My roommate and I rented in a citadel townhomes and apartments. Someone for maintenance came in while roommate was showering and did not tell us why they had gone or sent an email letting us know they’d be going in. Before moving in found that room was infested with roaches and let them know they needed to spray. They did but still didn’t help much. Also let them know that there was an issue with bees coming into our apartment room and DID NOTHING ABOUT IT. There was so many issues. The management is so rude and ask for money upfront and as soon as possible but never fixed the bee issue. My roommate had to ask her lawyer to get involved and asked for advice to see what we can do. It’s ridiculous that they never resolved issues and they have maintenance people come in and out of room with out even notifying us.NP Dodge Company Response

Thank you for bringing your concerns to our attention. We are sorry to hear your experience at Citadel Apartments didn’t meet your expectations. NP Dodge managed communities are to follow strict policies before entering an occupied unit. When we do not have advanced permission to enter by the resident, 24-hour notice is to be provided prior to our entry unless it is to address an emergency or life/safety hazard. Even then, the service technicians are to knock at the unit entry door and loudly announce their entry, to help prevent the situation you described. If you would like us to investigate the incident further, we would be happy to do so with more information. Upon review, I can confirm your unit underwent pest control treatments, including the removal of bees in October after the issue was reported. A third party, professional, pest control provider completed the necessary treatments and provided detailed notes indicating that they found one dead wasp in your apartment home, but no live or active pests were found. Since no additional concerns were reported, they did not schedule a follow-up inspection. The Citadel team attempted to be proactive in their communication with you regarding your delinquent rent in an effort to resolve the matter before it resulted in a formal eviction. I apologize if our team’s communication seemed harsh; their intention was to emphasize the urgency of the situation and ensure that you were aware of the importance of making the payment at the agreed upon time. ***********************, which is managed by NP Dodge, needs much improvement.
In a letter dated November 25th, 2021, it was stated that furnace filters and smoke detectors would be checked, starting at approximately 9:00am, on Tuesday January 4th [2022].
That letter was mailed, in a standard envelop, which was post marked
"OMAHA NE 680", "3 JAN 2022 PM 1 L"
What this means, is that written notification was sent, though the mail, postmarked with less than 24 hours of the landlord's intent to enter. This is a violation of the Nebraska Landlord Tenant Act laws, Nebraska Revised Statute 76-1423 (3)(a) which states: "[the landlord shall:] Give the tenant at least twenty-four hours' written notice of the landlord's intent to enter. Such notice shall be provided to each individual unit and include the intended purpose for entry and a reasonable period during which the landlord anticipates making entry;"
This is not the first time this has happened.
Furthermore, the crew which arrived to perform the tasks, entered without wearing any masks of any sort.NP Dodge Company Response

Dear Resident,
Thank you for bringing your concerns to our attention. You are correct, the date at the top of your furnace filter notification was the date the document was originally generated for the entire community, however, the delivery dates were staggered to more closely coincide with the proposed schedule included within the body of the letter. We are sorry for any confusion this may have caused.
Your initial notice was delivered via email on December 21, 2021, two weeks prior to your scheduled service on January 4, 2022. The reminder notice was mailed several days prior to the scheduled service. Regrettably, we do not know why the post mark was delayed until January 3, 2022 with the postal service carrier. Our service team was greeted by your roommate upon their arrival and he granted our service team permission to enter the apartment home and to go downstairs. It was certainly not our intent to catch you off guard or infringe on your privacy; please accept our sincerest apology.
The health and comfort of our residents is also very important to us; we have addressed your concerns with our service team and re-implemented a more proactive mask policy. In addition, you may request the use of a mask prior to or during any service interaction you have with our management or service team.
Thank you again for your time and consideration. We look forward to your continued stay at an NP Dodge managed community.

Very poor customer service!! Applied for an property, before I could submit application and application fee of $40, I had to include the deposit of $775. Did so, applied. Waited a week, haven't heard from anyone. Called and called finally got a hold of someone. Checked status of applications, he didnt have any information. Called on a Tuesday, said he will call on Friday. Waited til Monday, and still nothing. Called and checked status again, still couldn't give me a answer. So 2 week wait, without not one employee reaching out to give an update. Received an e-mail saying that I was denied a week later, I called to confirm and to see what was the reason for getting denial. Employee said that I would receive something in the mail, along with my deposit. I asked if I could pick up check verses it getting mailed. Was told that deposit was already deposited and I would get check in mail. Two weeks later I haven't received my deposit back. Went to office and talked with employee, he called corporate and I was told I had to wait til Friday (its Monday) and wait to see if it comes in the mail if not they will send another check. This is a huge problem for me. I am a single parent and its frustrating waiting already a month for an approval or deposit return so I can continue with my house search. Never got an option to pick up deposit at office along with paperwork. Talked with corporate this morning and still haven't received a call back after I was told he would look into everything and reach back out to me. Still nothing. Its always been me reaching out. We are very sorry to hear of your recent experience with us. The amount of time it took for us to process your application and the lack of proactive follow up was not in line with our service expectations. Your feedback prompted immediate steps to correct this oversite. Since your original deposit was a money order, our team member was not able to return it to you directly. As indicated on your application, a refund of the deposit is made to the applicant within two weeks of the date of refusal.
The initial refund was sent to the current address provided on your application, however, it appears you didn't receive it due to a sudden change in address. A secondary refund check was issued on September 21st and we've confirmed your receipt thereof.
