I rented at one of there houses ************************************ where i was wrongly evicted they evicted me for none payment with a full months of rent in credit that i paid months before just incase i run into hard times i informed the management that ill be going to california because my brothers death meanwhile in cali i was served a notice after coming back for 1 day i was waken to police ant told to leave all while dealing with my lil brothers death after being homless and begging to come get our property the management gave us a day to come ant retrieve or items after telling us multiple times it was to late ounce we go to the house our property looked as if they just ***** our property any way in the garage after scanning the garage and finding my empty safe i dropped everything and called the property and she told me there was nothing that can be done after looking at neibors cameras and talking to friends we got the licence plate of a red truck who came to my home and took multiple items after calling and giving the manager the info some unknown man came to the house and was saying hows hes the manager of the company that took all my propert and promised to return everthing when they dropped my item back off i was asking about my other property and this big man was telling me leave it alone and let it be i have been threw so much hoping and wishing to get my deposit back and they returned no nothing after wrongly putting us out and robbing us for our property they took my 16k depoite and extra month of rent i had in credits i have videp proof of every call and encounter. with management and robbersBusiness response

This tenant was evicted for nonpayment of rent. This tenant did not have a rent credit to be used "just incase i run into hard times". This tenant was otherwise not qualified to rent the property and had to pay prepay rent upfront as outlined in his lease as a condition to be approved. He had been explained this numerous times in person and by phone. Unfortunately, this tenant did not pay his rent and had to be evicted. This tenant was sent a final accounting statement as normal once his account was closed including a detailed list of all the property damages as well as outstanding rent owed due to his lease not being fulfilled. This tenant was reached out to several times by mail and phone attempting to confirm appointment times to collect personal items in which he did not follow any instructions provided. Additionally, they left piles of trash outside the property and on public streets and sidewalks that they did not collect.Customer response

***************************this is a lie I have video talking to her about my credit on the account and also my ********************** was robbed while I was locked out all my bonuses and been shut down they have stolen and damaged most of my valuables I spent 16 k and u Unfortunately Ive been homeless with my kids tonight I will gather all video proof and send it in

We started our lease March 23rd or so. Part of the lease agreement was about repairs. We are subject to pay up to $150 for any repair costs; seemed fair at the time. I have had to call several repairs. 1) The toilet valves were rusted. In the event of the toilets overflowing and not being able to turn off the water, I reported it. Preventative measures...paid by us.... 2) Refrigerator broke. Fixed by two screws. Paid $150 3) Dishwasher (First time). Hardware build-up. Had to go buy three cleaners. Paid $150 4) Dishwasher (Second time). The spray wings are clogged and need replaced. Never completed, tech lied on report, and I fixed (Photo Evidence) Paid $150. I spent 4 hours with a needle and tweezers to fix myself. 5) Dryer broke. Previous tenant(s) had kids and they shoved toys in it. Paid $150, not fixed. It runs, but it 30x louder now. Can't even have a conversation in the same room with it. 6) Now charging for an HVAC repairman that NEVER showed up. Charging $150 No spaceBusiness response

Business Response /* (1000, 5, 2021/08/31) */ This tenant's lease says that he is responsible for a portion of each work order that he submits. He has had several work orders since he moved in and homeowner did not charge for a couple. We have explained this to him several times and each time he opened a request. He has called our office twice screaming and cursing at staff so loudly that he can be heard from across the office. We have asked him several times to lower his phone and not curse at staff otherwise we would have to hang up. He would not, we would tell him we are hanging up and he can call back when he can communicate calmly or he can emailed. We have emailed and responded back to him numerous times on this. Below is one of the last responses to him with a breakdown of every work order he has had. We even explained to him that we would put a credit for one of the recent copays while we request again to have it waived. ****** "Hi, As per our earlier phone conversation, please see attached work order list since you moved in. Your lease began on 3/22/2021. Per your lease, section 26, and disclosures, section 15, you are responsible for the first $150 for every service request after 2 days. #1 - back yard fence. Opened on 4/26. You were provided with the vendor's information and they completed the fence repair on 5/7. The work order was closed. You were notified and you emailed back and confirmed this was completed on 5/10. *** NO CHARGE TO YOU. #2 - kitchen sink clogged, you thought that might also be causing a problem with the dishwasher. Opened by you on 5/3. A plumber was sent out, you were given their information and told that once they go out and clear the sink, to let us know if you were having any issues with the dishwasher. They cleared the sink on 5/6. You were notified on 5/7 that this is what they reported and you responded back confirming everything was working. *** NO CHARGE TO YOU. #3 - dishwasher not cleaning dishes. Opened by you on 5/19. A vendor was assigned, ****************, they went out on 5/21. They reported back that the dishwasher had build up due to the soap product being used. They said they instructed you on what kind, how much, and how to properly use the right soap and cleaning products. You were notified on 5/25 that the work order was being closed as it was reported corrected. You responded back on 5/25 confirming. Service fee was supposed to be paid at time of appt as told to you when the vendor's info was provided to you on 5/19. *** Service fee was charged to you on 8/1 #4 - fridge door broke. Opened by you on 6/1. Vendor went out and repaired door on 6/8. You were notified of this and work order closed on 6/9 and did not respond back. This was charged to you on 7/1 #5 - toilet not working. Opened by you on 6/1. Vendor went out and repaired toilet on 6/3. You were notified on 6/4 that this was completed and work order closed. You did not respond back.*** This was charged to you on 8/1, also should have been paid at time of the appointment. #6 - floor paint. Opened by you on 7/6 asking if you could paint the floor. The homeowner said no to paint, but you could stain it and you were given the stain information on 7/7, and had responded back on 7/7 saying okay #7 - ac leaking. Opened by you on 7/13. A vendor was assigned. You said on 7/16 that the AC wasn't leaking anymore so you weren't sure if you still needed someone to go out. You were told on 7/16 that we were closing the work order out, but that AC companies were scheduling 1 to 2 weeks out and if the AC company called you and you still needed the service, you could schedule with them at that time, or you could cancel it then. An appt was then scheduled with you by **************** on 7/19 for 7/21. **************** reported back that they arrived to the property and the tenant cancelled this at the door. Unfortunatey, since they did go out to the property they are still charging the service fee because this was cancelled at the door. - You said that no one showed up for the ac work order (#7). We called and spoke to the home warranty, per the vendor's notes, the technician arrived and this was cancelled by the tenant at the door as they no longer needed the service. As mentioned to you by phone, we will try to get this waived from the home warranty, but since they vendor did go out, they were not willing to waive it prior. If we are able to get them to waive it, we will let you know. #8 - dishwasher leaking and dryer motor out. You originally opened this as two separate work orders on 7/29, but we closed one and combined both so that this could be opened as one request with the home warranty and you would only have to pay one service fee. This was scheduled on 8/4 with **************. They reported back on 8/6 that #1 - the dishwasher arms were clogged and they advised on using proper cleaning solution #2 on the dryer, they reported back they they replaced the dryer fuse and this was completed. - On 8/10, you called and had said the dishwasher arms need to be replaced. We had told you that from the vendors notes, they said the only issue was they were clogged and advised on the proper cleaning product, but that we could open a recall work order. Since it was a recall within 30 days, they wouldn't charge another service fee. On 8/11, you had called and said the dishwasher was working now that you unclogged the arm and didn't need them to go out. You were told we had opened a recall and that there was no additional charge for them to go back out, and you had said no that it was working, that the vendor assigned by the warranty ****s and you don't need any service. You were told that we could try and get a different vendor, but we don't control who the home warranty sends out. You said you understood and that you know about home warranties and that "they ****" because you used to own your own home. The recall work order was closed that day 8/11. You were also sent copies of each invoice that included the vendor information. We can resend them to you if you need them. Thank You," ****
