      Me and my children stayed there for 28 days, on 06/17/2024. When they found out my son was autistic they asked us to leave and told me he was to much of a liability for us to continue to stay there my son is only 4 how is he considered a liability when he is my responsibility, I couldn't understand it. So we left and they refused to give my deposit back after we left the property. I feel they were very disrespectful and discriminatory in regards to my disabled son. They made me feel like a prisoner while I was there, they kept a look at who came and left my unit made me fill very uncomfortable.

                  ***************** checked into a one-bedroom apartment at our ************ Budget Suites on June 17, 2024, with two minor children.  On June 28, our Courtesy Patrol Officer observed additional unregistered people in the apartment.  A Guest Warning was issued for the apartment being Over-Occupied with unregistered guests.****************** was asked to rectify the situation by registering visitors and to maintain a maximum of three people in her apartment, as outlined in our rules and regulations that she signed at check-in.  The issue was never remedied and the violations continued.
                  On June 30, 2024,our Courtesy Patrol Officer observed unregistered people in the apartment,making it again over-occupied.  Another Guest Warning was issued to ****************** to rectify.  On July 2, 2024, the same violation was observed and a final violation was issued. Management decided to not allow future rent payments, due to the unresolved and continued violations of our rules and regulations.  ****************** had paid rent until noon on July 15th. 
      In addition to the three violations, in early July, Ms. ******** son was found wondering alone on the other side of the property, unattended and at risk of being injured.  Our Courtesy Patrol Officer returned him to the apartment.  At no time was ***************** asked to leave due to her son being disabled. She was told that children, disabled or not, must be supervised while on property.
                  On July 15th,the apartment was still occupied, well after the noon check-out time.  For this reason, the deposit was withheld.  ****************** vacated the apartment later that day.

                  As I explained in my July 30, 2024 letter of explanation, Ms. ******** son was found wondering alone on the other side of the property, unattended and at risk of being injured.  Her son was nearly one-half mile away from her apartment when found. Our Courtesy Patrol Officer returned him to the apartment.  At no time was ****************** asked to leave due to her son being disabled. She was told that children, disabled or not, must be supervised while on property.

                  As also explained in my July 30, 2024 letter of explanation, ****************** was asked to vacate her apartment due to multiple violations of having too many people in her apartment and for inviting unregistered guests. She was giving ample opportunities to correct this behavior and she chose not to do so. Being over-occupied in an apartment creates a hazard and unsafe living conditions for everyone.  As for unregistered guests, Budget Suites does a background check on all tenants and guests to ensure a safer place to live.  By not knowing the criminal history of a visitor, this also creates a hazard for everyone living with us.

                  Finally, as outlined in my letter, ***************** was still occupying her apartment well after the checkout time. For this reason, the deposit was withheld.  ****************** vacated the apartment later that day and our team was unable to prepare it for sale.

                  I have address Ms. ******** complaint twice and we consider this issue closed.

      On the date of the incident, I paid my weekly rent at the front office as usual. I didnt look at the receipt at the time. I received a call from the office on 06/03/2024 and I was asked if I was coming in to pay my rent for the week because I was a day late and he didnt want to have to lock me out of my room. I told him that I would come in. I went in the office and let them know that I usually pay on Thursdays. I asked them to look back at the days I paid. It was discovered that the manager made a mistake and put in the incorrect date. I was asked to pay that day. I was told that I was current as of that payment, which was on June 3, 2024. I received a phone call the next day from the manager that made the mistake and was told that I needed to pay for the dates that she made the mistake for and I need to make a payment arrangement to pay it back.. I informed her that it is not my responsibility to pay for her mistakes.

      ********************************* has been a resident at the Budget Suites of America since December 14,2023. She pays a weekly base rate of $459. ********************* paid her weekly rent on 5/2/2024 on time and would be due again on 5/9/2024. ********************* paid one week rent on 5/9/2024-making her due again on 5/16/24. On her payment receipt, her next due date listed was mistakenly written as 5/26 instead of 5/16. ********************* came to the office to pay on 5/16/2024 and the mistake rolled over as the sales agent thought ********************* was simply paying early. ********************* should have been due on 5/23, however, she did not pay again until 6/3. Attached are the receipts showing ************************* payment history. There should be 5 weekly rent payments for the covered time period, but there only 4. This was a mistake by the property, and understand ********************* did nothing wrong, however, the fact remains there is a portion of rent that has to be paid. We a happy to work with ********************* to on a payment plan as this in no fault of hers, but the mistake does alleviate her responsibility to pay.

      After stating in their response that I didnt have to pay for their mistake, I went in today to pay for the week and was told that if I didnt pay for the mistake on their part, I could not stay there. I was told that I would be evicted from my apartment. I now have to get an attorney because of this threat. As you see, this company cannot and will not keep their word. I was asked to meet with their manager. I informed them of the time Im available. That wasnt good enough so, Im being threatned. I now dont feel safe here. As you can see on the receipt, theyre saying that I owe them an additional $469 on top of the additional rent I paid them today.

We acknowledged the misunderstanding and that despite the mistake on the properties part, ********************* agreed she does owe the unpaid balance. A video of the roaches running through out my room most of the night , notified manager whom eventually brought a pest control person ,3 days prior to rent being due , I checked out early, only to be told , I have to wait the return of security deposit and I cleared my personal belongings from property and received ***** dollars for cleaning service, I used my own lining, empty trash and 3 days unoccupied,to be taken advantage of ?? really the old wood is infested with roaches and eggs , cabinets and dresser ,That experience I should be awarded a settlement fee ,let alone the return of my balance due . ************* . thanks in advance.

      Leasing a suite from the Budget suites of America entity owned by this management company a month and 2 weeks. The unit has a serious ***** infestation, management has said twice that they will send pest control, has yet to do. They did an inspection noting the ceiling is sagging and decided it need to be replaced. However presently taking 5+ days to repair issue with a 3.5ft by 2ft hole in the ceiling leaking water into unit. When I inquired as what is the halt in repairs for I am given a vague and senseless answer of it takes time. Current the temperature in the ************** at night is just above freezing point and the unit has a makeshift heating system. I request a refund of funds paid for unit so as to terminate present lease. Management ******* refused, while also refusing to take responsibility for issue at hand.

      To whom it may concern,

      There was a leak in the roof above H3105. Immediately when notified of the leak, both the General Manager and the Assistant Manager inspected the apartment for any personal property damage. All areas in the apartment was dry without any damage.  Roof repair was scheduled immediately. Both the roof and the ceiling were repaired.Upon complaint of a Pest Control issue by the resident, the Manager inspected the apartment but did not see any roaches. Pest Control was scheduled immediately for inspection and service. Service was done by the ********************* *****. The Manager entered the apartment with the ******************** during treatment and he did not see live ***** activity at that time. The apartment was given a full pest control treatment for roaches.

      I had put a deposit of $150 cash down at the BUDGET **************************** and I was gonna give them a call on the following Monday to let them know if I was gonna take it or not they informed me that if I didnt give them the whole deposit right then the rent may be different because it would be on a different floor I said that would be fine Ill return back on Monday Then that MONDAY 11.13.2023 I told them I would not be staying there we had changed our minds , Try told me I would forfeit my deposit No were on the receipt doesnt say nonrefundable or anything close to it doesnt even have a letterhead on it but at the end of the day they wouldnt give me my $150.00 cash deposit backWe have decided not to stay in that place because of all the ************ have 3 very young kids My oldest is 3yrs old Im a single ************* is hard enough already. And I know Im not the only one they have **** it to . This place should be shut down or at least new management The corporate headquarters probably dont even know this is going on thats strictly illegal looking forward to your help in this matter thanks

      Budget Suites of America,**-408 contracts with a professional pest control company, *****, to routinely treat buildings and apartments.  In addition, tenants can request additional pest control service free of charge by contacting the office and requesting pest control.  When a resident requests pest control, we contact the pest control company and schedule a time for the to treat the apartment for pests.
      Pest control service was scheduled for this apartment on 10/04/2023 with our pest Control Company,*****.  The resident in C2031 was given 48 hours advanced notice of the day and time of the treatment.  On 10/04/2023, the Manager and Pest Control were unable to enter the apartment due to the security lock being latched.  *********** was rescheduled for 10/12

      moved into budget suites in december. Everything was just fine up until April when I started to notice I had a rodent problem. I called the office after seeing one crawl across the floor. They told me they would come and check out the problem 3 days later they finally came set traps and put some chicken wire under the cabinet over the hole. The traps had caught 4 adult mice. july I started hearing rodents again. Every time I would lay my head down on the bed and couch I could hear them running from inside the mattress and couch. I notified the manger he came and didnt hear anything and it made me feel like I was tripping. So, after of a week of investigating and making sure before I notified them again I had seen 3 mice I killed one of them one got away and the last I was at a friend's house when it jumped out of my backpack when I opened it. (how embarrassed was I words couldnt describe) I called the manger once again and let them know. Manger came with the general manger and checked the place out and didnt hear anything. (of course, they didnt after banging around and being loud I wouldn't of moved if I was a mouse.) I told them I was 100 percent sure there was mice in the mattrass and couch, but they treated me like I was lying and told me they couldnt have anyone out till thursday. It was a monday so I decided to call code enforcement after giving them a verbal warning a week ago. I was ****** considering I was sleeping at the little kitchen table because I was **** sure not sleeping on the couch or bed. They didn't offer me another room or anything. So finally, thursday comes guy sets traps. And they take the couch and bed but till me they wouldn't have another couch and mattrass till next day. (so they expected me to sleep at the table again or on the floor) I had already decided to move out after throwing away 400 dollars' worth of my stuff food, clothes, ext. Not to mention my under performance at work due to lack of sleep. 8-30-31 still no depoist back.

      To whom it may concern:

      Budget Suites of America takes all complaints very serious and take immediate action all issues. As soon as the complaint was received on 07/28 both managers inspected ******************** apartment and found no rodent activity. However, the managers placed glue traps throughout his apartment. On 07/31 both managers inspected the apartment for any activity and did not find any. Even with these findings the managers contacted our pest company to complete a treatment on 08/03/2023. This was at no cost to ********************. Attached you will find a professional service report noting no findings of any rodent activity. Once the treatment was completed a full bed set and sofa were given.

      In good faith we will provide ******************** his $100 deposit back even though a two day notice was not given as per the rules and regulations. The manager at the property spoke to ******************** on 09/11/2023 and both parties agreed to this $100 refund. Please see attachments.

      At this time we find this case to be closed.

      I am currently living here in Budget Suites. I was told several times if u plan on moving out give at least 48 hour notice. I am moving out 8/5. I contact the front office yesterday and I spoke with them *** let them know im moving 8/5. Im paid up until 8/2. I asked ok how much would it be to.pay until 8/5. The lady says oh u can leave on 8/5 but u still gotta pay for another entire week. I'm like why was this not advised when yall only verbalize that you have to give 48 hour notice. I ask to speak with manager. Assistant manager calls me and he tells ** u going to have to pay for an entire week but leave by noon on the 5th. I'm like that should be something yall verbalize. Don't have no hidden. Rules that yall bring up when it's convent. Just like the sign they have in the office that says ***** per day for late rent. Ok but then the manager going to say oh we don't except late rent. That's not the policy is yall have that sign up then it should not be at manager disrection. So back to the assistant manager. He threatened me say if u don't pay by noon on the 2nd we coming pack Your s*** and kick you out. Mind u I never been late and been here almost a year minus 1 month. I don't appreciate being threatened. They allow illegal activities to happen here. Prostitutes as well as drug dealing. This place is unprofessional and rude. And they charge **** for internet that barely works per week per device. They are ripping people off and something needs to be done about it.

      They are infested with bed bugs and black mold. I have several photos and emergency room visits from these issues. They also keep giving me the run around about my deposit and tax check that is owed to me. I suffered for several months with bed bugs (as I allergic to insect bites) and have several hospital visits from black mold in my lungs and they just keep spraying killz spray on it. Instead of replacing the leaking windows. I am highly upset and am considering legal action
