not execute the roommate form, which legally left you tied to any financial responsibility for your vacated unit. Our Regional Manager reached out to you to receive a copy of the divorce decree to serve as documentation for the collection agency. We have been notified that you are no longer responsible for the collection, and it has been removed from NCS system. This will be removed from your credit background. Get ready for all the "gotcha" tactics you could ever imagine! They show you a different apartment from the one you move into. When you move in, they claim they'll fix any damages to the apartment and then give you the slip. Tenants smoke cigarettes inside, trash the hallways and leave threatening messages in the common areas and management doesn't care. None of the employees last more than two or three months in the office. When you move out they stop all your repairs so they can claim them as damages and steal more money from you. Also be warned, they neglect to tell you that your lease contract requires 60 days' notice instead of the usual 30 and on day 59 they send you a notice saying that you can either renew for an additional $50 a month or go month to month for an additional $250 a month so they can get at least one month of you paying more on your rent. I know a lot of these are my fault but I wanna make sure someone else learns from my mistakes and avoids falling into the pitfall of renting from these people.Cushman & Wakefield/The Lund Company Response

If the apartment that you wanted to lease was available at your move in time frame, but was occupied at the time of your visit, we try our best to show a similar apartment. We take pride in our community and take all concerns seriously. If you’ve reported a concern do not feel that it is being addressed, we encourage you to contact our Customer Care department. It appears that you are still a current resident of our community. Upon move out, we will conduct a move out inspection, document all items needing to be repaired/replaced, if applicable, and will be completely transparent with the costs. We also encourage all residents to fully read their lease agreement and address any questions concerning the terms of the lease, along with move-out policies, prior to signing. I have difficulty looking at any reason to continue bussiness relations with the location, staff, and company. After half a dozen "managers" hired and left. We seem to have the worst staff currently in human existence at BH. I hope our written communications do not fall on deaf ears. We've complained to upper management, corporate and attorneys. The parking lot is absolutely the worst. Subletting constantly happening. The parking lot is wildly over full any given day because of all the abandoned vehicles and people living here who are not leased too. The condition is equally as bad, it's like off reading just going 5mph on it. Maintenance request takes MONTHS to be answered.
