Moved out of rental property on May 30,2022 after making numerous requests for final walk through with property management or representative of property management. I was refused the opportunity to do so. I lived in property for two years with only normal wear to a home as usually no one was even at home. I had a professional cleaning crew and maintenance personnel clean and repair now being charged for damages no proof of damages demand for over $2500. Deposit being kept a month after moving out. This is the reason I asked for a final walkthrough to negate this situation from occurring.Business response

Business Response /* (1000, 6, 2022/07/27) */ Our tenant gave notice (in writing) that she would be moving out and turning in her keys on or before 05-31-2022. We sent to her our move out guidelines (in writing) that states to leave the home in as good or better condition than when you moved in. The guidelines also states: cleaning, carpet cleaning, replace burnt out light bulbs, replace a/c filter, patch holes in walls, remove all personal property, landscape, etc. On 05-31-2022 our tenant did not turn in keys to our office. We contacted her (in writing) on 06-02-2022 about the keys and that she was responsible for the property until they were turned in. She stated (in writing) that she forgot to bring them into our office and would overnight them. On 06-06-2022 she contacted us (in writing) that her online portal said she owed rent for June 2022. We explained (in writing) that rent will continue until we have the keys. On 06-07-2022 our office received via FedEx 1 door key, 1 mail key and 1 remote. (all keys were not turned in as per her signed lease) The rent was prorated for the 7 days in June and late fees were removed. We went to the property on 06-08-2022 and found that the property was NOT cleaned, carpets were a very dirty, holes/dings in walls, chipped paint, items left behind (including an unregistered car), broken blinds, blinds on the floor, drawings on windows and walls, broken bathroom faucets, light bulbs burnt out, closet doors removed, garage door sensors out of alignment, garage door remote broken, overgrown weeds in the backyard, shower stained, walls covered in dirt and grime, wax (?) poured from the second floor to the first down the wall, etc. We have photos of before the tenant moved in and after the tenant moved out showing the damages. A security deposit interim was sent to the tenant with the estimated costs for repairs before the 30 day move out deadline. The final security deposit transmittal was sent with damages totaling $4,734.50 due after security deposit was applied. We have photos and invoices for the repairs.
