      They are horrible to deal with the never answer phone calls and if you ask people living in their parks they tell you its horrible. They let trashy people run the park so you live in a trashy place . They do nothing if issues pop up. They lie about situations and try to intimidate you so you dont sell your home

      UMH oak tree mobile home park manager,harasses,intimidates and bullies the seniors and residents.violate safety conditions without correction,and unfulfilled usage of immenities we as residents are entitled to in our lot rent. The seniors and myself and boyfriend in oak tree are mistreated by manager ****************************** boyfriend has been dragged into court and he won against UMH day after them losing retaliation and hostility against my boyfriend has been on going.we have many altercations on video of ******************** unprofessional behavior.Hundreds of calls and emails go unanswered.We have reached out to so many township officials and we arent getting answers.UMH owes the residents a credit since Nov 9,2023 still waiting on credit of $380 awarded to us.

      We have been living in ******** Manor trailer park for over 10 years. When we bought a mobile home in this park, the price for a lot rent was $575 per month. Then every year the price for a lot rent began to rise by 5-5.5% from the previous year. At the moment we pay $858 for a small piece of land. Where the management spends our money is a big question, because the roads are not repaired, the areas where no one lives are in terrible condition, the pool has not opened until mid-June for the last 4 years, although it was supposed to start serving its residents on May 31. The playground is in a neglected state, there are not even benches for parents. We just sit on the grass or on the swings waiting for our children. The manager never notifies her residents if they need to turn off the water, when the pool will open, why it is still not working, etc. She does not give a clear answer to all questions, and sometimes she can answer rudely. We ask you to help us not only live in this park, but also enjoy it.

Lot rent has not been raised by the percentage being stated, it is much lower than that. The pool will open this week. We unfortunately had a power surge that delayed the opening due to maintenance and repairs. We are awaiting an inspection from the town of ******** before resident usage of the pool. In regard to the roads and the playground, those items are on our capital improvement budget plan for this year. We are currently collecting bids and approvals. Lastly, vacant lots are certainly kept up with. We keep them empty and mow the grass regularly. We hope this information helps. Thank you.

      *********** Estates will only get back to you if you are a man. The landlord will also tell you they have homes available, then after you pay for the application, they suddenly have no homes available. They will charge you a ridiculous amount of money for a deposit, when multiple friends and family of mine who lived there only had to pay first and last months rent as their deposit. They raise the rent and only care about money. This is why my friends and family were forced to move, they could no longer afford the ridiculous charges from the landlord. Horrible at communicating, sexist, and money hungry. Do not rent from these people.

      Current management in our park (********) are completely unprofessional and incompetent. Would NOT recommend doing any business with this company AT ALL. A complete audit of all their paperwork for the last ***** years should be required of them by the ********************* due to unfair practices against the residents.

      I've been a resident at UMH Properties for 18 years. Lately I've been having issues with the maintenance guy here at Oxford Village ********** **. He's extremely unprofessional. He bullies and intimidates residents. This past Friday Oct 27, he knocks on my door and accuses me of owning all the stray cats that are here at the park. I own 1 cat which is spayed and is always in my house. Yes there are strays around my house but at other houses also. When I told him they were strays not mine. He became very angry and aggressive. Told me I was going to be sorry if I didn't do something about it. Said I was in a lot of trouble. I just kept repeating that they are not my cats. I didn't want to engage. I am a mother and caregiver of a adult autistic son. I'm employed by ARC ******* Co. My son was present at the time. I just wanted this guy to go! The incident did greatly upset my son. I called our manager. I explained the situation. She said "he shouldn't have yelled at me" she apologized and said she would have a talk with him. Later when my husband came home my son told him about what happened. My son said he was afraid this guy was going to hurt his mother. My husband walked over to the maintenance guy's house to ask this man to never go over to his house unless he's home. Maintenance *** gets extremely angry tells my husband he's going to punch him. A mutual verbal argument broke out. Maintenance guy calls manager and complains. She sides with him and he happily announced we were getting evicted. I guess my husband shouldn't be mad right?! And according to maintenance guy, she never reprimanded him in fact she told him to confront me. Oh and during this argument he called my husband a "******" and my son heard it! This wasn't the 1st issue with this man either. There are many others. Some alleged and severe allegations residents have made against this man have been reported to the proper authorities. I'm waiting for my eviction notice to began proceeding with my suit.

      This company has cornered the market in my area for rental units. My husband and I have been trying to turn our lives around after losing my job. We are selling our expensive home in order to not live paycheck to paycheck. Our application was denied for our credit- I cant seem to find out if I can get a co signer or put down an extra deposit. No response at local level and corporate said she could send them an email to call me Im so over people talking about second chances- but not actually giving them out. What to do when you have 4 living developments and 3 are owned by the one company not helping or even guiding us for assistance, when we were denied. Since I ve sent 5 emails with no response- Im guessing she has written us off. This isnt like getting bad service at a diner- this is my home, a major component of our lives

      I had a fraudulent charge made on my bank acct from an outside party which made my rent check bounce. They called me and said they were tacking on $90 in fees to my original rent price for something out of control. I was also told that from then on I could only pay by money order for the next yr. I paid my rent on time with money order for July and when I looked on the website they said I didn't pay it at all and charged me late fees. I'm not paying the late fees because the check was in the payment box on time. They just want more money for doing absolutely nothing. I asked them over a yr ago to fix my a/c unit and they never did. I've made complaints about a neighbor several times for their belligerent actions toward me and my family. They did nothing except restricted me from going to the rear entrance of my property. They let their dogs p*** in my yard and not clean it up. Other residents use my front side yard as a throughway from the street above us. If you call to complain and leave a msg they erase the message and say you didn't call.

      ************* allows his property manager to Shove people , break into peoples homes ( I have proof) !!! Go against *************** , Harass, Bully, Threaten, residents. His manager is allowed to cuss at children at bus stops , violate State and Federal laws , send false violations to residents. ************* could care less about any residents on any of his properties. Him and his wife hide behind there so called accomplishments and fail thier residents. Like I said they are crooks allowing for property managers to break laws !!! Again I have proof of manager breaking into residents home !!! He doesn't care!!! I have proof of said manager putting hands on residents!!! UMH IS A DISCRACE!!!

      This company is unprofessional and shady at best. My husband and I lived in Melrose Village for two years. During this time we were great tenants. Per the property managers request, the day we moved in we told them several things that needed fixed, such as three holes in the flooring in the kitchen, mildew spot on the ceiling in one of the bathrooms, and a broken seam on a wall in a bedroom. None of these were ever fixed. 2 months into us living there the dishwasher broke and it took them almost 6 months to get us a new one. When they did bring it in, they put it in poorly and had to come back out and fix it. To this day, it is not correct. During that entire ordeal, we paid our rent on time and never held it against. We moved out this past month expecting to get our full security deposit back minus the last water bill. It was 750. There was a small stain on the carpet in the one bedroom less than 6 inches wide, where some cough medicine was dropped. We scrubbed it and clean it for several days, and there was still some faint stain left on it. The property manager sent us a text saying that he would be sending us the rest of our deposit, but that it was $617 to replace the carpet in the bedroom. We reached out to another property manager that we know as well as some carpet installers that we know and concluded that that would only need to be about $50 repair. The carpet in the bedroom is very cheap and installation would not cost that much. we sent this information to the property manager in a text telling him we were disputing the charges and my husband got a very very nasty phone call from their corporate offices basically saying too bad. They talked about how they like to have their properties in tiptop shape for the next tenants, and we reminded them how poorly they took care of ours that whole time. They scammed us out of a lot of money, are showing no remorse and no sign of fixing It , they are not professional and taking money that does not belong to them.
