      Tyson property overcharged from my rent deposit in August and Sept 2021 by taking advantages of their strong position, i.e., having an ability to control how much money they like to give back to their tenant not based on they should give back. The address of my renting was ***** ******* ***** ** *** ************ ** *****, during August 2020 to August 2021. They withheld $563.01 from my total $1350.00 rent security deposit. But they should refund $86.30 more money for "Yard Clean UP/Mow" since the house yard and landscape was very weedy when I moved in August 2020 and they did not clean that for me. When I moved out, I cleaned all the weed, accidently some tiny weeds surviving there. But I kept the property landscape/yard at so much more decent condition than its original condition. Tyson was never responsible for their mistakes, but take advantages of my deposit to improve their property. Tyson also overcharged on house cleaning and repairs, and should refund $ 50 to 100 to me.

      We received Mr. ******* dispute of his close-out charges and have already made adjustments to the charges and issued an additional refund based on his reports of small weeds in the yard and additional cleaning needed.  On his move-out report in 2020 it was noted that he did not request any cleaning to be done at that time so it was not ordered at that time.  There was still cleaning and yard work needed at move-out that exceeded the issues noted at move-in and the reason why he was still charged a portion of the house cleaning and yard cleaning invoices upon his move-out.  We believe the charges to be fair upon reviewing the pictures from his move-in and from his move-out.

      April 2021 I was completely out of the home. The home was left in great condition. To come to find out tons of money was billed to myself and the homeowner for things that were not done. For example blinds be cleaned Which were not I have pictures, Power washing the driveway which I have pictures of after the move out which was not done by Tyson, they charged me for irrigation maintenance system and there’s no irrigation at the home,They charged me for carpet cleaning for pets which there were never any pets in the home. I will attach my dispute form to Tyson. Tyson did mention they would respond to me in 10 Days that was back on August 20 21. Now out of the blue I receive a collection agency notice without hearing back from Tyson about my dispute that was submitted. Not only am I asking for them to squash the amount that they seem to believe I owe I’m also asking for a refund of my deposit back.

      We responded to Ms ********** initial dispute in June within 6 days of receiving it.  She then sent a second dispute more than two months later in August and there was a slight delay in our response to this second dispute.  However, we have already sent a response to Ms. ******** as of September 20th informing her of adjustments that we made to her charges as well as provide information for charges that she claimed were made against her deposit but were not along with some that will stand as the condition did change from her move-in to move-out therefore she is responsible.  We have cancelled the collection that we had initiated on Ms. ********** account as that was done in error.  We do apologize for that.  Ms ******** is welcome to reach out to us if she has any further questions.
