Living in a Home365-managed property has been a fantastic experience. Unlike the previous management, our dedicated representative is always responsive and ensures all our maintenance needs are met promptly. Issues that used to drag on are now resolved quickly and efficiently.Review from Rachel F

The worst rental experience I have ever head. Long story short, I ended up taking them to court for thousands of dollars due to their negligence and won it with ease. I won’t even waste my time describing how awful they are, I just hope that the next person sees this before they get involved with this company.Review from Empress C

My onboarding for property management has not been handled well. Firstly, it took over 20 days to even complete the onboarding initial phase, which included property inspection, taking photos of property, listing, etc. It was very difficult to get in touch with an actual person and just as challenging to get a call back, an update, etc. Prior to onboarding, a Home365, prematurely entered my property after cutting my contractors lockbox and replacing it with a home365 lockbox, which they did not replace. I was given a credit. However that credit has mysteriously disappeared from my account after several erroneous maintenance bids were made, that I paused and asked to be removed. After onboarding, my property was transferred to multiple property management representatives (with the first one being a women named Belinda, who was extremely unprofessional and quit in the middle of my onboarding. Finally after my property was transferred to a 3rd property management rep. (who has proven to be the most effective of the three). However, the showing schedule for my property had limited availability, causing my property to listed for longer than it should have been. In addition I was hit with unauthorized access to my property, maintenance issues, property damage, missing items, etc. I would not recommend using Home365 for property management. I would suggest that you use a local company. Avoid Home365!Review from Crystal R

They are a shady business. They are trying to force me to buy a renters benefits package. Package includes HAVC filter and renters insurance. We do not use HVOC filter and we have a renters insurance for 10 years and provided a copy of my renter's insurance 2x now. I also advised them that out resident had no smoke detector I reported 2x. The lease they provided also did not have my partner on lease and he has lived in residence for 35 years but they failed to add him to lease, They are also trying to charge me $50 when they tried to withdraw rent 2x and because there wasn't enough funds in account they are charging me reversal fee this fee has showed up on my ledge since 10/4/2023. Numerous phone calls have never resolved issure and there still is not one smoke detector in my house. Horrible company. Filing complaints with better business bureau.Review from William M

I lived in one of their las vegas properties for 3 years and I gave notice, paid $315 for cleaning and they refused to give me back my deposit. I'm actually taking them to court. So be careful if you dealing with Home365. They will rob youReview from William M

I live in one of their las vagas properties for 3 years, i recently moved out. The apartment complex was alright, but after I moved out they refused to give me back my deposit even after given 30 day notice, professional cleaning fees that cost me $315 which one of the managers did the walk around with me which she was very pleased which i have on video and they won't release my rental history to Texas where I'm moving to. I lived in one of their properties for 3 years, when I decided to move, I wasn’t given the list of repairs needed, just the cost, when I finally received the list, the company was charging me me for smoke detector batteries , air filters, painting baseboards, things that are done when people move out, they charged me for normal wear and tear, when I tried to explain this to the person via email, she concluded, too late you should have brought it up before you approved the check amount, I informed her, I just received the list. I felt I was taken advantage of, I am a regular person who works every day to pay bills, I was a excellent tenant, my deposit was stolen from me. I learned a valuable lesson, I hope my review keeps others from getting robbed from this companyReview from Ryan G

I've never been inclined to write a review for a business in my life but Home 365 was the absolute worst professional experience I've ever had to deal with. After signing up with them, I had trouble uploading documents on the company's portal. After more than 3 weeks of trying to get someone to help trouble shoot the website, they sent me my first bill and said I was just not going to work with them. They begged me to change my mind and said they would waive the first month's fee, they never did. Several more months went by, they were completely useless when it came to finding workers to help prepare the house for showings, they didn't offer advice on the price given it was my first rental, no one answered the phone or responded to emails, and after awhile they no longer showed up to scheduled meetings. After I canceled they refused to give up the listing on rental websites and I had to get my new property manager involved. They never got a single property rented, it was months of wasted time. After all that they sent me a bill for nearly $10,000. Please don't make the same mistake I did and avoid them at all cost.Review from Brian G

I wanted to write a review, but another review captured my experience exactly! Coincidence? I think not. Stay away from Home365, at least in the PA+MD area. "ZERO star! We terminated the property management with Home365 after 4 months, as a result of 4 months of negligence towards our properties and the tenants, bad communication, not paying us any rent collected, dishonest accounting, unauthorized fees and charges."Review from Brandon B

I’ve never had the disgust and displeasure of renting from a landlord or property management company as I’ve had with this property MISmanagement company and SLUMlordship DO NOT RENT DO NOT BUY Impersonal Incompetent Lack of communication Lack of character Lies Deceit Manipulation We do our best to avoid toxic relationships but this one had a guaranteed year contract to expose their true nature. The mistreatment and conditions given to tenants, of course, they would do their best to make it seem sweet then avoid contact. An abundance of problems revealed themselves early and we were verbally told we would not be held responsible. We were penalized for the poor conditions their hired contractors left the house. The patch work and lack of paint match was not our fault yet it was taken out of our security deposit to repaint, clean and fix. Seemingly so, they never had any intention of returning a portion of the security deposit. They wanted to designate that portion for cleaning and patching. The same cleaning that wasn’t done for us when we first moved in. We spent the first 4 hours cleaning the garage to move our stuff in there while it took them 3 days to clean the house and the carpets to make it livable. We had to halt the move in process and waste our time because they couldn’t give us the same courtesy as the slumlord wanted for their own use now that we’ve vacated. First given a December 31st move out date after completing the lease and moving to a month to month basis. Then after communication with another more reasonable representative, we were given a guarantee of a January 31st exit. Two weeks later, mid December, we were given AGAIN a December 31st move out date. Right over our two MAIN holidays Christmas and New Year! What soulless, moralless cowards push a family out over the HOLIDAYS?! Thankfully we found a place for our family in such short notice. Now we wish to inform any potential future renters or buyers to AVOID HOME 365 AVOID 725 Fahs St
