      This is a condo association lawyer that is terrible at what he does. I recently had him attempt to draft up a simple lease for a rental property that i was going to build, he knew from the beginning that time was of the essence, we started this project with him back in Feb of this year. We gave him all the info on the lease in March. Again he new time was of the essence. In April i started asking him where our lease was, he told me he was working on it. I called him again 2 weeks later and he told me that he was working on it. Called him at the end of April to now find out he does not do leases and subbed it out to another lawyer. Called him in may, 1st he told me the other lawyer was on vacation and was working on it. After calling him again he told me that the lawyer decided he did not want to work on it and was going to sub it out to someone else. In May we went back and forth as to where my lease was, he kept telling us that we would see it by Friday. This went on during the month of May. So now we are into the month of June and still no lease. I have now lost all the subcontractors i had to build this building and will now have to wait until next summer. Because of Robert putting me on the back burner and lying to me for months i lost the complete deal I had locked up. This lawyer will keep putting you on the back burner and then will lie to you to try to make himself look good. This lawyer is one of the worst lawyers i have ever had dealing's with. If you need a lawyer, do yourself a big favor by not hiring this one, Terrible, Terrible, extremely incompetent. I did lose over $5000 in hard earned money and hour and hours of my time.

      Re:      Complaint of June 15, 2022                    

      Dear Sir/Madam:

      I write in response to the complaint lodged against me by Mr. ********* Please note I practice condominium law in New Hampshire. It is all I practice. As part of that practice I represent the Parkland Professional Center condominium association in Deny, New Hampshire where Mr. ******** owns a Unit. It is important to note I do not represent, and never have represented, Mr. ******** or his business, ***** ******** *** ********

      Mr. ******** approached the Board of Directors and asked if he could construct a building on the common area of the Association. He explained his business was doing well and he needed extra space to store his plumbing and heating materials; he did not want to move (and spend more money doing so when he hoped he could simply expand at the Association); and wanted, thus, to take a portion of the Associations common area for his own use and expand his business, onto the Common Area of the Association.

      I advised the Board of Directors not to agree to the request as it would be, essentially, allowing someone to put another structure on the property over which it would have little control. Rather, it was suggested the Board maintain the added structure, have Mr. ******** pay all costs to have it erected, and lease it to him. The Board agreed, as did Mr *********

      As noted my practice is limited to condominium law. As such, I referred the matter of drafting the lease out to an attorney who practices in commercial law. After a period of time, that attorney explained he would not be able to take the matter as he was too busy, and noted it was not as simple as Mr. ******** claimed. There were issues regarding what happens if the business sells, fails, gets transferred, what costs there would be, and other matters. I then referred the matter out to another attorney who responded noting he, too, was busy, but likely would be able to tend to it in the not too distant future. This attorney also noted there were complex issues that needed to be addressed.


      Mr. ******** did not take well the delays or the notations from the commercial lease attorneys that the matter was more complex than he claimed it was. As such, as you can see from the enclosed emails, he started making threats, including one that noted he would, "get mad and do whatever it takes ..." When I responded noting I was concerned about the threat and asked him not to contact me again, he replied, simply, "My turn."'

      The Association then noted that in light of his actions and threats it would not agree to lease him any space on the Common Area. That email is enclosed as well.

      His comments are, at the very least, of great concern, and at most, dangerous.

      Regardless, the reality is that in the world of condominiums, boards of directors control the common area, and the Parkland Professional Center Board of Directors, in light of the actions and threats of Mr. ******** chose not to lease him any portion of the Common Area, a decision that was certainly their right to make.

      Please let me know if you have any questions or concerns. I understand your policy is to provide any response to the complainant. I ask you to re-think that policy in this matter in light of his threats against me.
