      There was a roof leak that came through the ceiling of the top floor in several places and leaked into the hallway and carpet. The area went uncleaned and unattended by the management company for days. No immediate action was taken to dry the carpet - no fans or dehumidifiers in the area and a wet vacuum wasn’t used. The carpet remained wet, and an awful mildew stench spread through the top floor apartments and the entire building. It happened on 7/5/24 and they came to clean the carpet on 7/8/24. I emailed Hunter Homes LLC, the management company, about the mildew and that cleaning may not be sufficient given the terrible odor and he ignored the possibility of mold and testing for it. After cleaning the carpet it still smells of mildew. The source of water was contaminated, it’s extremely humid weather, with no air ventilation, and the water remained in the carpet for longer than the general EPA/FRMA/CDC guidelines of 24-48 hours recommended for simply cleaning the carpet. After this long they recommend removal and replacement including potentially the padding after cleaning the floor beneath the padding and at minimum a mold test especially when there’s an odor of mildew. This is not the first time repairs have been slow or non existent but with the health risk of living with mold I’m taking action by filing this complaint. They also didn’t clean the entire portion of the carpet that was contaminated. We are cut off from the board members. We don’t know who they or their contact information. The management company will not provide it. 2 or 3 don’t live in the building. We don’t have meetings and there is no community forum on Facebook etc. I also think more than the % of allowable units are rented which is also why it’s hard to rally the residents, but that is yet another issue with the management company. Given that the mildew odor persists after cleaning the carpet, a mold test should be taken and then repairs made from there if needed.

      To Whom It May Concern:

      Hunter Homes, LLC. is the management company for the ************************** located at **************************************  On the evening of 07-05-24 (at around 10pm) we received an emergency notification that heavy rains had caused leaking into the hallways and one of the units at the above location.

      A maintenance team was dispatched and followed standard protocol to isolate and clean up the leaked on areas.  They cut openings to allow for better drainage and used a shop vac to clean up the water on the carpet.  

      On Monday 07-08-24 a roofer completed repairs to the roof that caused the leak.  The repairs were completed that day.  Also on Monday 07-08-24 a remediation company came in and sanitized and extracted water from the carpets.  At this time the odor was minimal based upon inspection.

      The cleaning team was also on site this week deodorizing the carpets.  On 07-12-24 the remediation company came back and took the extra step of  removing the padding from the underneath of the carpet and proceeded to sanitize and deodorize the underneath of the carpet.  The area was inspected and there was no more odor.  

      This week starting today Servpro was onsite proceeding with the final remediation of the damaged sheetrock and treating of the walls and ceiling.  This will be completed by early next week 08-05-24 and the walls and ceiling will then be rebuilt.

      The association proceeded in a timely systematic manner to reduce damage and clean the damaged areas.
