      I am not liable for this debt with ALLANZA AT THE LAKES NV. I do not have a contract with IQ DATA INTERNATIONAL. They did not provide me with the original contract as requested.

      On 11.30.23, after we turned in our keys, Allanza at the Lakes falsely assessed an early termination fee of $2510, equivalent to December rent ($1255) plus an extra month penalty. Earlier in 2023, due to chronic noise issues emanating from the 24/7 hot tub/pool area, which were a constant and regular feature of our stay at Allanza, an Area Manager offered in writing as a remedy to our unhappiness that we could provide 30-day notice and move out without early termination penalty. The noises issues continued (people would regularly shout in the hot tub area after quiet hours by our bedroom window), so we continued a search for a new home. On November 1, 2023, we provided 30 day notice to Allanza that November 30, 2023, would be our last day at Allanza. When we went to the trouble and expense of finding a new home, we were counting on Allanzas good faith that they would perform what they promised and allow us to provide 30-days notice without early termination penalty. When we provided said notice on 11.1.23, an Allanza representative informed us via phone that Allanzas previous offer of remedy was no longer valid as it was from the summer; however, we had no idea from Allanzas original offer that there was a time limit on the offer, and in securing our new home, we had operated under the reasonable assumption that we could take up Allanzas offer of remedy at any point during the duration of our rental period, especially as no time limit for the offer was ever communicated to us. We expect the entire $2,510 early termination fee to be adjusted from our ledger.

      My apartment complex Allanza is charging me a fee for not having renters insurance in Sept and Oct 2023. I sent them documents from Allstate that clearly show I was indeed covered for those months and they refuse to take the fees off my ledger. They will not give me any information to contact **************** regarding this issue only stating that the fees will not be refunded even with proper documentation proving I was and still am covered. This is unethical and they keep giving me the run around. Please guide me on what else I can do to remedy this situation. Thank you

      My lease ended on 7/15. It has been 62 days since then and I have not received my deposit. In ****** it is illegal to return a deposit in 30 days. I received a notice of a final statement on 7/19 but due to their error. They had to send another one on 8/21. They did not notify me of their error and has not kept me updated on the status of my deposit. And I have been calling every 2 weeks. Absolutely disorganized as they have a new office manager every month. Due to ****** law I am *********** 2x my deposit.(NRS 118A.242, subsection 6-7) And not to mention I am no longer able to access my old lease online to confirm or not that a carpet cleaning charge was on my lease. I will be taking this to civil court.

      *********************** reached out to us directly to assist in returning his deposit to him.  It was returned by U.S. ************** (Screenshot Attached) and we have attempted to resolve but former resident maintains address is correct.  Our accounting office has now attempted to send it to him again and are expediting this request.  Property is not in violation of stated ****** it was sent within the required timeline but was unfortunately returned as mail forwarding had expired.  **************** may not be aware that a mail forwarding was active at one point and now that it is expired, mail is being returned to sender.  

      Please advise should additional details be needed for resolution.

      I rented with alanza in *********. From the start it was awful. I moved cross country into a run down out dated apartment. Everytime I asked for maitbance I got the run around and nothing was ever actually fixed. We had no hot water in master bedroom for months. The ceiling in the kitchen caved in twice. Once I even called because the sink was spewing water all over without it even being on from the and they told me all they could do was call maitnance and wait. My AC didn't work and I have MS so it was a health issue. I had to wait over 3weeks for it to be replaced. The bathtub was never refinished. The floor had stains all on it. Just as I gave my notice to leave they changed portal so I couldn't access all my info and records. Now they are trying to say I owe them 6k when for months we tried to figure out paying last months rent and they kept saying to pay on the portal we couldn't get into. That is the one month we didn't pay. I also had to leave my lease due to medical reasons and filed the correct paperwork never heard back. Now this is on my credit report when I was a good tenant in an awful disgusting apartment.

      I used to rent an apartment there back in 2019 and had to move out as I was going out of the country, I had set up everything on auto payment and was informed that my name is now in collections because your system had an issue and just charged me sewer and trash and not the full payment, so you hit me with a fee of $2,000 dollars. The office had complete knowledge that I was abroad and did not receive any notification in time to have this fixed or would be able to have it fixed. How do I get this removed of my record? I have proof from email of your office informing that it was a system error. Now this error is tarnishing my credit even though they used my deposit to cover the payment and are charging me a fee for an error on their end.I dont know if this is due to the fact that we are Hispanic and from the beginning they didnt ***** us accordingly, asking even for such a high deposit for later turning on us like this

      On March 15th, I applied to a unit at Allanza at the Lakes. A money order in the amount of $475 was given to the leasing office. I was told that a $400 holding fee is required, in addition to the $75 application fee. I thought it was odd to require a deposit BEFORE the application is approved. So, I asked the leasing office if there was a minimum credit score required or anything that could put me at risk of having my application denied. I was told that they do not look deeply into credit history. Since I was assured that credit would not be an issue, I submitted the full $475 and waited for 10 days before receiving a rejection. I had to call them myself to find out I was rejected and they didn't even give me a reason why. The rejection notice finally stated "credit history" as the issue. I was misled and lost the $75 application fee because of the lie. But, I asked them if they could at least promptly refund the $400 holding fee because it will impact my finances to not have this money. I was told that the check was refunded on March 25th. I never received it, so I called again on April 12th and was told that it wasn't sent and that they would now send it. It has been over a week since they confirmed the check was mailed and it has still not arrived. They have no tracking number or any proof that the check was mailed. It has been over a month since I applied and this has been a non-stop battle for me. The leasing office cannot provide proof that I will ever get this money back. I contacted ******* and ********* directly to discuss and they told me that the leasing office should be able to help me. I am very frustrated that I was given false information and that my money is not being returned to me in a timely and professional manner. I need this money back right now. I want the full $475 back. I never would have even applied if the leasing office told me the truth. They have lied to me repeatedly and continue to not care that they have stolen my money.

      I applied for an apartment at the end of November 2021 and put down a $200 deposit to secure the unit. My application was denied on Dec 7. I haven't received my $200 deposit as of Jan 28 2022 and they keep telling me outright lies and misleading information every time I call.

      Allanza seems to have a policy of sending all accounts to a collection company before notifying the customer about the charges due. I moved out on August 23rd, and I had a zero balance. I checked my account the next week and still had a zero balance. On September 7th and saw their was a balance due. I paid it through the online portal, which the apartment has confirmed. On September 23, I received a collection notice. I contacted the collection company, showed proof in the form of a receipt for payment, and I heard nothing back. On November 10th, I received a notice that a mark was made on my credit report. The move out charges for cleaning were paid in full no later than one week after they posted. Allanza did not notify me of any charges due by phone or mail. I did receive a final move out statement in October that was printed on August 24th. They obviously forgot to mail the notice and must have sent it immediately to collections. Allanza needs to correct this by updating the information with the collection company and informing them the charges were made in error since I paid before the first collection notice was sent. My roommate on the lease also needs a correction.

      Since may 2021 I put a maintenance request in for the washing machine leaking. The guy came over and said he fixed it. The next time I wash my laundry it started leaking worse. So I put another request in in June. Another guy came over and said that it was no good the seals were broken it's going to keep leaking don't use it and he said he's requesting for a new washing machine. I pay roughly $1246 a month to live here I have been paying to wash my clothes a laundromat $40 a week since May they keep saying they're gonna fix it they have to order apart now in the meantime they have unpluged the water from the water hoses they have unplugged it from the wall and there's water in the washing machine and it smells like mold and mildew when you lift it. Also the hot water heater right next to it has open live wires hanging out of the top of it. I have a six-year-old autistic son and I have a 15-year-old son living with me. And the air conditioner I've been complaining to them since last year
