      I’m on government assistance and they pay a portion of my rent. The place of business apartment complex refuses to fix the ac I have filed complaints on residential portal in writing have documentation about the many times it’s been requested to be fixed since May 2024 and till this day July 13 2024 it is not fixed causing inside temperature to be 80 degrees indoors

      Good Morning.  *** ****** is correct that there have been issues with her buildings A/C.  The system was repaired and was up and running a couple weeks ago for the chiller to fail.  The vendor came out and was able to get the unit up and running again.  On July 19th a PNM power outage knocked out power to the entire property blowing the fuse in the chiller.  We had our vendor out as soon as possible working to repair it.  On Sunday, July 28th another PNM outage caused a transformer to fail knocking power out to her half of the property again.  The vendor has been on site both Monday and Tuesday working to get the downed chillers back up and fully running again.  

      In February, the property worked with PNM to replace the switchgears and transformers on the property as PNM had stated this was the reason for the power outages the property and area (the surrounding area is part of these power outages) was seeing.  The replacement has not solved the issue and we are continuing to work with PNM for a resolution on the outages. 

      Management is working tirelessly and as quickly as possible with our vendors to get a/c back on in the effected buildings from the most recent power outage.

      I am rejecting this response because:
      Till this day they have not resolved the AC issue what they did do is take out my thermostat so now I cannot see the temperature inside my apartment and in the winter will not be able to control the heat temperature in my apartment. I provided pictures of the switch they put in to replace the thermostat

      Building K, chillers have been inoperable this summer due to multiple issues. A temporary portable air conditioner was provided to resident on 7/15/2024 until repairs are complete.

      My mother lives in these apartments. They have not turned on the air conditioning yet and last year they did not either. Today is 100° and she is a senior citizen. This issue has caused an infestation of roaches and bed bugs. This is a health hazard for all residents here but largely the infants and seniors living there. I have contacted management and they only can give me excuses that are never resolved. Nobody is spraying for insects here either. I am afraid for my mother's life.

      We received calls and emails from neighbors stating the resident referred to in this complaint, has discarded her mattress, blanket, and other linen and items off her second floor into the rocks near patios. Neighbors stated they could see bedbugs crawling off the furniture onto the rocks and spreading. The landlord immediately called Greystar's certified vendor B & Y Pest Control. They immediately came and inspected the items discarded and confirmed there is a bed bug infestation on all the items. A bed bug treatment preparation checklist was immediately provided to resident on 06/05/2024. On 06/07/2024 resident prepared her household for treatment and was treated. (Invoice, ********.) This treatment has a warranty of 6 months. We confirmed with the resident that she was not moved into an apartment that had bed bugs and they were acquired years after her move in. We have ensured follow up treatments were continued every other week until exterminated. 

      The air condition was not working properly but has since been corrected. (Invoice **** and *****.)

      I have a neighbor that has been playing loud music doing drugs and I have an a lot of drug activity at his place. I called the local Albuquerque, Police Department several times on this neighbor. I talk with my management several times about this issue. They have not done anything to address this issue with my neighbor with his music in his truck activity and I’m hoping you can do something about it. Thank you for hearing my issue.

      We have directed the residen to cal APD, Albuquerque Law Enforcement. We as landlords cannot address crime. We can simply address lease violations. We have address the noise by issuing Noncompliance Notices. Mr. ****** ********** must submit his proof to APD.

      I have lived here for years, yes it's infested but find a place in Albuquerque that's NOT it's a matter of your own personal cleanliness! My issue is the Air conditioner! They keep bs ING saying "we're waiting for a part" then my caseworker called them And they LAUGHED at him when he asked them to get us a portable unit! It's stated in NM landlord requirements "any part of the property a tenant inhabits it to remain at 65°-78° year round" it's currently 85° inside my apartment that's not comfortable, or livable, and it's ABSOLUTELY DISGUSTING STICKY HOT ITS HORRIBLE! My body doesn't regulate temperature and the heat makes me sick so I can't even move around and clean or cook! The units are amazing when they work but this is 2 years with problems now and all the necessary steps are in place if they're not fixed in 30 days from the initial work order, the housing authority doesn't have to pay our rent and they can continue this until it's fixed! And I know we're not the ok only building without air or the only ones on housing so this is going for everyone we won't have to pay until it's fixed and there's nothing you can do about it! We're not asking for anything ridiculous or out of the terms of our rental agreement air conditioning is not a luxury in the desert it's a necessity! And we're absolutely entitled to live comfortably without having to beg you to fix it please

      This building needed repairs done to the HVAC unit on roof, which supplies cool air to individual units. As the landlord, we immediately submitted for repair to our professional vendor. A specialty parts were needed. Unfortunately, the landlord does not control how quickly specialty parts are made and/or received. But we immediately had the unit accessed by a professional vendor and approved bid for repair, which was extensive. Please see the attached invoice as proof of repair.

      We do not laugh at any person submitting repair requests. (I, the community manager, personally spoke to the case manager, *******, via telephone. ******* did not come into the office).  A portable air conditioning was provided to this resident temporarily until the HVAC located on the roof was repaired.

      When applying for an apartment they charge a $200 application fee that they say they will refund by check after 30 days if you are denied. I was denied, I have waited 30 days and not received the refund. I have called the office and left several messages, I have emailed, and messaged on ********. I am being ignored.

      The refund check has been received and cashed by *** ***** *******. The primary issued was an incorrect address. Arioso requested a stop payment and reissued the refund check with the correct address. Due to the denied application *** **** ******* was entitled to a refund in the amount of $200.00.

      Attached is confirmation he received the check as it shows the correspondence with Arioso, myself, the Community Manager and ***** ******* via email.

      I rented apartment ** ** on August 16th 2022 22 I honestly thought that this apartment was gonna be ready for occupancy my housing inspector did come and inspect the apartment but they only inspected the hot water the bathroom was running hot was water the bathtub Add the dishwasher they didn't check the cabinets and the cabinets are full of roaches they're infested with roaches the cabinets are and have roaches and roach Feces there in cabinets walls bathroom this apt was to be ready for occupy on said date but it's filthy disgusting and Not livable i need to know if I can be ley out of my lease n get my deposit back. I have been cleaning since said date and just can't I'm disabled and can't do much more less get under cabinets and clean and sanitize. Cabinets are old and need to be replaced. I've spent much money on cleaning supplies the doir had been kicked open the bathroom had been kicked open. I fear for my safety I made a very bad decision to actually s0ign a contract without inspecting the cabinets but I never thought this apartment woyld be so disgusting and FILFTY. PLEASE HELP FIND A SALUTION.

      So I live at the complex and they not helped me with my housing issues. I got approved for housing and they took my voucher and said they will get me approved. I am disabled and elderly. I do not know how to fix this. Now they put a three day notice on my door saying I need to pay or they will evict me. They said they will email housing and they suppose oh did and haven’t heard back. My housing voucher expires April 13th and they are barely telling me now I need to pay or get out. I can’t find another place and the manager Megan walked the unit and said it was ready for inspection but now she put the notice on my door. I don’t know my next steps and I feel they aren’t wanting to help and tell me my next steps. I called and out so many work orders in and they didn’t get them done. My filters were so bad I had to go to the store and buy new ones. My plugs don’t even work and they are back words the plates. My air conditioner don’t work. My garbage disposal didn’t work. My son had to fix everything and it cost us over 400$ I also replaced all the flooring plates and even cauked all the bathroom and added a shower head to my bathroom because they didn’t. Please make this fixed I do t know what else to do. I have roaches asked to be sprayed they still haven’t done that. My shower was leaking into the bottom floor, there was a fire in my building. I feel very unsafe and not heard at this point.
