July X XXXX I place a repair ticket for my malfunctioning Large A/C unit. The unit, while it turned on, fails to cool the room leaving major of my apartment between 90- 100 degrees inside. July 14 no contact about my a/c unit was heard. I walk to the well air conditioned property managers office. They told me that they were backed up in repairs and that they would get to mine in the order that they received. She replied "I understand how I feel" and "that there's nothing more I can do." July 19 I get and email at work stating the job was finished. When I arrived home the unit was on but it did feel like it was working. My indoor thermometer was reading 85 degrees at 11:45 pm out door temperature was reading 85 degrees on my weather app. I decide to wait until a really hot day to test if it really was fixed. July 23 hitting 100 degrees in apartment it didn't cool down apartment at all so I put in another ticket to fix unit July 24 made sure to tell then NOT enter my apartment when I'm not home, my days off work are Wednesday and Thursday, I'll be home all day. August 3 walk to the property office, it a little pass noon. The office is looked even when the office hours 8am-5pm M-F I peak inside to see 3 people just sitting at a table talking. I start to walk back to my unit frustrated. When this woman busts out the door yelling my name starts rattling off things I want to hear. Sorry its taking so long, and my new a/c unit is on the way, we already order them and it should be "here" Thursday (Aug 4) or Friday (Aug 5). She then said she was going to send the repair guy one more time to try and fix my current unit and that if the new unit came in on Friday do they have permission to enter to install it. I agree. The repair guy came and swore it was fixed because He feels cool. I tell him it not cooling the room. Resident needs to turn the air and leave it on to cool the unit off. Resident has the air turned off and only has one fan in the Livingroom to cool the entire unit, that is impossible because in Lake Charlotte we do not have central air, we have PTAC only. The temperature coming out of the PTAC reads 53F,39F and 34F. With this weather I don't suggest to have the air off and expect to cool down in a period of one hour when its been off all day. I don't think we should replaced with a new one when we have 34F, 39F and 53F temperature coming from the PTAC. I have documented to this day that the PTAC can not cool the room past the upper 80's despite being on ALL DAY, as I am home ALL day Wednesday and Thursday. Management assumes I have no Idea how a PTAC works, when in fact I know that a FUNCTIONING PTAC has a power capacity 15 000 btu/h. which suppose to cover 875 sq-ft. I can't even Cool half of the square feet. The unit most likely has a refrigerant leak. Indicated by the smell when turning the unit on. My personal effects (fan) has not bearing on a functioning PTAC. Expecting the room to be cooler after and hour of a FUNCTIONING PTAC is perfectly reasonable. Central air would be overkill to cool the square ft in my apartment. It is meant to cool VERY large areas like the property managers office, which as enjoying the cool 75 degree environment. Who lack of empathy for me, the tenant, to experience the same cool habitable air. I have never refused to replaced a non working PTAC or anything that is not working to anyone or in any of the units. If the PTAC needs to be replaced then we will replaced immediately with no questions asked. I just need to have a second opinion Indicating a different number. I need the air detector to read a number that hot air comes out and without a problem it will be changed at that time. If the PTAC is now leaking it must be checked as soon as possible to avoid any other damages that could make it uncomfortable for resident. Wednesdays and Thursdays I'm home all day which is stated in my original repair ticket. I wish to be home and awake to verify the technician and work being done.
