We just bought our first SFR, and we were so grateful to have Melissa from Rent to Retirement help us through the process. She was professional and cooperative throughout, and we benefited from her guidance as new investors. We did not use all of the recommended RTR partners, but we have had a fantastic experience so far with Hemlane, their recommended property management software solution. Unfortunately I do not know if I will be able to recommend them wholly and I am uncertain if I will use them again. The entire process was very clunky and less than as efficient as they describe. However, I will caveat that with the fact that I have purchased 5 rental properties with another turnkey company over the last 8 months and I am comparing apples to oranges here. For a first time investor, or if RTR is the only company you know and use, you might be ok. I think the concept that RTR is utilizing is smart, but their execution (at least in my experience) is lacking. They have relationships with all of the right stake holders however, you will end up doing most of the leg work, other than finding the specific individuals. Also, because RTR is trying to scale so big and so fast, I believe that some of their connected partners are not all created equal. I will also caveat that I utilized my self directed IRA/LLC to fund this deal, which also added some clunkiness to the process. However, the lender I used was not easy to work with, even though they were RTR's preferred SDIRA lender for non-recourse loans. The insurance company they recommended was not that great. Even the builder sold my original agreed upon house out from under me and RTR. (Thankfully the builder rectified it in a relatively short time with another similar property). The original property management team that I was connected with was the wrong company and not available in my property area. However, the second property manager appears to be working well. Time will tell. Over all, the experience was not terrible, but from someone who has almost a dozen rental properties under my belt, I have definitely had more efficient real estate investment transactions. Jered, thank you for the candid feedback. We certainly take that very seriously and are always looking for ways to improve. At RTR we do have multiple recommended builders, PMs, lenders, insurance providers, etc. You can absolutely choose to use one of them, or use your own. The most important value that our company provides is ongoing assistance to ensure you are set up with the right professionals if your first encounter with any particular service provider is not the right fit. It definitely sounds like our team could have been more proactive in ensuring you have the right people to help you accomplish your goal. We will discuss this internally to see how the process could be improved moving forward.
Using a SDIRA to invest is a great resource to scale your portfolio, but it does naturally have more working parts. Unfortunately there are less lending options as well using non-recourse lenders, and we all have to follow their requirements, which is quite cumbersome depending on the situation, location, property, etc.
Lastly, I would like to point out that RTR provides unique buying opportunities that you will not find anywhere else. This is because we have relationships with national and regional home builders that provide you access to wholesale pricing on new construction homes that you would not be able to access otherwise. This is because our community of investors buys hundreds of homes allowing for institutional types of discounts that we make available to the individual investor that they could not access on their own. This is a significant buying opportunity where the investor chooses if they want a large price reduction, cash back at closing or to buy the rate down significantly. The investor gets to choose, which is unique and provides an opportunity to be a more strategic investor. These incentives are often tens of thousands of dollars. In your case, you had a 7% incentive that I believe you took as all cash back at closing that amounted to $21,763.00 cash back to help cover a large part of your down payment and dramatically increase your ROI. I just wanted to mention this for anyone reading to recognize the unique opportunity that is not offered through any other companies. We hope that helps to ensure a strong investment return for you initially and long term.

Even when I had my worries and anxieties over the deal, my investment strategist calmed me and made sure that my questions were answered and my fears calmed. 5 starsMy wife and I just closed our first 2 properties with the help and guidance of Matthew at RTR. As new investors, we had some hesitancy and a lot of questions. Matthew was patient with us, answering all of our questions clearly and making sure we had confidence in our understanding and in our decisions. He did a terrific job advising us on which properties would be best for us, given our circumstances, and made sure we kept our focus on our goals rather than being distracted by small details that were unrelated or irrelevant. 5 starsJust closed on the 1st of 3 properties with Rent to Retirement this week. Will be closing the other 2 in a few more weeks. I worked with Matthew ****** from @Zach ********** team at RTR. Matthew was awesome to work with guiding me through the process as a 1st time investor. The 1st property already had a tenant in place at closing and is cash flowing. If you are very green at real estate investing like myself and need someone to provide guidance along the way, RTR is the way to go. 5 starsI closed on my first deal last week and am very excited to see how it all unfolds. I've been researching and analyzing for years and just could never pull the trigger. My local market is cost prohibitive to invest in and the thought of assembling a "team" of unknowns in another market was scary. I don't really have the time to vet multiple agents, mortgage providers, property managers, etc in other markets and trust that I'm getting someone to steer me in the right direction. The Rent to Retirement concept takes all of that guesswork out of it by having teams in place in the markets that they've already researched. I felt comfortable talking with my RTR advisor and then with all of the parts of the team involved with the marked and property that I zeroed in on. They all guided me through the process and were very patient as I worked through a process that was all new to me. 5 starsMy Name is David ******, *** at the end of last year I finally took the plunge and decided to contact RTR to buy my first out of state property, and I was contacted by Ms. Melisa *******, and she helped me navigate the entire Journey, it was a process not too long, it took about a month, and the process would have been definitely very hard being that I was on a different state by Melissa made it a lot smother, she was very responsive to all my questions (and I had a lot of questions), she helped me find a lender that would fit better for my financial situation, once I was pre-approved she connected me with the right property inspectors, and all through out the process she kept in touch pointing me the right direction all the way until closing day, all this to say I Definitely recommend her for any body the is finally ready to take the plunge and get started with their real estate carrier, I definitely will get in touch with her when I'm ready to buy my next property! @Zach ********
